This document discusses the importance of proper air balancing in buildings and facilities. It begins with defining building pressure and listing symptoms of negative pressure. Unbalanced facilities can cost thousands per year in unnecessary energy expenses. Common causes of imbalance are equipment issues and poor maintenance. Regular air balancing checks the HVAC system's performance and ensures positive pressure and proper airflow. Facility managers should schedule balancing to improve comfort, efficiency and equipment lifespan. A case study shows how balancing found many issues across 4 locations.

WHAT IS BUILDING PRESSURE?
A BALANCED BUILDING
MELINK T&BMELINK CORPORATION
Calculated by the amount of fresh air/makeup air
being introduced to the building through the HVAC
system verses the amount of exhaust air being
exhausted from the building through the HVAC
system. The difference in these two measurements
will determine your building pressure. The fresh
air/makeup air being introduced to the building
should be higher than the airflow being exhausted
from the building. This will help achieve a slight
positive building pressure.
Building Pressure is a large factor in Customer

Energy Efficiency, Door Pull Issues, Insect
Issues, and more…

“Hidden energy, O&M, and other costs can go undetected for years
until they are discovered in a retro-commissioning project. Without
retro-commissioning or a TAB check, the extra costs are never
found, and the owner pays high utility costs unnecessarily built into
an operating budget.”

Improperly Balanced Buildings

9. ALSO KNOWN AS “TEST & BALANCE”
WHAT IS AN AIR BALANCE?
An "air balance" is a process for measuring the performance of an HVAC system, and for providing the
occupants with a comfortably conditioned space according to design specifications. In other words, it is
an overall health check for your HVAC systems to make sure the equipment is mechanically sound, that
there is positive building pressure and that the thermostat and air flow are adjusted properly.

Sample Of What We Found:
The Challenge:
During spring 2015, Melink was hired for a pilot
service to audit the balance of a previous contractor
during the new construction phase at a fast casual
restaurant in TX. Comfort complaints were the main
cause of the suspicion that the balance was not
performed correctly.
Results:
Melink found several HVAC deficiencies and was asked to
service an additional 3 stores. Across these 4 locations, Melink
found 60 deficiencies. Melink brought each store into balance
with a positive pressure according to design and the facilities
team team received reports with punch lists for all locations.
