Things you need to put in the Lease 
Every state or country has laws when it comes to rental properties. There are rights to 
protect both the landlord and tenant from difficult situations. As a landlord there is nothing 
worse than a tenant damaging your property or not paying the rent at all. Unless your lease 
follows proper landlord and tenant rights, as well as includes certain appropriate legal causes 
for particular situations you could be facing a very expensive rental agreement. 
Standard Information in a Lease 
You need to put your name, any tenants that will be living in the property, the date the lease 
begins, and the rental amount. You will need to be specific on the terms of the lease 
including the start date and end date for the tenancy along with specifics on payment and 
late payments. If a late payment occurs, you need to clearly state the amount of the rent plus 
any late fee required. 
Security deposits are also necessary in the event of tenant damages to carpet, walls, and 
other areas of the property. The security deposit needs to have specific terms outlined too 
such as when the deposit is returned and under what parameters like hiring a cleaning 
service for the carpet. 
Utilities should be outlined as to what you will pay for and what the tenant pays for. You also 
need to mention if the utilities are part of the rental payment or if they need to be under the 
tenant's name. 
Occupants, meaning guests staying for more than a total of 20 days in a 12 month period 
should be mentioned in the lease. You can require the tenant to request written permission of 
this person staying for more than 20 days in a year. 
Pets are a big deal with many tenants. Outline all terms including any pet rent, pet deposit, if 
it is non refundable, and how many pets are allowed. If you do not accept certain breeds it 
should be mentioned.
Other Inclusions in the Lease 
Noise should be stated in the lease and what can happen if there is a noise disturbance of 
other tenants or if the neighborhood complains. 
If there are special parking situations they need to be mentioned too including any fees for 
parking, if repairs are allowed, and whether there are assigned spaces.

against tenants' rights. Condition of premises and eviction should be included in the lease,
