Conditioned Air has been helping make Southwest Florida more comfortable since 1962. Our firm
can offer you local expertise in light commercial and residential HVAC systems. We have the in-
house resources to design, engineer, estimate, install and maintain new construction, refrigeration and
dehumidification systems.
In 1995, W. Theodore Etzel, III, joined Conditioned Air as President and CEO, and expanded operations
to include light commercial construction, maintenance and service contracts. Since that time, our firm has
grown to be the largest air conditioning contracting and service firm in the area.

4. Frank Fenzel and our
estimating / engineering
department
Processes
You Can Count on High Levels of Technical and Engineering Expertise
Our design/estimating department, headed up by Frank Fenzel, is capable of performing all the necessary
heat loads, energy calculations and air flow designs required for new construction projects. We are able
to import CAD drawings from architects via the Internet or computer disk and overlay our HVAC layout
directly on top of the drawing. At that point it can be incorporated into the architect’s drawings for permit.
Likewise, we can take an engineer’s pre-existing drawings and estimate those based on their plans and
specifications.
We will turn your architectural plans into a working reality, for a successful project.
Our new construction installation departments, headed up by Vito DiPalma and Tim Dupre, are charged
with the task of turning the plans and designs into working reality. Conditioned Air has its own duct
fabricating shop on site, both sheet metal and fiberboard, which greatly speeds up the installation process.
We have approximately 40 dedicated employees specializing in duct cutting and installation as well as
piping, equipment setting and start up.
Of course, our installation department is completely backed up by our outstanding service department and
our satisfaction guarantee. We stand behind everything that we install.

Our Commercial Maintenance Plans (CMP) are customized to fit your needs precisely. A professional
technician will come to your property, evaluate your current status and recommend a scheduled plan to
maximize the efficiency and keep your HVAC system working at its peak performance. Additionally, you

