Monitor foreclosure loans and ensuring that foreclosure actions on
individual accounts are completed accurately and in a timely manner,
according to investor/insurer, state, and regulatory guidelines,
minimizing financial losses to the company. Handle special projects
and reporting required by investors. Ensure the required Notices and
Motions are prepared, received, and mailed in accordance with
established guidelines. Identify quality compliance issues as they arise
and provide the appropriate feedback to management. Audit
foreclosure accounts for payment compliance and ensures proper
application to system of record. Review and sign documents submitted
to the court for filing. Closely monitor special timelines for Fannie,
Freddie and Ginnie Mae files.
 Underwriter/Analyst
Review financial information and hardship letters to determine
documents are complete for loan modification. Analyze front and back
end DTI to determine if a modification option is available. Order fees
and costs. Review property valuations/appraisals. Contact BK
department for information on necessary proceedings. Underwrite new
modification terms, payment schedule, and interest rate, defer escrow
and ancillary to maturity if necessary. Keep accurate tracking of loans
worked and phases of modification. Systems used: AAMP, CV, FISERV,

 Call Center/Customer Service/Loss Mitigation/SPOC
Call center handling inbound/outbound calls via manual dial and dialer
using Aspect and Noble dialing systems, update loan data via Fiserv.
Process monthly mortgage payments, set arrangements for payment
or work out a payment plan, educate borrower on delinquency (soft
collections), educate borrower about loss mitigation options, short sale
options, deed in lieu options, refinance options, go over loan
modification terms and conditions once approved, explain fees and
deferred items, discuss escrowed amounts, ancillary fees, UPB,
perform loan validations with borrower once loan has boarded or
transferred servicing, research payment histories and acct
discrepancies for resolution, complete welcome calls, pull credit and
