THE THEME OF DELTA HOUSE IS THAT OF A FRATERNITY HOUSE BASEMENT, WHERE MANY PEOPLE
HAD SOME OF THE BEST COLLEGE EXPERIENCES OF THEIR LIVES.
THE FURNITURE IS MISMATCHED AND NEW PIECES ARE ALWAYS COMING AND GOING, DEPENDING
WHAT WE FIND OUT THERE. THE WALLS ARE COVERED IN PAINTED GRAFFITI AND GREEK LIFE
PARAPHERNALIA. THE BARTOP IS MADE OF PLYWOOD WITH TRINKETS SEALED IN EPOXY AND THE
SUPPORT IS CINDER BLOCK. THE BEER COOLERS ARE BATHTUBS, THE CUPS ARE PLASTIC AND THE
FOOD IS MOST DEFINITELY “COLLEGISH.” WE DO NOT ANTICIPATE ANY MICHELIN STARS OR 10’S
FROM ZAGAT. WHAT WE DO EXPECT IS TO BE THE MOST FUN AND EXCITING RESTAURANT/BAR TO
HIT RALEIGH IN THE LAST 100 YEARS. THE BEST PART OF THIS IS THAT WE HAVE DONE IT BEFORE IN
THE MOST DIFFICULT NIGHTLIFE MARKET IN THE WORLD, NYC.
DELTA HOUSE NYC OPERATED FOR 3 YEARS IN THE 1990’S BEFORE IT WAS SOLD AS PART OF A 10
ESTABLISHMENT DEAL TO AN INVESTMENT GROUP. WHILE OPERATING, DELTA HOUSE EXCEEDED $2
MILLION IN SALES ANNUALLY IN 3,800 SQUARE FEET AND WAS…WAIT FOR IT…IN THE BASEMENT OF A
BUILDING ON THE UPPER WEST SIDE OF MANHATTAN. THERE WAS NO FOOD IN THAT LOCATION AND
DRINKS WERE PRICED RIDICULOUSLY LOW. BOTTLED BEER WAS $3.00. A WELL DRINK WAS $3.25,
CALL DRINKS $4.25 AND PREMIUM DRINKS WERE $5.00. EVEN AT THAT PRICING, DELTA HOUSE
MANAGED TO OPERATE AT A 32% MARGIN. COMPARE THAT TO TODAY’S PRICING, ADD IN FOOD AND A
LARGER FOOTPRINT, AND THERE IS AN OPPORTUNITY FOR SIGNIFICANTLY MORE SALES. ADD TO
THAT RETAIL DRINK PRICES WHICH HAVE GONE UP AT A MUCH FASTER RATE THAN THE WHOLESALE
PRICE OF BEER AND SPIRITS AND THE MARGINS SHOULD ALSO INCREASE DRAMATICALLY.
