FIND BUYERS THROUGH REAL ESTATE AGENTS DIRECTLY
Go to remax.com and click on agents/offices. Then type in the area you wish to search
and click on an office location. Then, under the picture of the office, there will be a button
that shows the number of agents at that location. Click that button. Now you can see
each individual agent and their contact information. Look for the agents that seem to
have successful pages, work with investors, and/or have designations such as
‘distressed property expert’ etc. Take down their phone number and give them a call.
Call the office and follow the script below.
Hi, my name is ( Name) and I work for Company Name(or whatever the company
name) and were buying dozens of properties in the (name city) area. We buy many of
them thru our own marketing so we are able to find houses unlisted that nobody else
knows about.
The reason I am calling you is because I would like to send any deals that I get, not
listed on the MLS, to you and see if you have a buyer that may be interested. If so I will
sign an agreement with you on it and pay you a set fee per house of $2000 commission
or 3% of the sales price, whichever is greater.
Also, I will also sign a buyer’s agreement with you that states “any buyer you bring to me
that buys a deal I will only work thru you on any future deals with that buyer”.
Would you be interested? (If they say yes say:) Great! I will email you a flyer on any
deal I get and send it your way. Keep in mind I may send this flyer to a couple other
agents but if you are the first one to bring me a buyer then I will proceed with you.
