SellerCLIENT is responsible to present documents of clarification before disclosure the deal
1. LEGAL - While most consultants are not attorneys and can’t advise Clients in this
capacity, The SellerCLIENT shall assist us as BuyerCLIENT in making business decisions
reflected in legal documentation
2. SURVEY- SellerCLIENT shall present a survey ordered good to meet the requirements of
all Parties, Lender and Borrower, Insurers, Owner and Title Company
3. TITLE - SellerCLIENT shall present surveys and advice on business issues, as well as
inform us as BuyerCLIENT of title exceptions that can reduce delayed closings if properly
addressed.
4. MUNICIPALITY REVIEWS - SellerCLIENT shall interview various government agencies in
order to uncover potential assessments and use issues. When conducting these
interviews, a good consultancy may gain insight into possible changes in zoning that
could affect a purchase.
5. PUBLIC WORKS - SellerCLIENT shall present a checking Survey if any Street closings for
maintenance or Construction could be disastrous to traffic for long time —a compelling
reason to pass on a deal. The SellerCLIENT shall evaluate and report before discovering
after close of escrow that street or any public works by the Government or others will be
torn up in front of the property.
6. POLICE REPORTS - SellerCLIENT shall present a kind of police report for the land history
to uncover a negative Reputation in the community that might not disclosed the deal.
7. PROPERTY AUDIT - SellerCLIENT shall conduct a thorough investigation and verification
