The Watermark development is designed to accommodate very distinct lifestyle preferences. Marina
homes are very large townhouse‐style homes, with views directly west over the adjacent Marina and to
downtown Detroit beyond. These residences are connected to the main tower via large terraces which
bring lush landscaping and public space into the heart of the complex. River homes are large multi‐
story units fronting directly on the river at the base of the tower, while on the top floor extra‐large
penthouse units hold commanding views of the surround area. Care has been taken to create a
community feel among the various residences, while maximizing the connection of the complex with
the surrounding RiverWalk and park area. The exciting contemporary architecture of the structure with
its highly articulated exterior façade blends modern materials and technologies into dynamic
residences that promote the goals of the burgeoning East Riverfront District.

The Hotel Durant served as Flint, Michigan’s premier hotel for over 50 years. It was built in 1920 by the
Durant Hotel Co., a partnership of local Flint business leaders and the United Hotels Co. In addition to
being the founder of General Motors, William Durant was also a major investor in the hotel, and some
argue that the project would not have been completed without his support. The building meets
several of the U.S. Department of the Interior’s criteria to qualify for the National Register of Historic
Places and is one of Flint’s most historically important and architecturally significant buildings.
The building is now mixed use project containing apartments, art studios and commercial space. The
historic dining room and main lobby has been fully restored to their ornamental grandeur and will be
used as a place of gathering and for art installations. Modern apartments with contemporary finishes
give Flint residents a fresh look at housing while attracting college students from the adjacent
University of Michigan Flint campus to live in the city.

Constructed in the heart of the renovated Eastern Market campus will be the new Shed 4 Market Lead Designer
Hall. In place of the existing Shed 4 and the public restroom building will be a multi‐functional building Project Architect
containing a market hall, a cooking school, offices, and an incubator kitchen for new businesses. On
2009
the main floor, the Market Hall stretches from north to south, reinforcing the central axis of the
adjacent market sheds. A cooking school, demonstration kitchen, and restaurant will anchor the facility
and create a vibrant connection to the existing street retail Master Planning
The renovation will also include two solar array structures to generate heat for hot water to the Designer
Eastern Market campus to be mounted on top of the parking garage. In addition, a green roof will span 2009
over the east side of the building to minimize storm water runoff and reduce solar heat gain. The
building will also take full advantage of natural day lighting and stacked ventilation.
When complete, The Shed 4 Market Hall will heighten the options available for Eastern Market patrons
and its vendors. It will also allow the Market to expand its hours into weekdays, with the eventual goal
of being open for business 7 days a week.

9. Eastern Market Lofts: Situated within Detroit’s Eastern Market, this new construction project is a
TERMINAL
mixed use retail and apartment structure built to house small commercial tenants and urban dwellers
that are key to making the public market a year round hot spot. Combined with other work on Eastern
Market’s vendor Sheds, the Building 8 lofts will help to rejuvenate this uniquely dynamic urban site.
The structure will be a precast and metal stud building with an underground parking garage. The
building is scaled similar to the large market sheds and has an old‐building feel with modern amenities
BLDG 8 and contemporary construction. Interiors will have a raw loft‐like appearance with exposed pre‐cast
planks, wood floors and metal duct work.

The Devon building, located on Watson Street in Detroit's historic Brush Park neighborhood, is a 4 story
concrete structure built in 1905. The building's concrete façade is unique to the neighborhood but has
many of the historical detailing that is common in this resurging neighborhood. The project will
renovate the building's cramped interiors into a sustainable, modern residential condominium project
that maintains the building's historic character and provides expansive views of Downtown Detroit's
unique skyline. Eco‐friendly features include geothermal heating, a wind turbine, day‐lighting, solar
shading, energy recovery, and a green roof. The design pays homage the history of the building and
surrounding neighborhood by restoring its original exterior. Conversely, the interior will be
modernized with open floor plans, eco‐friendly systems and appliances, and expansive views of the
city. Large portions of the rear of the building will be removed to make space for a new garage
structure and an interior private courtyard. This selective demolition will also allow us to retain the
historic façade but insert a sustainable sized development of only 4 residential units. The partial
demolition will illustrate the buildings past with leftover walls and foundations that define the outdoor
courtyard while providing a unique structure that shades the building interior in the warm summer
months. The intent is to allow the old to become a structure for the new. The Devon will illustrate
how new and modern spaces can interact with the architecture of the past while celebrating the future
and rebirth of Detroit.

NTH Consultants LTD wanted to create a new campus‐like office complex and conference center for
their executive headquarters in Novi/Northville Michigan. Since the client is an environmental
engineering firm, the project is to be a sustainable and educational facility. Utilizing daylighting,
building overhangs for shading, bioswales, pervious paving, and other green technologies the building
would become a showcase for sustainable building in the metro area. The building was designed to
allow water to run‐off into the site were it would be treated and reused for irrigation. Its shape also
protected it from harsh summer sun and provided a space for stacked ventilation.

Located in Detroit’s East Riverfront district, Atwater Park was a study of how a large multi‐family
housing and retail project could create a vibrant setting for a ‘walk‐able’ urban district. With over 300
apartments and condominiums Atwater Park would create a catalyst for development along Detroit’s
newly created waterfront district. The building’s striking modern architectural style would provide a
creative backdrop for an active neighborhood full of shops, offices and homes. Utilizing fast three‐
dimensional modeling and graphics, KDG was able to quickly show the client a way of articulating a very
large development into a pedestrian scaled urban center while promoting and engaging the large open
spaces of the Tri‐centennial State Park and Marina.

The Griswold offers a collection of 80 distinctive residences overlooking the City ‐ located next to the
historic Book Cadillac Hotel and just one block west of Campus Martius. Each residence will offer
amenities which today are only available downtown in this new development including covered on‐site
parking, floor‐to‐ceiling windows, and terrace balconies.
Utilizing air rights and brownfield tax credits the Griswold will surge ahead as the first new construction
condominiums within Detroit’s Central Business district. The building will sit above a precast parking
garage to be built for the Book Cadillac and other future development in the Capitol Park area.
After the condo bubble of 2006‐2007 the Griswold was redesigned as an 100,000 sf office building.
Only the parking garage has been constructed but the client still owns the air rights and plans to revisit
the project soon as new construction apartments.

The Auburn is a mixed‐use project planned for a current vacant and blighted property located at the Under Construction
southeast corner of Cass Avenue and Canfield Street in Detroit. The project scope includes the 2011
demolition of the existing vacant structure, and the redevelopment of the site into 58 market‐rate
rental units with on‐site parking and 9,000 square feet of first floor retail. The site is located in the
heart of Midtown, one block west of Woodward Avenue and just south of Wayne State University. In
addition to being along the M‐1 Rail corridor, the site is directly on the planned Midtown Loop, the new
greenway and bike path which will link the district to the Dequindre Cut, Eastern Market and the
Riverwalk. The Auburn addresses the growing demand for affordable and attractive housing as well as
local and independent retail in the growing Midtown neighborhood.