8. W. Theodore “Theo” Etzel
President and CEO
Theo Etzel, who was born and raised in Miami,
graduated in 1980 from Stetson University in
DeLand, Fla., with a Bachelor of Science in
economics and finance from the university’s School
of Business.
Upon graduation, he worked for Days Inns of
America in real estate acquisition for the state
of Florida. He quickly advanced in the company
and moved to Atlanta to serve as vice president of
development.
While in Atlanta, Etzel also owned two Ben &
Jerry’s ice cream franchises and was on the staff of
Habitat for Humanity acquiring and rezoning land
in north Fulton County for the organization.
In 1995, he moved to Naples, Fla., and assumed
the position of president of Conditioned Air
Corporation of Naples Inc. At the time it was a
$2.7 million operation in the residential market.
Currently the company is a $17 million company
in the residential and light commercial market with
service, contracts, production housing, retro-fit and
custom design-build construction. The company
employs 130+ full-time co-workers.
Conditioned Air is a member of ACCA, ASHRAE, ABC, The Naples Chamber of Commerce, The Florida
Chamber of Commerce and the NFIB.
Theo is part of Vistage, an international association of CEOs dedicated to constant improvement of
business practices and personal development. He is also chairman of the board for Grace Place for
Children and Families in Naples, a faith-based charity that is committed to helping underprivileged
children attain higher learning and life skills through mentoring relationships.
He and his wife have been married for over 28 years and have two children, a son who is married (both
he and his wife are Georgia Tech grads) and living in North Carolina and a daughter (a Florida State grad)
who is living in Atlanta.
9. Keith Walker
Chief Operations Officer
Keith started his career in finance and accounting
and has held numerous positions in the construction
industry. Keith, who is originally from San Antonio,
Texas, graduated from the University of Texas with
a Bachelors degree in Business and Accounting and
is a Certified Public Accountant. Prior to his current
position as Chief Operations Officer for Conditioned
Air Corporation, Keith was Vice President for an
Austin based construction and land development
company with revenues exceeding $100 million. Prior
to that, Keith was Senior Accounting Manager for a
San Antonio based general contractor with revenues
exceeding $250 million. Keith started his career in
public accounting as an auditor and tax accountant.
In that position, he served the finance and accounting
needs of many Texas based general contractors. Keith
also spent 8 years in the United States Army.
Carol Papesh
Chief Financial Officer
Carol brings over 33 years experience in construction
accounting to Conditioned Air. Originally from the
Cleveland, Ohio area Carol began her career with a
general contractor and then went to E. B. Katz, a large
mechanical contractor where she worked for over 22
years. Carol also worked for an electrical contractor,
a sheet metal contractor and did consulting work for
a local accounting firm in their construction division
before moving to the Naples area in 2004. Carol
attended classes at Miami University, Cleveland State
University and Cuyahoga County Community College
to enhance her education in construction accounting.
Carol also was a member of the Mechanical Contractors
Association and Women in Construction. Carol
originally began her career with Conditioned Air as
assistant controller. In 2006 Carol was promoted to
Chief Financial Officer.
10. Frank Fenzel
Director of Sales & Engineering
With more than 24 years of experience in all phases
of design, estimating, and project management, Frank
Fenzel’s expertise includes installation, service,
and automatic temperature controls for residential,
commercial, and government projects. He attended
college in Maryland and Virginia, served in the United
States Marine Corp, and was an honor graduate from
engineering school. Frank holds a master mechanical
license and a Florida Building Energy Efficiency Rater
license. His numerous certifications include: gas piping,
Mitsubishi Diamond Designer, UNICO High Velocity, fire
caulking installation and OSHA construction safety and
health. Frank has been Director of Sales and Engineering
with Conditioned Air since 2004.
Jeffrey Zanella
Replacement Manager
Jeffrey L. Zanella was born and raised in Joliet, Illinois.
He started his career working for his father’s plumbing
and heating business. In 1977, he transitioned into the
HVAC field and left his father’s company. With an
entrepreneurial spirit, he started his own business in 1983
and specialized in light commercial and custom residential
HVAC. Jeff is a past member of local 265, a sheet metal
workers union. Since 1983, he has held a state certification
in air conditioning in Florida and Illinois. From 2001
through 2003, Jeff served on the planning and zoning
board in Minooka, Illinois. Jeff has been with Conditioned
Air Corporation since he moved to Naples in 2004.
11. Joe Modzelewski
Service Manager
Joe Modzelewski was raised in Detroit, Michigan
where he perused a career in the HVAC field. He earned
associate degrees in Climate Control Technology and
Electro Technology, as well as an Unlimited Refrigerant
Journeymen’s License. Joe moved to Naples in 1981 and
took a position with an HVAC company and was shortly
promoted to service manager, where he retained that
position for over twenty years. He joined Conditioned
Air almost four years ago and has grown the service
department to forty-five people with thirty-six field
personal and supervisors. Joe brings a vast amount
of knowledge and experience along with a unique
understanding of air conditioning in Southwest Florida.
Vito DiPalma
New Construction Manager
Vito DiPalma is originally from Chicago, Illinois. He
started working in the HVAC industry in high school as an
air conditioning replacement installer. Vito later graduated
from Triton College, where he focused on and studied
HVAC. Five years later, he started and successfully ran
his own air conditioning company for 10 years. In 1989
Vito moved to Naples, FL and a few years later started
with Conditioned Air. Vito is now responsible for 40+
employees, including both field and administrative staff
and has been with Conditioned Air almost 16 years. Vito’s
department specializes in Custom New Construction,
Retrofits and Commercial HVAC projects.
12. Tim Dupre
Tract Manager
Tim started his construction career at the age of fourteen
to pay his own way through a home schooled education.
He was working for his grandfather who was a local
general contractor. This is where he learned the basics
of general construction. After high school he came to
Conditioned Air as a helper where he worked on several
different types of projects from custom homes, multi-
family, light commercial and tract homes. In 2004
he was promoted to Tract field supervisor and more
recently, in December of 2008 Tim was promoted again
to New Construction Tract Manager. Tim has been with
Conditioned Air almost 12 years.
Joyce McVaugh
Purchasing Manager
Joyce has over 30 years experience in purchasing and
inventory control. Prior to relocating to Florida in 1994,
Joyce worked for 17 years at Numonics Corporation, a
peripherals manufacturer of white boards and digitizers.
Locally, Joyce has worked in office management and
purchasing in the high-tech and construction industries.
She joined the Conditioned Air team in 2002.
13. Mike Henry
Warehouse Manager
Mike joined Conditioned Air 5 years ago with the goal to
utilize his knowledge and experience to maintain proper
warehouse control. Mike brings many years of warehouse
and facilities management to Conditioned Air. His current
responsibilities include monitoring inventory, managing
fleet activities and handling shipping and receiving. With
his systems controls, our technicians are able to expedite
great service.
Tony Cucchiara, MCSE, CCNA
IT Manager
Tony Cucchiara has over 13 years of experience in
the information technology field. He holds multiple
professional certifications in IT and attended college in
California and Georgia. He has worked with all business
types from large corporate to small business models. Tony
has been keeping our company connected through IT since
2008.
