FLOATING
TECHNOLOGY
CONCEPT
 A global trend has been for quite some time that investors, marina owners and
property developers are increasingly looking for floating solutions to expand
benefits and functionalities of water front locations. All new major marina
projects and modernization projects of existing marinas include substantial
investment into floating structures.
 The extensive service and product offering of Marinetek Floating Solutions
include e.g. floating utility buildings, houses and apartments, office buildings,
restaurants and cafes, swimming arenas, other entertaiment facilities and stages.
 Floating Solutions service offering includes e.g. Research and Business
Development, Solution and Project Services complemented with Management
and Maintenance Services.
 Floating solutions are focal points when developing water front areas and also
brighten up existing property developments. They attract a lot of attention and
draw crowds for everyone's benefit.
BASIC STRUCTURE
 The basic characteristic of floating homes is that
the building is not supported by a firm
foundation, but floats on water (figure).
 Traditional foundations are therefore not
required. The position of a floating home is
permanently fixed in a horizontal direction,
while it can flexibly follow vertical variations in
water level.
 A floating home is recognized (under Dutch
law) as immovable real estate, because a
building’s position is fixed in horizontal direction.
 The base of a floating home consists of a
floating mechanism that secures the
building’s buoyancy.
 The bottom level of the entire construction
should be at least 1 meter from the water
bottom in order to maintain favourable
water quality conditions.
 It is essential that a floating building never
touches firm ground, because the
construction is not designed for such
conditions.
 The floating mechanism that is positioned at
the basis of the floating structure can consist
of high-density EPS (expanded poly-styrene)
or a hollow, concrete structure.
 Hollow space can be used for storage of light goods. Floating homes can
have terraces that can be regarded as a small-scale version of traditional
gardens.
 Infrastructure connections to floating buildings should be designed so at to
be able flexibly cope with expected water level variations.

EPS (Expanded Polystyrene)
 Polystyrene is a synthetic aromatic
polymer made from the monomer
styrene, a liquid petrochemical.
Polystyrene can be rigid or foamed.
General purpose polystyrene is clear,
hard and brittle. It is a very inexpensive
resin per unit weight.
 Density: 1.05 g/cm³
 Melting point: 240 °C
 Formula: (C8H8)n
 IUPAC ID: poly(1-phenylethene-1,2-diyl)

FACT
 The developed sandwich plate is laminated on both sides by special process with
different core`s. A flame retardant has been added to ensure that the material can
complies with Fire Safety Standards. The plates can be bonded together to produce a
tightly closed seal that is maintained even after decades of continuous building-
physical stresses.
 A carefully coordinated process gives the plates a high measure of strength to produce
a strong, insulating wall that is resistant to dynamic stresses (low energy manner of
construction) with a surface that has the final structure of a facade. The enormous
strength is the result of the sandwich construction in conjunction with the tear-resistant
glass-fibre fabric. The technically defined dew point, combined with the outstandingly
adjusted transverse diffusion of room air, exclude the formation of condensate. The
material does not absorb any moisture so that condensation water can not form.

Rexwall does not require steel, wood or concrete.
Concrete Pontoons 2400, 3000
 The All-Concrete represents the
latest know-how and design of
the Marinetek pontoon portfolio.
It is light and inexpensive but still
gives a very long service life. Its’
innovative end-to-end
connection box, mooring wells
and lifting system are all rust-
proof. Internal cable ducts are
available for water and
electricity.
 The Pontoon has been designed
for economic freight, easy
installation and for modern
marinas. Pontoon length can be
chosen in 3 m intervals because
of the 9 m long float. Mooring is
by piles, chain or Seaflex.
TECHNICAL DATA
 Concrete strength: 45 N/mm2
watertight, steel reinforced
plastic fibre concrete. Exposure
class according to European
EN 206-1 standard.
 Core: Expanded polystyrene,
density 15 kg/m3
 Reinforcement: Partly or fully
hot dip galvanised or stainless
steel
 Optional accessories:
Concrete coatings, wooden
deck, fixing rails, cable ducts
and fenders (timber or plastic)
RELOCATION
There are two main methods for a building to be
moved:
I. disassembling and then reassembling it.
II. transporting it as a whole.
 Transporting the building as a whole involves lifting
a building off its foundation, placing it on a heavy-
duty flatbed trailer, hauling it to a new site outside
the flood hazard area and lowering it onto a new
foundation.
 The process requires careful planning. This method
has its limitations, which should be considered
carefully before use.
LIMITATION
 For a building to be moved successfully, all structural members and their
connections must be able to withstand the physical stresses involved in
relocation.
 A building that is in poor condition may need much structural repair and
bracing meaning that relocation is not practical. Buildings damaged by
flooding may be particularly affected by this.

area. This facility services the
local houseboat industry
complete with full restaurant,
bar, general store, office
space, men's and women's
washrooms.
ANTELOP POINT
 Constructed in 2006 by an
IMFS Licensee on site in
Page, Arizona.
 Guest of the facility travel by
foot or by golf cart down to
the floating building.
 Amenties include a general
store to service the
recreational houseboats at
Antelope Point on Lake
Powell.

