About Bryan and MLC Custom Homes
Bryan is a Detroit Lakes native, who moved to Little Falls MN, where he
owned and operated a successful Tae Kwon Do School for 15 years.
He moved back to Detroit Lakes in 2008 and started his custom home
company Modern Living Concepts.
Bryan has been in the building industry since 1986, he has a degree in
building construction and vast experience within the building Industry.
He is a past President of the (LRBA) Lake Region Builders Association.
With a large portfolio of successful projects and awards.


Receiving the Builder of the Year award from the LRBA in 2010.



He served as acting President for the LRBA 2011 and 2012.



Received the Presidents Award from the Minnesota Builders Association for his
service to the State and local Builders Association in 2011.



More recently he received the Builder of the Year award from the LRBA for 2013.

Bryan is enthusiastic about working with his customers and helping them achieve
their goals. His secret to success?

Some builders have set floor plans, if you want to change the layout, it could cost you,
the customer a considerable amount of money, in change orders.
The home that you are envisioning, we want to give that to you. We will re-work your
blueprints until you are satisfied, that is all included in our services.

Our custom homes are designed with Chief Architect
Premier drawing software. You will be able to view
your new home inside and out before we even break
ground on your project. With our 3D design we can
place furniture, appliances, wall hangings as well as
show you custom colors and materials.
Our 3D virtual walkthroughs are amazingly realistic!
Because you will be working with your own
personal designer, your new home will be made
exactly to your specifications and needs.

Custom Homes
Single level homes are our specialty
A single level home is simply as it
sounds, a home built on one level.
Often referred to as a “patio home”
or “slab home.”
Not to be confused with a crawl space
type foundation, commonly used with
mobile and modular homes. Slab homes are finished and appear the same as any
home. Our custom homes are efficiently planned and designed, to maximize
livability while minimizing upkeep and maintenance.

Some benefits of a single level home?
1. Single level homes have no steps inside and rarely have steps on the outside.


People with physical disabilities are candidates for a single level home.



Older folks or those looking to build for retirement also can benefit from a
single level home.



Just about anybody can appreciate not having stairs to climb after a hard
day’s work. Not having the extremely dangerous hazard of someone falling
down a set of stairs is a priceless benefit.

2. Eliminating the wet, damp, moldy, basement or crawl space that is constantly
under the risk of flooding is a huge benefit.


Single level homes do not require a sump pump or any type of mechanical
drainage system to maintain.

3. Crawl spaces and basements are notorious for housing rodents, critters, insects,
snakes and other reptiles. With a properly built single level home, keeping
Mother Nature’s little creatures out is easily manageable.
4. Stairways consume valuable square footage, and can be expensive to build,
depending on the complexity of the design.

With Modern Living Concepts you can walk onto the job site and see the progress from
start to finish.
Every building site has unique characteristics. We custom design your home plans and
building site accordingly. Your new home will blend with the environment of where it is
built.
With some prefabricated home builders, sure you might save money on the cost of your
home, this is because you have to arrange some or all of the preparation work for the
foundation of your home, adding a garage, putting in your own driveway, walk ways,
landscaping, utility connections, removal of construction debris, fastening your new
home to a sill plate, electrical hook-ups and the list goes on and on. So, realistically
you’re not saving money, you are adding work, time, money & added responsibility of
the obligations that you will need to do for the completion of your home.

Heating your home with a forced air system is becoming a thing of
the past. The benefits and comfort of a radiant floor heating system
are endless, while creating an energy saving, healthy, home for you
and your family for years to come. In-floor heating systems heat
every room in your home evenly with heating coils that are placed
under the floor before installation.

What about flooding?
Proper planning regarding the slab height according to the high water table in the
building area is a sure way to keep a single level home safe from flooding. The use of a
good water run-off plan is critical as well. Keeping the slab higher than the ground and
sloping the earth away from the house is vital. The use of “flashing” where the slab
meets concrete walks, decks, etc. is extremely important.

What about tornadoes and high winds? Where would I hide?
With the weather we experience in the Midwest, the idea of living in a home
without a basement can be intimidating, if not scary for some folks.
There are several different types of storm shelters that will
work for a single level home.
A well designed, above ground, built-in storm
shelter, will protect you and your family,
and alleviate some of the fear that comes with
tornadoes and high winds. There is also an
option of a below grade storm shelter.
These can be as simple as a mini basement
which can double as a spare room.

