THE ST JOHN’s
Vision
creating
communities
within a larger
neighbourhood
St John’s Way will open
the development to its
neighbours by establishing
a layout that integrates with
the adjoining Edwardian
streets. Each of the buildings
will have its own identity and
the development will be a
great place to live
in Battersea, opposite
Clapham Junction station.
When we first began working with Peabody
on the proposals for St John’s Way we found a
strong community living in a tired estate with
poor connections to the surrounding area.
A perimeter wall around the estate made the
place feel a bit like a small fortress.
We have torn down the wall and connected
the development to the adjoining area.
To do this we designed a pedestrian route,
Danvers Avenue, which will link Clapham
Junction station with Wandsworth Common.
This avenue will start its journey at a new square,
with shops, at the top of St John’s Hill. It will
then pass through Monarch Square, at the heart
of the development, where a community hub
will provide a focus for the new community.
Continuing south the avenue opens access to
Wandsworth Common.
As well as these new public spaces, each
building will have its own private garden
for use by residents, creating communities
within a larger community and neighbourhood.
Each home will also have its own private
balcony or garden.
The buildings were designed by a team of
architects here at HawkinsBrown. This approach
results in a collection of unique buildings.
We agreed to create a development with
variety and interest. Each building has its own
architectural style and identity, meaning that
every step through the development reveals
something different and new.

From a
humble
beginning
Stepping into
the future WITH
A footprint
in history
Living in London in 1936 you would have
been celebrating an FA Cup win if you were
an Arsenal fan. You would have been excited
about the British Team’s win of four gold
medals at the Berlin Olympics, and if you
were one of the select few with a television
set, you would have watched the BBC
broadcasting regularly from that year.
The same year saw the arrival of the landmark
St John’s Hill Peabody Estate, bringing flats
to the area that were modern for their time –
even if the bath was in the scullery.
More importantly, a new community was
born, one which shared life’s events and
those of the nation, holding street parties
to celebrate the Coronation and growing
food in the courtyard for Dig for Victory in
the darker days of World War II.
The decades have now passed and the
far-reaching redevelopment of St John’s
Way, for the way we live today, is once again
delivering homes with a sense of community
at their heart. From the purpose-built
community centre to the landscaped square,
people within this collection will have the
chance to meet and mingle inside and out.
With light-filled living spaces, balconies and
outdoor areas such as the tranquil wildflower
garden to relax in, these are homes for the
21st century as St John’s Way enters an
exciting new era.

It’s all yours
With extensive travel connections and
links to all of London’s transport services
you’ll find St John’s Way is perfectly
located for commuting. It takes under 15
minutes to be in the centre of the capital
and whether you’re commuting, shopping
or seeking entertainment, you’ll be there
in no time at all.
Trains are plentiful, and with the busiest
hub of overground trains in the whole of
Europe close by, you’ll find any trip by rail
to be an easy task. Underground and bus
services also serve the area and provide
an easy alternative.
For car journeys St John’s Way is situated
near the A3, with good south London
routes and easy Thames crossings nearby.
If you are looking further afield and wish
to travel by air then Heathrow is less than
40 minutes away by road and London City
Airport just 13 miles away.
With London’s superb network of services
you will always have alternative ways of
travelling – one of the benefits of living in
the centre of our lively capital.

Its open lands were once lavender fields
filled with heady scents and fruit and
vegetables grown through the seasons.
Later the river wharves and warehouses,
mills and breweries bustled with life
producing everything from candles to
ale and flour, while the railway age saw
terraces of houses appear around the

Wide open spaces are the perfect backdrop
for events from summer bandstand concerts
to spectacular firework displays and at
St John’s Way you can make the most of
the green areas of both Clapham and
Wandsworth Commons.
Feeling energetic? Head to Battersea Park’s
riverside setting and a meet-up with the
Running Club in one of the most inspiring
locations in the capital for a jog. The park is
also a starting point for some of the social
Sunday group sessions along its loops and
long river stretches, such as the skate group
which meets each Saturday for fast-paced
laps around the park.
Naturally you can use your local green spaces
for slower strolls, taking time to spot the
birdlife from herons to cormorants that still
gather on the former marshland. Or amble
across the commons, which are also the
venues for a raft of festivals – from music
to food, beer and dance – while winter
welcomes the festive Christmas market.

THE ST JOHN’s Vision creating communities within a larger neighbourhood St John’s Way will open the development to its neighbours by establishing a layout that integrates with the adjoining Edwardian streets. Each of the buildings will have its own identity and the development will be a great place to live in Battersea, opposite Clapham Junction station. When we first began working with Peabody on the proposals for St John’s Way we found a strong community living in a tired estate with poor connections to the surrounding area. A perimeter wall around the estate made the place feel a bit like a small fortress. We have torn down the wall and connected the development to the adjoining area. To do this we designed a pedestrian route, Danvers Avenue, which will link Clapham Junction station with Wandsworth Common. This avenue will start its journey at a new square, with shops, at the top of St John’s Hill. It will then pass through Monarch Square, at the heart of the development, where a community hub will provide a focus for the new community. Continuing south the avenue opens access to Wandsworth Common. As well as these new public spaces, each building will have its own private garden for use by residents, creating communities within a larger community and neighbourhood. Each home will also have its own private balcony or garden. The buildings were designed by a team of architects here at HawkinsBrown. This approach results in a collection of unique buildings. We agreed to create a development with variety and interest.   • 8. 8 From a humble beginning Stepping into the future WITH A footprint in history Living in London in 1936 you would have been celebrating an FA Cup win if you were an Arsenal fan. You would have been excited about the British Team’s win of four gold medals at the Berlin Olympics, and if you were one of the select few with a television set, you would have watched the BBC broadcasting regularly from that year. The same year saw the arrival of the landmark St John’s Hill Peabody Estate, bringing flats to the area that were modern for their time – even if the bath was in the scullery. More importantly, a new community was born, one which shared life’s events and those of the nation, holding street parties to celebrate the Coronation and growing food in the courtyard for Dig for Victory in the darker days of World War II. The decades have now passed and the far-reaching redevelopment of St John’s Way, for the way we live today, is once again delivering homes with a sense of community at their heart. From the purpose-built community centre to the landscaped square, people within this collection will have the chance to meet and mingle inside and out. With light-filled living spaces, balconies and outdoor areas such as the tranquil wildflower garden to relax in, these are homes for the 21st century as St John’s Way enters an exciting new era.
