1.01.00 SITE TRACE AND LEVELING
Description:
Performed by survey crew, specialists in this field, grading instruments supported by
laser equipment. These works include tracing the areas and guiding the earthworks
crew in order to meet the project grades for every area considered in the scope of
works (Warehouse slabs, guard house, substation pad, sidewalks, power meter
booth, dock yard, parking and driveways). This will be in accordance to an approved
grading plan.
1.02.00 SITE CLEARING
Description:
Performed with machinery (bulldozer and grader) over the property in order to
remove the organic topsoil. This procedure also considers the natural ground ripping
and compaction to meet 95% of the Proctor test preparing the site for the building
pad works, and the embankment for trucks and vehicle roadways.

Proctor Test, according to soil mechanics and reviewed by CPA.
1.03.00 BUILDING PAD
Description:
These embankments will be formed by layers of “imported bank material” with an
average of 8” (20cm), moistened and compacted to meet 95% of the Proctor
compaction test. The amount of “imported bank material” layers will depend on the
final grading requirements. The building grade is based on a dock height design, with
actual and future dock areas (dock area expansion capability). Consider positive
slope to property limit directed to a concrete flume (if required), all this for rainwater
superficial drainage purposes, the water must be conducted outside the property to
authorized areas.
The building must be dock high.

1.04.00 BASE-EMBANKMENT
Description:
Will be integrated by a mix of fine material and ¾” grinded gravel material tested and

and all exterior areas where pavements & driveways, no less of 8” (20cm) on building
pad and trucks driveway (3” paving area) and in dock concrete slab area, and no less
of 6” (15cm) thick in car parking area (2” paving area), all these compacted to meet

1.05.00 ASPHALT PAVEMENT FOR CAR PARKING
Description:
2” (5cm) asphalt pavement layer on parking area compacted to meet 95% of the
Marshall test. Previous to the pavement application, an impregnation and bond
irrigation with asphalt emulsion shall be applied; materials shall be approved by lab
tests. Included in this item are the parking spaces stripes, painting with traffic yellow
enamel applied over the pavement. The subcontractor must review with CPA the
methods and techniques to be used and the finishing of it, all works must comply with
CPA’s quality standards.
All parking spaces should have either one 6’ (180 cm) or two 2’ (60 cm) long stop
curbs of precast concrete steel reinforced with two #4 rebars and fixed to ground with
appropriate steel anchoring pins.
Slope in car parking must be no less than 0.5 % and no more than 3.0 %.

1.06.00 ASPHALT PAVEMENT FOR TRUCK YARD AND ROADWAYS
Description:
3” (7cm) asphalt pavement layer on truck yard and roadways area compacted to
meet 95% of the Marshall test. Previous to the pavement application, an

1.08.00 CONCRETE SIDEWALKS
Description:
4” (10cm) thick and 4ft wide, f’c=200kg/cm2 premixed steel reinforced concrete
sidewalks in the following areas: Workers access from street, through guardhouse
and services rooms, main access to warehouse (special detail see CPA drawings,
see below), outside perimeter of warehouse building and any other area where to be
indicated by drawings inside the scope of this project. This includes saw cut where
required by ACI specifications and joint fill with flexible sealant.
Main accesses and any other area where to be indicated by drawings must have a
checkered floor (4’x4’) combination of exposed aggregate and trowel finish on
concrete sidewalks, same conditions: 4” (10cm), f’c=200kg/cm2 steel reinforced
premixed concrete.

Description:
Pre-cast/Tilt up or poured-in-site concrete F’c=250kg/cm2, reinforced with F’y=4200

3.00.00 CONCRETE SLABS
3.01.00 CONCRETE SLAB IN WAREHOUSE
Description:
Concrete slab system will be integrated by a layer of gage 600 polyethylene over the
earthworks as a vapor barrier, single layer of steel reinforcement grid #3 @30cms
both sides minimum, mounted over Fy=4200 kg/cm2 steel rebar support clips,
F’c=250kg/cm2 concrete pouring of 6” (15cm), ¾” diamond dowels system. The
pouring procedure will be performed with a laser screed machine in order to comply
with an “overall” F-Number of FF-50/FL-40 with quot;Minimum Localquot; F-Number of FF-35
/FL-28. The slab will have Ashford Formula sealant as hardener finish. After the
pouring, saw cut will be performed. After a period of 8 weeks from the completion of
the floor pouring, the perimeter, columns and expansion joints shall be sealed with
NP-1, the construction and contraction (control) joints shall be sealed with MM-80,
snap cap or equivalent accessory must be used. Anti-termite must be applied.
Preparation for future docks, shall have angles embedded on slabs resulting “knock
outs” to allow a clean and simple demolition where indicated on drawings.

3.02.00 CONCRETE SLAB IN TRUCK LOAD
Description:
At least 60 ft or 18 mts wide concrete pavement on truck yard will be integrated by
3/8” steel rebar @ 30cm (both directions) minimum, mounted over Fy=4200 kg/cm2
steel rebar support clips, F’c=250kg/cm2 concrete pouring of 8” (20cm). After the
pouring, saw cut will be performed. After a period of 8 weeks from the completion of
the floor pouring, the perimeter, expansion and construction joints will be filled with
Sonneborn NP-1 joint sealant or equivalent.

