A new 3,500 square foot office building for financial
planners Erik Brenner and Bruce McCourt. The building
is designed to provide them and their staffs distinct
quarters with convenient access to shared resources. A
full basement is provided for storage. The site design
expresses the corner location. Completion July 2009.

                                                                                                       Work was done to an existing church built in 1960. The
                                                                                                       project began as renovation with an office and classroom
                                                                                                       addition, yet as the funding situation became realized it
                                                                                                       was decided focus on building renovation now and
                                                                                                       construct the addition in a second phase. The chancel
                                                                                                       was changed to a stage-like configuration, and the
                                                                                                       sanctuary was modified to better engage the side aisles,
                                                                                                       including two small angled expansions to unify these
                                                                                                       with the main sanctuary. ADA compliance of the lower
                                                                                                       level was a priority so an addition to accommodate an
                                                                                                       elevator was economically constructed. Phase two will
                                                                                                       wrap around this and create a scenic courtyard visible
                                                                                                       from a new fellowship hall. Project Team: Goss Pasma

A challenge of this small town zoo is to not be
              Zoo Gate • Michigan City, Indiana                                                        overlooked by zoo patrons with options in nearby
                                                                                                       Chicago and South Bend. Run by the Michigan City
                                                                                                       Parks Department the project intent was to better
                                                                                                       define the zoo entrance, and move it from a
                                                                                                       crossing at a curve in the road where it was hard to
                                                                                                       see pedestrians. Timothy Berneche worked with
                                                                                                       Landscape Architect Jeff Bolinger, also with Fanning
                                                              New Entry                                Howey, to create a solution that integrated

Residential Addition and Renovation
                                                                                                        The owner is a contractor who originally built
                                                                                                        this as a spec home to sell, then decided to buy
                                                                                                        it himself. He consulted us to look at ideas on
                                                                                                        the following issues:
                                                                                                        •    Three-car garage addition situated at an
                                                                                                             angle to the house
                                                                                                        •    Turn existing garage into a family room
                                                                                                        •    Reconfigure the Master Suite
                                                                                                        •    Expand Dining Room and Kitchen
                                                                                                        •    Create a Unique Porch
                                                                                                        One challenge with the angled garage addition
                                                                                                        was in getting the hip roofs to work on a wing
                                                                                                        at an angle to the house; the solution was to
                                                                                                        create two Boston Gables with dormer
                                                                                                        windows at the intersection of roofs. The
                                                                                                        kitchen was reconfigured to become an activity
                                                                                                        center between the family room and dining
                                                                                                        room. A barrel vault in the porch will continue
                                                                                                        as a vaulted ceiling into the house. Interiors

Designing a house for three families can potentially 
be  a  very  frustrating  challenge;  fortunately  the 
                                                                                                                                                                          
construction  manager  set  ground  rules  that  made 
the process go exceptionally smoothly.  It was not 
fully  without  its  challenges,  the  main  one  being 
                                                                                                                                                                          
that  the  clients  wanted  five  bedrooms  all  on  the 
upper  level.    This  pushed  the  total  area  of  the 
                                                                                                                                                                          
house to just under 9,000 square feet, up from the 
6,000 square feet in earlier designs but it did give 
the clients the facility they really wanted.   
                                                                                                                                                                                  
 
The site is on Lake Michigan with views of Chicago                        
on clear days.  Two of the families wanted arts and 
                                                                          
crafts  look  while  third  emphasized  unobstructed 
views of the lake.  For the Living and Dining Room 
                                                                          
we utilized Nanawall operable curtain wall systems 
which allow these walls to literally open up to the 
                                                                          
lake.      The  kitchen  is  angled  toward  Chicago  for 
views and to reduce floor area on main and lower 
                                                                          
levels. 
                                                                          
The lower level features a steam room and shower 
                                                                          
facilities for the pool outside.  A bar greets one at 
the  bottom  of  the  stairs.    This  level  is  primarily 
                                                                          
entertaining areas off the beach access. 
 
                                                                          
The  front  entrance  is  a  barrel  vault  for  clear 
definition.  The lake façade roof is punctuated with 
                                                                          
dormers which give allusion to the sailboats on the 
lake.

Lakeside Residence in LaPorte, Indiana




The owner bought a set of house plans and had us
modify to include stone and shingle veneer, and to turn
the small scale dinette and screened porch into a formal
dining room and three seasons room angled to match the
master bedroom wing. The kitchen was reconfigured as
part of the dining room redesign. We designed the decks
including the arched balcony framing views from the
family room and patio. A freestanding three-car garage
with an upper level workshop was constructed along the
street which creates a private entrance plaza.

