Daylight studies were accomplished by first computer simulation and then physical modeling at the Pacific En-
ergy Center. The design was an integration of sizing and type of glazing, position of sun shading devices and reflectivity of
interior surfaces. Coupled with the available daylight are the Finelight T8 pendant lighting system utilizing direct / indirect,
dimmable electronic ballasts and photocell sensors for daylight harvesting. 100% of the classrooms were designed for
daytime use without the need for interior lighting. This also reduced the heat and noise generated within the classrooms.

Fresh air required a careful selection of interior finishes and casework. We chose exterior walk off mats to reduce
indoor pollution entering from the outside and developed a displacement ventilation system delivered at the floor level
below casework that provides a once through ventilation system at a high volume and low speed. We also incorporated
ducted returns and MERV 11 filtration.

Quiet was designed for by carefully studying the wall, floor and roof assemblies to reduce the transfer of out-
side decibels and studying the reverb time of the interior finishes. Because linoleum was chosen for the floor finish we
increased the performance of the acoustic ceiling tile and tack walls in order to maintain reverb times of less than .6. By
reducing the interior mechanical noises and acoustically isolating the classrooms we were able to model enhanced acous-
tics for those spaces.

We enabled the energy management system to run the lighting as
well as the HVAC systems. We also provided VAV economizers. The
combinations of these measures provided 27.01% above title 24 energy
requirements.
We provided recycling and trash areas within each classroom and col-
lection areas on each floor. On the exterior we provided a gated recycling
area and trash enclosure with hot and cold water, roof and sanitary sewer
drain with a 12” thick concrete approach.
Water usage was reduced 40% by using 1.2 gallon flush toilets and
1 pint urinals combined with a low water use landscape design. We were
also able to reduce sewage production by 49%.
Storm water was reduced 38% from the existing conditions and 98%
was treated onsite. Being a small urban setting, this was one of the more
difficult design and construction tasks, requiring a dual storm drain system
for treated and untreated water connecting a combination of in ground
planters, flow through planters, bioswales and detention basin.
Exterior light pollution was verified by photometric study and we
specified an enhanced commissioning process to assure the systems work
as designed.
Under the Division of State Architect’s High Performance Initiative
we were able to obtain 48 points, making Ford the highest green school
design in California to that date, without the use of photovoltaic. As senior
project manager, I initiated the choices, assured the coordination across
disciplines and provided documentation to DSA.

The 60 acre campus, with a significant change in eleva-
tion (165’) required extensive accessible path of travel features.
The contract had 2 increments. Increment one, performed by
Lathrop included wood frame and steel buildings. Increment
two, performed by Mobile Modular included two story modular
buildings. There were upwards of 160 workers onsite at one
time. The campus was designed for two thousand students laid
out in an academy setting. The high school included all of the
best features available in 2006, performance hall, TV / sound
studio, library, stadium, gymnasium, swimming pool, solar array,
laboratories, dining halls, concession stands and art and tech-
nology studios. The project included interactive marker boards,
Ceiling mounted projectors, CCTV, Wi-Fi, Energy Management
System, synchronized Clock / alarm system, Occupancy Sen-
sors, Cat5, Optical feed, Exterior shading devices, Acoustic
treatments, Linoleum, cool roof and fume hoods. This was a
great project to be a part of because of the diversity of building
types, diversity of materials and quality of consultants that came
together to design and build it.

  • 1. David J Carpenter PMP LEED AP Windwood Designs Santa Rosa, CA Ford Elementary School Senior Project Manager SALLY SWANSON ARCHITECTS, INC., San Francisco, CA 03/07-09/09 •Recruited to transition the firm from minor modernizations to major “green” projects. •Contract preparation for Ford E.S., Richmond, CA, $24M construction budget, 3 acres, 62,500 sq. ft. •Received 48 DSA HPI pts (best to date), construction bid Inc. 1 - $1.3M & Inc. 2 - $16.7M. DSA 01-109512 Inc. 2 Description and Location: Ford Elementary School Inc. 2 Dates Constructed: Summer 2009-11 Construction Costs: $16.7M, Change Orders NA Description of Services Provided: Senior Project Manager, Green design, simulation and documentation Owner Reference: Bill Savidge, WCCUSD (510) 812-0604 Contractor Reference: Chris Chierici (415) 559-4671 Daylight studies were accomplished by first computer simulation and then physical modeling at the Pacific En- ergy Center. The design was an integration of sizing and type of glazing, position of sun shading devices and reflectivity of interior surfaces. Coupled with the available daylight are the Finelight T8 pendant lighting system utilizing direct / indirect, dimmable electronic ballasts and photocell sensors for daylight harvesting. 100% of the classrooms were designed for daytime use without the need for interior lighting. This also reduced the heat and noise generated within the classrooms. Fresh air required a careful selection of interior finishes and casework. We chose exterior walk off mats to reduce indoor pollution entering from the outside and developed a displacement ventilation system delivered at the floor level below casework that provides a once through ventilation system at a high volume and low speed. We also incorporated ducted returns and MERV 11 filtration. Quiet was designed for by carefully studying the wall, floor and roof assemblies to reduce the transfer of out- side decibels and studying the reverb time of the interior finishes. Because linoleum was chosen for the floor finish we increased the performance of the acoustic ceiling tile and tack walls in order to maintain reverb times of less than .6. By reducing the interior mechanical noises and acoustically isolating the classrooms we were able to model enhanced acous- tics for those spaces.

  • 3. David J Carpenter PMP LEED AP Windwood Designs Santa Rosa, CA Ford Elementary School We enabled the energy management system to run the lighting as well as the HVAC systems. We also provided VAV economizers. The combinations of these measures provided 27.01% above title 24 energy requirements. We provided recycling and trash areas within each classroom and col- lection areas on each floor. On the exterior we provided a gated recycling area and trash enclosure with hot and cold water, roof and sanitary sewer drain with a 12” thick concrete approach. Water usage was reduced 40% by using 1.2 gallon flush toilets and 1 pint urinals combined with a low water use landscape design. We were also able to reduce sewage production by 49%. Storm water was reduced 38% from the existing conditions and 98% was treated onsite. Being a small urban setting, this was one of the more difficult design and construction tasks, requiring a dual storm drain system for treated and untreated water connecting a combination of in ground planters, flow through planters, bioswales and detention basin. Exterior light pollution was verified by photometric study and we specified an enhanced commissioning process to assure the systems work as designed. Under the Division of State Architect’s High Performance Initiative we were able to obtain 48 points, making Ford the highest green school design in California to that date, without the use of photovoltaic. As senior project manager, I initiated the choices, assured the coordination across disciplines and provided documentation to DSA.

The contract had 2 increments. Increment one, performed by Lathrop included wood frame and steel buildings. Increment two, performed by Mobile Modular included two story modular buildings. There were upwards of 160 workers onsite at one time. The campus was designed for two thousand students laid out in an academy setting. The high school included all of the best features available in 2006, performance hall, TV / sound studio, library, stadium, gymnasium, swimming pool, solar array, laboratories, dining halls, concession stands and art and tech- nology studios. The project included interactive marker boards, Ceiling mounted projectors, CCTV, Wi-Fi, Energy Management System, synchronized Clock / alarm system, Occupancy Sen- sors, Cat5, Optical feed, Exterior shading devices, Acoustic treatments, Linoleum, cool roof and fume hoods. This was a great project to be a part of because of the diversity of building types, diversity of materials and quality of consultants that came together to design and build it.