Floating Technology

  • 2. CONCEPT  A global trend has been for quite some time that investors, marina owners and property developers are increasingly looking for floating solutions to expand benefits and functionalities of water front locations. All new major marina projects and modernization projects of existing marinas include substantial investment into floating structures.  The extensive service and product offering of Marinetek Floating Solutions include e.g. floating utility buildings, houses and apartments, office buildings, restaurants and cafes, swimming arenas, other entertaiment facilities and stages.  Floating Solutions service offering includes e.g. Research and Business Development, Solution and Project Services complemented with Management and Maintenance Services.  Floating solutions are focal points when developing water front areas and also brighten up existing property developments. They attract a lot of attention and draw crowds for everyone's benefit.
  • 3. BASIC STRUCTURE  The basic characteristic of floating homes is that the building is not supported by a firm foundation, but floats on water (figure).  Traditional foundations are therefore not required. The position of a floating home is permanently fixed in a horizontal direction, while it can flexibly follow vertical variations in water level.  A floating home is recognized (under Dutch law) as immovable real estate, because a building’s position is fixed in horizontal direction.
  • 4.  The base of a floating home consists of a floating mechanism that secures the building’s buoyancy.  The bottom level of the entire construction should be at least 1 meter from the water bottom in order to maintain favourable water quality conditions.  It is essential that a floating building never touches firm ground, because the construction is not designed for such conditions.  The floating mechanism that is positioned at the basis of the floating structure can consist of high-density EPS (expanded poly-styrene) or a hollow, concrete structure.
  • 5.  Hollow space can be used for storage of light goods. Floating homes can have terraces that can be regarded as a small-scale version of traditional gardens.  Infrastructure connections to floating buildings should be designed so at to be able flexibly cope with expected water level variations.

  • 7. EPS (Expanded Polystyrene)  Polystyrene is a synthetic aromatic polymer made from the monomer styrene, a liquid petrochemical. Polystyrene can be rigid or foamed. General purpose polystyrene is clear, hard and brittle. It is a very inexpensive resin per unit weight.  Density: 1.05 g/cm³  Melting point: 240 °C  Formula: (C8H8)n  IUPAC ID: poly(1-phenylethene-1,2-diyl)
  • 9. FACT  The developed sandwich plate is laminated on both sides by special process with different core`s. A flame retardant has been added to ensure that the material can complies with Fire Safety Standards. The plates can be bonded together to produce a tightly closed seal that is maintained even after decades of continuous building- physical stresses.  A carefully coordinated process gives the plates a high measure of strength to produce a strong, insulating wall that is resistant to dynamic stresses (low energy manner of construction) with a surface that has the final structure of a facade. The enormous strength is the result of the sandwich construction in conjunction with the tear-resistant glass-fibre fabric. The technically defined dew point, combined with the outstandingly adjusted transverse diffusion of room air, exclude the formation of condensate. The material does not absorb any moisture so that condensation water can not form.
  • 10. ADVANTAGES  Energy Efficient Can produce savings up to 40 percent.  Fast to Build One third faster than conventional construction.  Reduce Costs. Rexwall does not require steel, wood or concrete.
  • 11. Concrete Pontoons 2400, 3000  The All-Concrete represents the latest know-how and design of the Marinetek pontoon portfolio. It is light and inexpensive but still gives a very long service life. Its’ innovative end-to-end connection box, mooring wells and lifting system are all rust- proof. Internal cable ducts are available for water and electricity.  The Pontoon has been designed for economic freight, easy installation and for modern marinas. Pontoon length can be chosen in 3 m intervals because of the 9 m long float. Mooring is by piles, chain or Seaflex.
  • 12. TECHNICAL DATA  Concrete strength: 45 N/mm2 watertight, steel reinforced plastic fibre concrete. Exposure class according to European EN 206-1 standard.  Core: Expanded polystyrene, density 15 kg/m3  Reinforcement: Partly or fully hot dip galvanised or stainless steel  Optional accessories: Concrete coatings, wooden deck, fixing rails, cable ducts and fenders (timber or plastic)
  • 13. RELOCATION There are two main methods for a building to be moved: I. disassembling and then reassembling it. II. transporting it as a whole.  Transporting the building as a whole involves lifting a building off its foundation, placing it on a heavy- duty flatbed trailer, hauling it to a new site outside the flood hazard area and lowering it onto a new foundation.  The process requires careful planning. This method has its limitations, which should be considered carefully before use.
  • 14. LIMITATION  For a building to be moved successfully, all structural members and their connections must be able to withstand the physical stresses involved in relocation.  A building that is in poor condition may need much structural repair and bracing meaning that relocation is not practical. Buildings damaged by flooding may be particularly affected by this.
  • 15.  Floating Home Completed Oct. 2005 - Seattle, Washington. IMFS built the one piece 37.5 ft. x 29.5 ft. floating platform and delivered to Seattle where a modular home builder Timberland Homes Ltd. assembled the 4 piece modules on top of the float. This 1,566 SF has 2 bedroom, 2 bath.
  • 16. COMPLETE INSTALLATION OF FLOATING HOUSE  IMFS floating platform awaiting the assembly of a prefabricated modular building.  Assembly of prefabricated home modules being installed on the IMFS floating concrete platform.  Home starting to take shape with assembly of additional units.
  • 17. ANTELOP POINT  Antelope Point Village Marina - Lake Powell, Page Arizona. This 27,000 SF concrete float was designed & engineered by IMFS, but built in the local area. This facility services the local houseboat industry complete with full restaurant, bar, general store, office space, men's and women's washrooms.
  • 18. ANTELOP POINT  Constructed in 2006 by an IMFS Licensee on site in Page, Arizona.  Guest of the facility travel by foot or by golf cart down to the floating building.  Amenties include a general store to service the recreational houseboats at Antelope Point on Lake Powell.