Elkhart Central Additions and Renovations




                                                                                              Timothy Berneche served as the Project Architect while
                                                                                              employed at Fanning/Howey Associates, Inc., Michigan City,
                                                                                              Indiana. The project began as a fifteen classroom addition to a
                                                                                              1965 building. Further design study revealed a benefit of
                                                                                              converting the existing library into science classrooms and
                                                                                              adding on a new library and administrative wing. New Music
                                                                                              and Drama Classrooms were also added. The curves of the
                                                                                              addition were done to minimize parking lost and to change the
                                                                                              old boxy look. A curved canopy creates a strong entry, provides
                                                                                              solar shading for library windows, and unifies the high school
                                                                                              with a daycare wing to the north. The music/drama wing was
                                                                                              curved to maximize available land along the curve of Blazer
                                                                                              Boulevard. Interior work included renovation of all classrooms,
                                                                                              overhaul of the industrial tech wing into simulation labs, and
                                                                                              ADA compliance to all existing areas. Images: Media Center

Avon Lake HS Additions and Renovations




                                                                                             Timothy Berneche served as the Project Architect while
                                                                                             employed at Fanning/Howey Associates, Inc., Michigan City,
                                                                                             Indiana. A unique aspect of the project was a significant
                                                                                             addition that would connect a freestanding metal gymnasium
                                                                                             to the main school building. Also an older field house attached
                                                                                             to the school was demolished and replaced with a 1,000-seat
                                                                                             auditorium with full working stage with fly loft. Significant
                                                                                             renovation was done to most all of the existing buildings as part
                                                                                             of the project including research and remediation of failing
                                                                                             cavity wall construction in the 1974 addition. Coordination
                                                                                             between the Celina, Michigan City, and an Indianapolis theater
                                                                                             consultant offices was managed by Tim. The facility was
                                                                                             designed to allow for extensive community use in that the
                                                                                             commons serves as a cafeteria and rentable banquet facility.

Lowell HS Additions and Renovations

                                                                                              Timothy Berneche served as co-Project Architect, Designer, and
                                                                                              Manager with Doug Wickstrom and Roger Hulsey at
                                                                                              Fanning/Howey Associates, Inc., Michigan City, Indiana. The
             before
                                                                                              original 1969 building, innovative for its time, was an open
                                                                                              concept school with no natural light or privacy, and was very
                                                                                              difficult to secure after hours areas from the academic wing.
                                                                                              Windows and skylights were a priority. There were three
                                                                                              primary additions: auditorium and music rooms, athletic and
                                                                                              kitchen, and industrial tech. Additions were arranged to make
                                                                                              best utilization of newly created courtyards both to maximize
                                                                                              interior natural light and secure outdoor academic and dining
                                                                                              spaces. Open corridors were closed up and corridors were
                                                                                              arranged to provide excellent after hours building security.
                                                                                              Unique features of the project include conversion of the
                                                                                              original shop areas into the new library, and three 70-foot
                                                                                              translucent skylights intersecting at a pyramidal skylight. The
                                                                                              Project has received awards from American School & University
                                                                                              magazine and Northern Indiana AIA.

