Rental Pool
 Our Rental Pool Program offers the best of both worlds to our owners. Here is how it
                                      works :

Your villa is given a weighting according to its Listed Price (based on price per M2)
within the total sales value of the Estate. All identical sized villas will hold the same
                      weighting, making the system fair for all.

  Returns on investment are paid out according to your villa weighting from the
 combined rental pool. As all villas must participate in the rental pool, even if your
  villa is not occupied as often as others, it does not affect your returns as the villa
                        weighting determines fair distribution.

Returns are paid out on 1st June and 1st December in US$ to any bank account you
                             nominate around the world.
Owner’s Usage
The concept adopted by Selected Estates of Asia Pte. Ltd. for their developments
                  provides Owner’s with complete flexibility.

                                 This means :
    Unlimited usage - stay from just one night or for consecutive months
No “Black out” dates - so you can occupy your villa during high season or any
                 other popular holiday throughout the year.

Exchange capabilities through “The Registry Collection” which opens up a world
 opportunities to holiday in over 175 hotels, villas, private residences or resorts
                      world wide for only US$250 per week.

Financial Logic
                       Compulsory Rental Pool

After the first 3 years, usually all properties will be committed into a
compulsory rental pool in which Owner’s will share the NETT profits
achieved for the year.

The ‘Management Company’ will take their profit share (usually 30-40%)
from the GROSS INCOME of the Estate.

The operational expenses for the resort are paid upfront by the Owner’s at
the beginning of each year, which is kept in an account earning the
Developer’s interest in the meantime.

In this system, it guarantees the ‘Management Company’ will always be
paid, whilst the balance of the NETT returns are left for distribution to the
Owners which can vary dramatically.
