retail industry for almost 20 years
experience. The clients are among the
largest retail chain in the country.
Targeting lower income and minority
citizen such as Hispanic and African
Americans as the main customers, Fiesta
Mart offers unique selections of
everyday’s grocery need with Mexican
atmosphere.
The developer has few successful Fiesta
Stores running in Houston, Texas. This store
is part of its expansion plan to the
Northern Texas.
The total project duration was 3 years.

Facing a gold course, the building sits in a
bowling-alley shaped plot with dimension
of roughly 25m wide by 200m long. This
makes the project challenging while giving
opportunity for bold architecture.

20. Involved in design development of the
common facilities and back-of-house

for General Managers and senior staffs.
Detail design drawings were developed for
client’s pricing, material sourcing and
construction.
Materials are mostly imported from
surrounding countries such as Sri Lanka,
India, Malaysia, and Indonesia.

Another resort development from the same
hotel client was a 50 villas 5-star island
resorts consisting of 36 in-land villas and 14
water villas. Guest facilities including two
restaurants, spa villas, day care, diving
centre, game room, lounge, library,
seaside bar and lounge, yoga pavilion.

and laundry, desalination centre,
generator, workshop area, waste and

23. Back of the house and the staff quarters
are the biggest facility to support the
island. In it there is waste treatment, water
treatment, generators, laundry, kitchen,
small clinic, administration and staff
canteen.
Separation of senior staff and workers has
to be maintained. While central courtyard
is provided as a common space for staff
and workers to mingle and to do activities
without disturbing the guest.

BALI, INDONESIA
Involved in the whole process of site
planning and design stage. The resort
master plan consist of 2 3-bedroom pool
villas, 4 super beach pool villas, 6 terrace
pool villas and 11 beach pool villas. The
facility include club house, restaurant and
back of house.
Facing the black sand beach, the master
plan sits within rice padi terraces with
considerable site contours. All studio and
multi rooms villas have direct facing to the
sea. All villas have direct access to the
beach.

Located in the suburb of the IT mega
development in Whitefield, Bangalore, the
20 luxury villa development is sited in a
secluded rectangular parcel only
accessible through one narrow access
road.
The all 4-bedroom villa features seclusion of
public area such as living and dining areas
and private areas like bedrooms and
services zone. The living room features
double volume space while separate
family room is located in the basement
facing common stair atrium in the centre.

Chaithanya Milan project is first envisioned
as an intense mix used development.
Inspired by the concept of ‘villa in the sky’,
each unit within the high rise condominium
is designed to be large and with large

These luxurious villa ranges from 3000sqm to
4500sqm each. Penthouse unit has its own
roof top swimming pool.

There are only two types of villa in
Chaithanya Smaran, 4-bedroom and
larger 4-bedroom with detached family
area. The earlier type features an
uncommon L-shape parcel to increase the
garden space in front of the family area.
With family as the main focus in the design,
larger space for family is provided in each
type. Each family space is also located
close to kitchen and dining area while
living area, for guest reception, is
separated.

UMM AL QUWAIN, UAE
White Bay located at the suburb of Umm Al
Quwain, about 1 hour northeast of Dubai.
Developed to become the satellite city
between UAQ and Ras Al Khaimah the
master plan consist of modern souk inside
the town center, two islands development
for bungalow, and inland developments
for bungalow, highrise, hotel, apartment,
and iconic highrise apartment.
The masterplan activities consist of three
stages starting from concept design,
design development and detailed design
where all development control plan for
each of the thousand odd parcels is
developed

50. The two island developments are
reclaimed and the canals and the marina
will be dredged. To address the edges
along the coasts, several prototype are
developed as shown in this pages.
Hard edges are normally along town
center and marina, while coast with
transitional treatment with plants,
boardwalk and boulder are to be
developed along the housing area. Sandy
beaches are located at public park along
the coast line

51. Each parcel are marked with unique
number and each control plans are
developed for the developer to sell the
land to respective buyer.
The master plan will be built in six stages
starting from inland villas development and
followed with town centre. The
development of the two islands will be the

CEDAR GIRLS’ SECONDARY
SCHOOL PRIME
UPGRADING PROJECT
SINGAPORE
Cedar Girls’ Secondary School was due for
PRIME upgrading in 2007 – a project by
Ministry of Education to upgrade their
current school facilities.
The design goal was to maintain the
presence of the school by respecting the
existing architectural style with a touch of
contemporary highlights. Facilities were
upgraded to the current MOE standard to
enhance the learning environment of the
school.

