AND THIS IS OUR STORY.
ONE 10 STUDIO is a small firm making a big dif-
ference. Through thoughtful design, we have
created our own “East-Side Story” to re-urban-
ize an Indianapolis community and raise design
awareness. We are a focused team fueled by
the passions of our staff, clients, and neighbors,
committed to the architectural profession and
communities in which we live and work.

3. 01. Re - Urbanizing
NEIGHBORHOODS
ONE 10 STUDIO resides within one of Indianapolis’ oldest
east side communities, Irvington. Irvington is known for
its rich architectural history and vibrant community spirit.
Jeff Echols, a ONE 10 STUDIO team member, is even a
resident here.
ONE 10 STUDIO has “lived” there since our inception and
has significantly contributed to Indianapolis’ eastside
growth and success. Through our work, new housing de-
velopments are available, a neighborhood grocery, local
brewery, social service agencies, a community center, and
our newest design project, a medical facility. The walk-
ability of the area is improving, new residents are moving
to the area, and eastside Indianapolis is becoming more
attractive and a destination, once again.
ONE 10 STUDIO activates projects that build a whole com-
munity one project at a time in a determined effort to
re-urbanize neighborhoods. We are so committed to the
idea of whole community development that on most local
projects, we contribute a portion of our fee as a testament
to our commitment to the community as a neighbor and
partner.
We also drive future developments through our involve-
ment with the Irvington Development Organization. We
are engaged through chairing the Irvington Green Initia-
tive and hosting a monthly GREEN Hour where residents
learn about sustainable practices for their residences and
businesses. Of course, we also sponsor some great local
civic activities like the Art with a Heart programs, the an-
nual Halloween house decorating contest, and most re-
cently, the Woody Guthrie, seven day music festival.
ONE 10 STUDIO is personally committed to elevating the
level of design in Indianapolis while creating a better com-
munity. We strive for each project that we take on to make
a difference in the lives of our clients and community.

4. When children arrive, they are recovering from the effects of
abuse, neglect, and/or abandonment. Through design, this
building has increased the ability to treat children in a modern,
therapeutic, and safe environment. It has been called by many a
“game changer” for social service facilities in Indianapolis. From
the building’s placement to the materials chosen, this facility
provides security without the institutional feel. It truly makes a
difference in each child’s life as their temporary “home away
from home”.

5. The building provides four new secure dormitories and a family /(6/(< $9(18(
strengthening center. A Chapel visually and physically anchors
the faith-based campus. The new buildings encircle a shared
“lawn” creating a naturally secure area.Building materials were
selected to promote a safe environment and inspire residents
with energetic and light-filled surroundings.

old faith-based institution and contributed 5% of our fee as an
in-kind donation to the capital fund raising. Since that time,
we’ve continued to financially support this agency through golf
outing sponsorships as well as annual giving.

6. “A very clear plan and site strategy were employed to create a facility for troubled
children and teens. The interior spaces were child-friendly without being pandering.
The exterior court was a clearly defined ‘yard’ which organized the plan and served as
a natural orientation device. A small set of simple materials were beautifully detailed
and clearly expressed.”

Indianapolis, Indiana
2012 Mayor’s Sustainability Award, City of Indianapolis
Eating healthy and buying local produce sustains a growing com-
munity. Because of design projects like Pogue’s Run Grocer, resi-
dents now walk within their neighborhoods to purchase locally
grown produce that is fresh and healthy. Through architecture,
the east side of Indianapolis is growing businesses, residents,
and most importantly, communities.

Through this project, modern loft-style housing will be available
to local residents. In addition to the housing and within the
same complex, multi-purpose community space will be created,
including event space, community center, and IDO office. All will
benefit, including the environment. The green roof will reduce
greenhouse gases, and a rain collection cistern will support the
community garden within the urban courtyard that is open to all.

11. 01.4 | Black Acre Brewing Co.
Indianapolis, Indiana
When five young lawyers decided to take their small brewing
business public, they turned to ONE 10 STUDIO to create a
Starbucks-like space for craft breweries. The challenge: Start-up
money was tight, and they wanted to perform most of the work
themselves.

