a. There is a $299 setup fee for Property Management Services – this setup fee will be deducted from the first month’s rental

b. The Buyer is fully responsible for all maintenance costs, repairs, turn costs, etc. (expenses) during the term of the All-Inclusive
Corporate Lease; expenses may be deducted from the monthly rental income.
5. cash advaNce crediT liNe
a. The bank providing the Cash Advance Credit Line, Visa® card availability, and the interest rate are subject to change without notice.
b. Cash Advance Credit Line is optional and must be requested by Buyer after closing, when the All-Inclusive Corporate Lease is signed.
c. Mortgage Auto-Pay service is mandatory for Buyers who select the optional Cash Advance Credit Line.
d. The Buyer has the option to open the Cash Advance Credit Line, in which case he/she will pay monthly interest.
e. No principal payments are due until the property is sold or until expiration or termination of the All-Inclusive Corporate Lease.
f. The actual dollar value of the Cash Advance Credit Line will be equal to up to 15% of the purchase price (up to $50,000.00).
g. Cash Advance Credit Line will be available to the Buyer within 30 days of closing.
h All-Inclusive Corporate Lease Programs and Cash Advance Credit Lines are non-transferable (but please refer to the details of

- 42. j. WaldenPacific shall not be obligated to pay off the Cash Advance Credit Line if owner defaults under the All-Inclusive Corporate Lease
or the Platinum Insider Agreement. Please refer to the All-Inclusive Corporate Lease and the Platinum Insider Agreement for complete
terms and conditions.
k. If WaldenPacific™ is late on a rent payment, the Cash Advance Credit Line principal will be paid in full by WaldenPacific™ at the
end of the All-Inclusive Corporate Lease term or at the time the property is sold, whichever occurs first. Late rent payments are
defined as those delivered through direct deposit ONLY and are not received in the Buyer’s bank account by the 15th of each month.
Please note:
• Payments delayed due to bank errors do not qualify.
• Payments delayed due to circumstances beyond WaldenPacific’s control, such as a force majeure event, power outage or
other technical reasons, do not qualify.
• All direct deposit information must be accurate – if payment is delayed due to inaccurate buyer or buyer’s bank information,
the payment shall not be considered late.
l. Buyer is more than welcome to pay off the Cash Advance Credit Line before the end of the All-Inclusive Corporate Lease, but
please be sure to refer to the details of the Platinum Insider program. It’s possible Buyer will not be held responsible for the principal
if Buyer fully participates in the program.
m. Any benefit received from the Cash Advance Credit Line (any amounts paid by Leasing Company) may be deemed income to Buyer