55. The design is a response to its users and the
site restrictions. The axis and the
symmetrical new administration block is a
response to the original symmetry of axial
orientation of the main administration
building, the courtyard and the multi-
purpose to create formal composition. The
remaining additions & alteration keeps the
existing feel of the school.
Additional facilities include enlarged
classrooms, Auditorium, Indoor Sports Hall,
Aesthetic Room and Seminar Rooms
Project constrain includes a preexisting PUB
water main that crosses the site. During
construction vibration monitors had to be
installed along the pipeline to detect any
movement resulted from piling works.
The project features new 400 meter track
built on the adjacent site.

MASTER PLANNING
SINGAPORE
The Media 21 blueprint envisions Singapore
as a Global Media City where media
services and projects are created,
developed, traded and distributed to the
international market. Singapore plans to
become Asia's leading media marketplace
and financing hub, producing high quality
content and digital media.
The Mediapolis’s proposed site is located
on the south-western corner of one-north
abutting the current Queensway Extension
road at the east and framed by Ayer
Rajah Expressway at the south. The site is
also at a culmination point of heritage
road Portsdown Road, where it connects
to Wessex estate which caters to the
creative industry cluster.

58. As there is no great city quarter without contrast and
calculated tension, the Mediapolis concept, like all good
stories, is developed to resonate with surprises and to
register as a unique Singapore experience in terms of both
climate and energy – To be both global and local.
So the concept of double strategy was devised for the
master plan, which similar to the two sides of a coin.
The "head" side represents a "narrow street" loop as a
common denominator, distributing all active local vehicular
and pedestrian traffic, shops, and restaurants and aiming at
excitement, with multi-colored electronic banners visible at
all times of the day – comparable to the most active and
dense street life of the best world cities. It is simultaneously
shaded, protected from rain, and well lit both day and
night.
The "tail" side represents the part not directly in contact with
the street loop, here is where the ultimate creativity of
forms, volumes, and architectural expression. In contrast
with the street side alignments, here invention is
encouraged: a feeling of playful freedom. Hence the
tension between these two sides is to be a challenging and
constantly provocative environment for film-makers and
multimedia designers, underlining today's paradox of urban
density and free form and architectural free play.

60. To ensure workability and buildability of the
concept, during final stage each parcel
were simulated with corresponding
building type. Any non-compliance was
then fed back to the overall master data
to adjust the guidelines or plot ratio as
necessary.
Discussions with relevant agency were
continuously held to ensure the intended
design and features fully agreed and
supported by the State Boards.
After all the numbers are sorted out to
meet both the design intent and the
authority requirement, the Urban Design
Guidelines were developed for each
parcel ready for the masterplan’s
marketing and publicity.

YONG LOO LIN SCHOOL OF
MEDICINE MD1 AT NUS
SINGAPORE
Comprises 17-storey with a basement, the
37,000sqm building is third and last part of
Yong Loo Lin Medical school campus
development. MD1houses world class
research and teaching facilities.
Built on an existing steep terrain the
difference of 3 storey between first and
third level pose a challenging construction
but at the same time introduce interesting
pedestrian-level ground-scape.
Aimed to be the first green mark Platinum
rating for fully fitted laboratory building in
Singapore, the façade was designed and
engineered to achieve very low ETTV
(23.6Kw/m2). Other features are natural
ventilated lift lobby, centralized chiller
system and incorporation of heat-pipes in
the air-conditioning system.