12. ONE 10 STUDIO helped Black Acre Brewery literally “build” their
dreams. We designed the space and managed the construction,
including the workforce of the five business partners. Inspired by
the art and craft that goes into brewing Black Acre’s beer, ONE
10 STUDIO engaged local artisans, utilized earthy, reclaimed
materials and even drafted friends and family into the design
and construction of the unique ‘modern pub turned coffee
house’ that the Founders desired. Palette wood, beer bottles,
barn beams and plumbing piping were just some of the repur-
posed materials which saved money and demonstrated the
team’s commitment to sustainability.
The traditional bar and standing bar nestled between palette-
wood-wrapped fermentation and cold rooms give patrons a cozy
retreat from the busy street outside. The ever popular brew ket-
tles are on display in the large brew house window and the pub-
lic space is grounded and visually connected by a hand troweled
application of color infused concrete flooring.
With a desire to see this small business succeed, we agreed to
receive a portion of our payment in beer (a true bartering situa-
tion) as we knew cash was tight. It was a win-win situation. This
new brewery now is ONE 10’s home brew pub, and all are invited
to join our studio team, clients, consultants and neighbors each
Friday night for our weekly ONE 10 “social session”.

13. Clete Kunce, AIA, President of ONE 10 STUDIO has been leading
facility development for the Central Indiana Community Foun-
dation since 2000. It started with a master plan of the English
Foundation building, a 93,000 square foot office building built
in 1953 thanks to the generosity of Capt. William E. English to
specifically house non-profit organizations. Throughout this de-
cade long renovation, the Foundation has upgraded leased of-
fice space to charitable organizations for below-market rates.

14. When CICF moved to Hamilton County, ONE 10 STUDIO trans-
formed the former Carmel Public Library into an office location
for CICF Legacy Fund of Hamilton County. The remainder of the
former Library was converted into Classroom space for Ivy Tech
Community College, and IUPUI. This re-purposed building is now
a hub of non-profit and educational services capturing the spirit
of “growing and giving back”.
To maximize leasable space in the English Foundation Building,
while accommodating its own staff growth, the CICF leadership
decided an office location between downtown Indianapolis and
Carmel was needed. This one-of-a-kind project utilizes simple NORTH ELEVATION
materials in creative ways and once completed, was the envy of
all CICF staff. Most recently, ONE 10 STUDIO expanded the base-
ment of this building into a light-filled garden conference center
to match the energetic and inspirational vibe created through-
out the entire building.

15. Former Indianapolis Public School #37 will become an eastside
community center better known as “37 Place”, and the neigh-
borhood has already deemed it the “Heartbeat of Martindale-
Brightwood.”

16. This re-invented school turned community center will open its
doors in October of 2012 with four agencies providing services
to over 200 children, seniors, and neighbors every day. Taking
on the role of true “Citizen-Architect”, ONE 10 STUDIO helped or-
ganize two volunteer days to engage the community stake-hold-

ONE 10 STUDIO is proud to be involved as design and construc-
tion leaders but felt it important to give more than just our talent
to this community effort. We donated 6% of our construction
management fee as an in-kind donation to help ensure the proj-
ect’s success. This is a large commitment for a small three-
person firm, but again our team is truly invested and committed
to this community and their strong emotional connection to this
old building.

chitect. ONE 10 STUDIO is changing that….one home at a
time. ONE 10 STUDIO combines function and aesthetics

the awareness of suburban and urban residential design,
exceeding client expectations, and achieving design so-
lutions that make homes more efficient, functional, and
beautiful; solutions that maximize a homeowners’ invest-
ment.
ONE 10 STUDIO also transforms clients from complacent
supporters to ardent advocates of design. Our clients real-
ize that whether they are remodeling, adding on, or build-
ing from scratch, we guide the way. Through our engaging
process, they are increasing their knowledge about de-
sign, and clients who know more about design are better

21. Transformation: The act of a marked change, as in appearance
or character, usually for better.
Living on a lake can be soothing, inspiring, and fun! However,
when our commercial real estate developer client purchased a
1980’s house on the lake, he wasn’t able to say any of those
things about his house…other than…“it had potential”.

22. This transformed house now truly engages the site, the lake and
all they have to offer. The experience of this new modern home
whether inside or outside is the ideal place to enjoy the sunrise,
the breezes, the sounds of the lake and the stars at night.
The beautiful house is planned around a central organizing cir-
culation spine that begins on the exterior approach and termi-
nates on the exterior deck, extending beyond by offering spec-
tacular lake views. This design element is reminiscent of the
boat docks on the lake.