  • 5. Saint Paul Lutheran Church Main Level Floor Plan with Phase Two Left, Entrance Plaza Lower Right Work was done to an existing church built in 1960. The project began as renovation with an office and classroom addition, yet as the funding situation became realized it was decided focus on building renovation now and construct the addition in a second phase. The chancel was changed to a stage-like configuration, and the sanctuary was modified to better engage the side aisles, including two small angled expansions to unify these with the main sanctuary. ADA compliance of the lower level was a priority so an addition to accommodate an elevator was economically constructed. Phase two will wrap around this and create a scenic courtyard visible from a new fellowship hall.   • 7. A challenge of this small town zoo is to not be Zoo Gate • Michigan City, Indiana overlooked by zoo patrons with options in nearby Chicago and South Bend. Run by the Michigan City Parks Department the project intent was to better define the zoo entrance, and move it from a crossing at a curve in the road where it was hard to see pedestrians. Timothy Berneche worked with Landscape Architect Jeff Bolinger, also with Fanning New Entry Howey, to create a solution that integrated Plaza and architecture with landscape to create a strong sense New Admin Trellis of place, with a trellis angled to match the corner Existing Diet Kitchen Building and tower of the building. The building was an addition Gift Shop to an existing animal diet kitchen. Our building picked up on some of the language but utilized pre- New Plaza with Historic colored masonry to reduce long term building Street Pavers maintenance.   • 10. Residential Addition and Renovation The owner is a contractor who originally built this as a spec home to sell, then decided to buy it himself. He consulted us to look at ideas on the following issues: • Three-car garage addition situated at an angle to the house • Turn existing garage into a family room • Reconfigure the Master Suite • Expand Dining Room and Kitchen • Create a Unique Porch One challenge with the angled garage addition was in getting the hip roofs to work on a wing at an angle to the house; the solution was to create two Boston Gables with dormer windows at the intersection of roofs. The kitchen was reconfigured to become an activity center between the family room and dining room. A barrel vault in the porch will continue as a vaulted ceiling into the house.   • 12.       Designing a house for three families can potentially  be  a  very  frustrating  challenge;  fortunately  the    construction  manager  set  ground  rules  that  made  the process go exceptionally smoothly.  It was not  fully  without  its  challenges,  the  main  one  being    that  the  clients  wanted  five  bedrooms  all  on  the  upper  level.    This  pushed  the  total  area  of  the    house to just under 9,000 square feet, up from the  6,000 square feet in earlier designs but it did give  the clients the facility they really wanted.        The site is on Lake Michigan with views of Chicago    on clear days.  Two of the families wanted arts and    crafts  look  while  third  emphasized  unobstructed  views of the lake.  For the Living and Dining Room    we utilized Nanawall operable curtain wall systems  which allow these walls to literally open up to the    lake.      The  kitchen  is  angled  toward  Chicago  for  views and to reduce floor area on main and lower    levels.      The lower level features a steam room and shower    facilities for the pool outside.  A bar greets one at  the  bottom  of  the  stairs.    This  level  is  primarily    entertaining areas off the beach access.      The  front  entrance  is  a  barrel  vault  for  clear  definition.  The lake façade roof is punctuated with    dormers which give allusion to the sailboats on the  lake.      Developer: Duneland Fine Homes, Mich. City, IN.  Structural Eng.: Andersen‐Fiene LTD, Glen Ellyn, IL.  Interior Design: The Plaid Rabbit, Mich. City, IN.  b e r n e c h e ² a r c h i t e c tur e , pc  •  314 i l l i n o i s  s t r e e t •  g l e n e l l y n,  Illinois  6 0 1 3 7 . 5 6 6 9 •  w w w . Lakeside Residence in LaPorte, Indiana The owner bought a set of house plans and had us modify to include stone and shingle veneer, and to turn the small scale dinette and screened porch into a formal dining room and three seasons room angled to match the master bedroom wing. The kitchen was reconfigured as part of the dining room redesign. We designed the decks including the arched balcony framing views from the family room and patio. A freestanding three-car garage with an upper level workshop was constructed along the street which creates a private entrance plaza. Completed 2004.   • 16. Elkhart Central Additions and Renovations Timothy Berneche served as the Project Architect while employed at Fanning/Howey Associates, Inc., Michigan City, Indiana. The project began as a fifteen classroom addition to a 1965 building. Further design study revealed a benefit of converting the existing library into science classrooms and adding on a new library and administrative wing. New Music and Drama Classrooms were also added. The curves of the addition were done to minimize parking lost and to change the old boxy look. A curved canopy creates a strong entry, provides solar shading for library windows, and unifies the high school with a daycare wing to the north. The music/drama wing was curved to maximize available land along the curve of Blazer Boulevard. Interior work included renovation of all classrooms, overhaul of the industrial tech wing into simulation labs, and ADA compliance to all existing areas.   • 18. Avon Lake HS Additions and Renovations Timothy Berneche served as the Project Architect while employed at Fanning/Howey Associates, Inc., Michigan City, Indiana. A unique aspect of the project was a significant addition that would connect a freestanding metal gymnasium to the main school building. Also an older field house attached to the school was demolished and replaced with a 1,000-seat auditorium with full working stage with fly loft. Significant renovation was done to most all of the existing buildings as part of the project including research and remediation of failing cavity wall construction in the 1974 addition. Coordination between the Celina, Michigan City, and an Indianapolis theater consultant offices was managed by Tim. The facility was designed to allow for extensive community use in that the commons serves as a cafeteria and rentable banquet facility. Lowell HS Additions and Renovations after Timothy Berneche served as co-Project Architect, Designer, and Manager with Doug Wickstrom and Roger Hulsey at Fanning/Howey Associates, Inc., Michigan City, Indiana. The before original 1969 building, innovative for its time, was an open concept school with no natural light or privacy, and was very difficult to secure after hours areas from the academic wing. Windows and skylights were a priority. There were three primary additions: auditorium and music rooms, athletic and kitchen, and industrial tech. Additions were arranged to make best utilization of newly created courtyards both to maximize interior natural light and secure outdoor academic and dining spaces. Open corridors were closed up and corridors were arranged to provide excellent after hours building security. Unique features of the project include conversion of the original shop areas into the new library, and three 70-foot translucent skylights intersecting at a pyramidal skylight.
