Aspects Of A Wonderful Subdivision
A listing agent is to try to throw their marketing net far and wide to attract as many buyers to
your home as possible. Their job is to make buyer agents aware of your home and hopefully,
your home will be in good condition and priced right to bring in an offer.
You are a home owner that has the hottest house for sale in the neighborhood. Agents are
pulling up left and right to tour the home with prospective buyers. Unfortunately, no offers
come in. Just comments about the floor plan or the noisy street. Guess what? You are going
to have to adjust your price to sell your home to the next buyer. There isn't much you can do
to overcome a bad floor plan or a busy street, other than to adjust your price downward, or
turn the house into a rental.
Everyone seems to have an opinion on why a home that is listed for sale isn't getting any
showings. Time and time again it will prove to be that the price of the home is listed too high
for its condition, its location or its neighborhood. If you are a home seller that is stuck with no
showings, it's time to do an about face. If you plan on selling fast, cut your price to 5% less
than the last home comparable to yours that sold in the last 30 days and your home will be
shown and sold equally fast. If you ask as little as two per cent more than the last home
comparable to yours that sold in the last month, your home will be not be shown and will not
be sold. It's really all that simple.
As a home seller, it's important to understant what dual agency is. Most showings and sales
come from buyers represented by buyer agents. This is completely normal. Do you know that
some agents are only listing agents and not buyers agents. Most listing agents typically end
up showing their listings only a few times during a six month period. Most listing agents don't
like to work both sides of the transaction because that can make for a sticky situation of who
represents who, it is called dual agency. There are different opinions regarding the strengths
of dual agency, but depending on how the property, the seller and the buyer are, it all can
work out fine.
Tips for sellers include looking at your home from the eyes of a buyer. As a buyer who could
be looking at your house, please don't leave them a mess to fix up. They want to move into a
home without having to gut the place. No leaking facets, no smell of the current owners, no
broken or cracked windows or front doors that don't work. If your garage doors are broken
and won't work, replace them.
The real estate agent that you selected probably is also one that offered you some good tips
on how to get your home prepared to be on the market. Many agents are out showing buyers
homes for sale and these agents have a keen awareness of the local market and what you