24. A college house converted to an “American Dream House”.
After her daughters completed Indiana University, our client de-
molished the existing home to build a new “urban-infill” on this
small city lot. She wanted this home to be different from her
other homes in Colombia, London, and New York, and engaged
our firm to create her “American Dream Home”.

27. A desire to house their family in a more secluded and serene en-
vironment led our clients to purchase a picturesque rolling site
in a northern suburb of Indianapolis. The owners approached
us with a romantic notion of a simpler life in a beautiful French
country home.
02.3 | French Country Estate

28. They originally envisioned their home at top of the hill and yet
when they engaged ONE 10 STUDIO, a new vision emerged. ONE
10 STUDIO challenged the initial premise and nestled the home
into the hill which allowed the creation of a walk-out lower level
at the exterior swimming pool and entertainment area. It also al-
lows for a covered exterior room at the top of the hill maximizing
views and breezes.
The thoughtful design creates an intimate entry courtyard which
also allows southern sun throughout the day through French
doors and offers uninterrupted views to the north and south
from the main living spaces. This home is constantly engaged
with the entire site and is in harmony with each unique aspect
of the peaceful setting.
Through the architects interpretation of French rural architec-
ture, this stunning home provides a simple and elegant compli-
ment to this most beautiful setting.

29. The challenge was downsizing while still having enough space
to entertain. The Ireland condo design incorporated a combina-
tion of small yet efficient spaces that together met the needs of
this client. They were also inspired by the Jack Nicholson movie,
Something’s Gotta Give, and hoped to achieve a look similar to
the house in this movie.

Through Design
Design has become a buzz word in today’s world. Target,
Apple, and HGTV have made design “the cool thing to
have”. Of course, architects have known this secret for a
long time. As cool as design can be, it’s easy to get caught
in the day to day hassles of running a business.....espe-
cially a small business.
Henry Ford said, “Coming together is a beginning. Keep-
ing together is progress. Working together is success.”
ONE 10 STUDIO is a three year old, three person archi-
tectural firm. Like most small businesses, we don’t have
a bookkeeper or a facilities person. We all pitch in and
all are committed to take care of the day to day details in
order to serve the greater good through design.
ENSURING AN OPEN AND ENGAGING DESIGN STUDIO
Curiosity is king, ideas flow freely, and design solutions
germinate from high energy design charettes with our
designers and owners sitting side by side collaborating
on solutions. Through our process, we demonstrate good
design to our clients rather than expecting them to just
understand it. Design is an exploratory process and the
journey is worth it, but it’s the result we’re after....the dif-
ference we’ll make in their lives.

32. Our open studio provides a collegial environment enhanc-
ing communication where the sum of the efforts far ex-
ceeds any one individual accomplishment. We leverage
the energy of the group, the great ideas of each, and find
solutions that will make a difference. Our motto through-
out our studio culture is “the best idea wins” and client
engagement is crucial to our process. We invite our clients
to be a part of the process, which in turn creates lasting
friendships.
We believe in an open office environment and problem
solving has increased with our centralized “stand up
meeting table”. Our open environment has resulted in a
social, spontaneous, and productive office.

33. We’ve also travelled to Chicago, Columbus and South Car-
olina and have hosted top designers like Marlon Black-
well, an AIA national design award winner, in our office.
As a result, we’ve also become an award winning firm and
were thrilled when our small firm’s project was named the
2011 Monumental Affair top Architecture award winner,
beating out the JW Mariott and the new Indianapolis con-
vention center.
ONE 10 STUDIO also contributes to our professional or-
ganization, the American Institute of Architects (AIA), at
both the firm and individual level. The AIA enables and
activates a community of peers and network of indispens-
able resources and ONE 10 STUDIO gives back to the pro-
fession through service in design juries and look forward
to chairing the AIA Regional Convention including Ohio,
Kentucky, and Indiana in 2013.