3.03.00 CONCRETE ACCESS RAMP FOR LIFT TRUCKS
Description:
Ramps will be integrated by F’c=250kg/cm2 concrete retention wall at both sides,
reinforced with F’y=4200 kg/cm2 steel rebar. The slope will be given by “imported
bank material” backfill, humidified and compacted in 8” (20cm) layers to meet 95% of
the Proctor test. After backfill, place 3/8” steel rebar @ 30cm (both directions),
mounted over Fy=4200 kg/cm2 steel rebar support clips, F’c=250kg/cm2 concrete
pouring of 8” (20cm), finish matching building exterior walls. Anti-termite must be
applied.
Maximum slope permitted in access ramp for lift trucks is 8 %.
Retention walls must be 1 ft up from finish level ramp.

Description:

(welding seam must be sanded to give a smooth finishing look), gray anti-rust primer
and 4160 Devguard Industrial Alkyd color traffic yellow paint as finish.
o Indoor: Two on each dock door, two on each forklift ramp.
o Outdoor: Two per each downspout if in dock area, two per each emergency
exit stairs/ramps located in dock area, and as required per each exterior light
pole if in collision risk on driveways.

4.03.00 SERVICE LADDER FOR ROOF ACCESS
Description:
Marine type ladder for roof access made of structural steel, with gray anti-rust primer
and ICI PAINTS 4160 Devguard Industrial Alkyd as finish (color matching wall).
Security door made with steel mesh at bottom. Consider 1 ½” seamless pipe on
steps and 2” on vertical handrail. Last step over building’s roof should be no more
than 1ft up from roof system sag or low point.
A service ladder must be located at no more than 140 mts away from any point over
roof area. Structure should avoid interference with gutter, flashing or any other
installation on roof.
A grate landing will be located at half of the total building height and on top of it.

5.00.00 EXTERIOR WALLS
5.01.00 EXTERIOR CONCRETE PRECAST PANELS WALLS
Description:
Pre-cast or Tilt up panels reinforced concrete with steel rebar Fy=4200 kg/cm2, and
integrated reveals according to architectural façade design. Joints shall be filled with
¾” backer rod and Sonneborn NP-1 sealant. Metal plates to weld pre-cast panels to
columns shall be properly leveled and installed at the time of pouring in order to avoid
on site adjustments and demolitions that might affect the integrity of the panel.
All panels shall have a steel trowel finish given with a rotary float device (finishing
machine), and shall not show curling or deflection, which will avoid the existence of
shadows between each panel.
Consider façade parapets to have a single roof line building.
Expansion concrete wall must be considered to be easily un-installed and re-usable.

6.00.00 ROOFING
6.01.00 KR-18 SSR SYSTEM
Description:
Standing Seam Roof system, integrated by gage 24, Galvak KR 18, metal sheets,
galvanized finish, 3” Vitroterm insulation to provide a factor R=11, with Polynet mesh
to support insulation & white vinyl vapor barrier. This roof system covers all the
building’s area.
All accessories included to provide and guarantee a watertight building.
The Vitroterm Insulation must be protected and fixed with the same metal angles as
for the skylight dome system.
Equipment or installations on top of roof shall be properly secured with clamp grips
onto longitudinal roof ridges to avoid unnecessary drilling or damaging roof metal
sheets.
Catwalk system by metal grating decks at least 18 in wide to provide a path for each
and every A/C and/or any other equipment over roof.

6.02.00 SKYLIGHTS
Description:
6mm Polycarbonate white translucent (Bayer IMSA brand or equivalent approved by
CPA with no less than 90% UV block) 3 feet wide (two 18 in tray) skylights domes to
provide natural lighting, one on middle of each bay all across the building. Consider a
2 ft gap between ridge and gutter to allow walking around. Use natural color
aluminum profiles as structure for skylights.
Consider installation to divert water running over roof to avoid direct hit in
perpendicular direction with skylight structure. In addition, skylight structure shall be

6.03.00 GUTTER & DOWN SPOUTS
Description:
Interior gutters made out of welded sections of at least 22 ga stainless steel sheets
with schedule 40 pvc downspouts protected with bollards and metal plates (omega
shaped) from FFL and 4 ft high. This system shall be used to discharge rain water
from roof where façade parapets are located or where indicated by drawings. With
single roof line buildings, only interior gutters and downspouts shall be used.
Exterior gutters and downspouts made out of screw seamed galvanized sheet metal
sections. On overlaps include gasket seal tape and silicone joint sealant. Fasten
gutter to roof using prefabricated galvanized metal hangers or brakets with clamp
grips for roof ridges and screws for gutter. This system shall only be considered
where explicitly indicated by drawings or CPA.
Gutters and down spouts must be located and their section calculated to guarantee
full rainwater discharge from roof.
Downspouts shall avoid discharging to sidewalks or erosion to lawn, soil or gravel
areas. The water must be conducted outside the property to authorized areas.