Green Building
Modern Living Concepts homes are in alignment with green building.
Our innovative concepts, conservative floor plans, energy efficient
construction and “no waste” approach to building is just a start.
Waste materials are recycled, sorted and delivered to the landfill in
proper fashion. The proverbial “job site dumpster” will not be found on
our sites. We have a variety of green friendly products for our serious “green customer”
to choose from.

What is Turn-key construction?
This means, all you need to do as our customer is choose your
favorite colors, floor plan and amenities. Everything is completed
for you down to the painting and flooring. You don't need to
worry about any of the preparation or building process,
we take care of it all for you.
You just turn the key to your new home when it’s finished.

What are the benefits of hiring a Turn-key contractor?
A turn-key contractor builds the customer a custom home while
protecting them from the headaches and stress of a construction
project.
Should something go wrong, they call on the contractor to
remedy the problem according to the warranty and
performance guidelines. The contractor takes on all the liability
and responsibility so the customer can relax and enjoy watching
their new home being built!

How long will it take to build my home?
A typical MLC custom home will be built
in 90 — 120 days from start to finish. Having a good plan is the
key for success. With any project un-foreseeable circumstances
such as weather delays and custom product orders can effect the
construction schedule.
We are “committed” to running our job with a tight schedule,
and understand that our customers are depending on us to keep the project progressing.

No surprise fees!
Our goal is to provide our customers with a quality home at a price most any family can
afford. We are professionals in our industry and strive to stay on top of the constant
demands of price watching as well as quality control.
Therefore, when looking through the extras you may want in your house, they fit into your
budget. Whereas our competition, makes their money on the extras we can give you for
much less.
Our experience and trade connections allows for us, to provide you the best price, so you
don't have to worry about things that would cause you stress during the building process.

Warranty
We take great pride in delivering “high quality craftsmanship and world
class customer service.” It’s not just a promise, it’s our mission, and how
we operate our business.
Once you are given “occupancy” of your home our relationship will
continue. We will be back to fine tune your home and take care of any
questions, concerns or problems that may arise.
We use the written home warranty that is mandated by the state of Minnesota and it will
be included in your “new home contract.” The written warranty is available for viewing
upon request.
In most cases we return to our customer’s homes even after the mandated warranty
periods have expired and go above and beyond what is required of us.
You might ask, “why would we do this”? We learned a long time ago that operating our
business with integrity, will keep our customers happy and ourselves busy!

Sarah and I were first time home builders, and as you can imagine had a ton of questions
going into the construction process. We could count on Bryan to give us truthful and
honest answers, and he was always available to answer our questions.
Communication was paramount throughout the project since we had spent over two
years designing, and redesigning, our “dream” home, and had a very specific plan. One
of the greatest things about working with Bryan was utilizing his 3D software. Building
a truly custom home is both exciting and scary all at the same time. Being able to see the
floor plan come to life with 3D imagery was very exciting, and was definitely a stress reliever.
When construction was complete, our home looked EXACTLY how we planned it.
Bryan’s attention to the financial details helped us get everything we wanted in our new
home, all the while staying within our budget.

“I had the opportunity to build with Modern Living Concepts and the experience was
fantastic. We were on a very tight building schedule and despite the fact that it rained
the entire first month of the project, we finished the project and moved in 11 weeks later.
The main reason for the quick build was Bryan’s ability to coordinate the project so well.
Materials and subcontractors never slowed the build, because of his attention to details,
and he always looked well enough in advance to keep things moving.
I was especially pleased with how he paid close attention to the manufactures warranties
and followed them so to assure the entire house was built to the highest standard.
Bryan’s organization and professionalism gave me a lot of confidence throughout the entire project.
The most shocking thing happened, however, AFTER the final check was cut. He
showed up to see that everything was working properly and if there was anything he
needed to fix! He was proactive and that is a VERY rare quality in the construction trade.

I’m single mom of two teenage boys, and a longtime resident of Detroit Lakes.
This is my story on how I learned about Bryan: I was in a line at a grocery store and ran
into a classmate of mine from high school, as we talked, we got into a discussion where
I mentioned that “ I would love to build a house, but it would have to be affordable,”
