THE AD HOC MODEL:
Ad Hoc installs carefully vetted ‘Property Guardians’ to live or
work in temporarily vacant properties. Through the very presence
of our Guardians, your building becomes protected as it is no
longer vacant. It is no longer vulnerable. Ad Hoc offers two
services to protect your properties: Live-in-Guardians or
Commercial Guardians.
LIVE-IN-GUARDIANS
Live-in-Guardians are suitable for any kind of building, residential or commercial, so
long as it is at an inhabitable standard and is watertight. Ad Hoc places Guardians
strategically throughout your building, which they live in as their home. As the building
is then back in use, this wards off squatters and criminality, negating the risks that
arise through a building standing empty. An inhabited building does not face the same
risks as a vacant building.
No tenancy rights are conferred to Guardians and you only need to give minimal
notice to have your building returned to you. Our Guardians are in employment and
reference checked.
AD HOC COMMERCIAL
Through Ad Hoc Commercial, we temporarily place stringently vetted companies into
your vacant commercial buildings, from where they run their businesses. Through Ad
Hoc’s unique model, no tenancy rights are conferred to the Commercial Guardians and
the Guardians pay the business rates and utilities, saving you money.
When you need your building back, two weeks’ notice is all you need to give for us to
return your property in the condition in which it was put under Ad Hoc’s management.
By using Ad Hoc Commercial, your rates liability is mitigated as rates are paid by
the Guardians.