34. SEEKING SUSTAINABILITY THROUGH ACTIONS
Architects lead a design process that results in more en-
ergy efficient buildings and advise their clients on all mat-
ters related to sustainability, including materials selection
and the application of appropriate, cost-effective rating
systems.
In addition to leading these sustainability design practic-
es into each project, ONE 10 STUDIO actively engages our
community through grassroots programming. When ONE
10 STUDIO Associate Jeff Echols became the Chairman of
the Irvington Green Initiative he knew that his number one
goal would have to be engaging the community.
He took the idea of building relationships to a radical level
by partnering with over 40 groups, organizations and busi-
nesses to accomplish 3 major goals:
• Develop a Teaching Rain Garden
• Produce a Spirit and Place Festival event
• Launch the monthly ‘Green Hour’ grass roots
engagement and networking series
As a result, the Irvington Green Initiative made the leap
from a 2-year-old, once-in-a-while gathering of a few neigh-
bors into an award-winning organization that successfully
applied for grant funding; partnered with City agencies
and local schools and businesses; and leveraged public
and private money into the development of 1,500 square
foot educational rain garden project, the largest Spirit and
Place Festival event in 2010 and a monthly event that
eclipses the success of similar events organized by an in-
ternational organization.
The Irvington Green Initiative’s Green Hour is a monthly
grassroots gathering designed to promote sustainability
in homes, businesses and congregations throughout In-
dianapolis. As the organizer and host of the Green Hour,
ONE 10 STUDIO’s Jeff Echols provides a forum for all
things ‘Green’ by introducing a diverse list of guest speak-
ers ranging from scientists to politicians to entrepreneurs
to policy makers to directors of environmental organiza-
tions.

36. CONNECTING WITH YOUNG PEOPLE
We annually host local high school students, inspiring
them to enter the design and construction profession.
These students sacrifice their spring break to learn about
design and construction and investigate whether it is the
career choice for them. Clete has been an adjunct profes-
sor at the Ball State University College of Architecture and
Planning, teaching design studio and the entire firm has
traveled to Muncie to act as guest jurors in design studios.
During this past summer, we exceeded our own expecta-
tions and hired 4 architectural interns, and it was energiz-
ing. Young people are eager to engage in projects that
positively impact our community, and they bring great
ideas and learn along the way. Our emerging architecture
professionals increasingly view sustainability not as a spe-
cialty but as an integral part of everyday practice, pushing
the standard for innovation and performance ever higher.
Working together, we made each project better.

37. Yes…we work hard…which allows us to enjoy our time with
each other, our Clients and our friends. ONE 10 STUDIO
has cultivated a culture that is more than simply a place
of employment. Our firm has a very horizontal hierarchy;
everyone is encouraged to participate in all activities of
the firm and push it forward. There may be spur-of-the
moment design charrettes, or staff stories that turn into
an event, such as bowling, Miniature golf or Tuesday cake
day!
These are celebrations to reward excellent effort and hard
work. Our standing weekly “Friday at 4” social gatherings
at our neighboring brew pub are times to enjoy with staff,
and open to all of our friends and neighbors. These are
simple things that create our culture of friendship and a
spirit of camaraderie that permeates our STUDIO environ-
ment.
What does this mean? We have fun; because we love what we do…it’s really
that simple…we love what we do!

Black Acre Brewing Co. We hosted a party at our “home
brew pub” and introduced 100 new patrons to this new
local business. We continue to give back, helping clients
grow their businesses too!

Dear AIA Indiana Award Committee,
I am pleased to offer my support for One 10 Studio as the 2012 AIA Indiana Distinguished Firm. In just
over three years this young firm has exhibited a commitment to ‘building well’ in their place. This is a
firm of talented individuals who understand the importance of putting purpose before profit in the
process and product of their work.
Their principled approach to design argues for architecture that can happen anywhere and at any
scale. This has been evidenced by several of their designs receiving AIA awards. What I am equally
impressed by is One 10 Studio’s commitment to being civic leaders in Indianapolis and their own
neighborhood of Irvington…they are true ‘locavores’. By using their talents to advocate for the
broader purposes of architecture through civic activism they are contributing to the improvement of
their community and the human condition. In effect they are being Citizen Architects and are setting
the gold standard for what an architecture firm can be in the state of Indiana; firms both large and
small.

ONE10STUDIO is a great community partner, especially in its support of the local Irvington
community through the Irvington Development Organization (IDO) and the Irvington Green
Initiative (IGI). Director of Construction Management Jeff Echols is an IDO Board Member and
