Where you want to make sure you are fully protected and
compliant and/or don’t have the time to see to everything that
renting out a property brings with it and don’t want tenants
contacting you 24/7.
Going down this route means you outsource all the stress and
hassle of managing your property to a team of experts who thrive
on it! You basically hand over the keys and we do the rest –
giving you peace of mind and security over your investment, as
well as ongoing support, advice and protection (and no 3am
wake up calls!).
LET ONLY SERVICE
If you are worried about making sure you are protected legally
from lease documentation to legislative compliance, but you are
confident you can deal with ongoing maintenance/tenancy
issues, then you may wish to use our Let Only service.
This service offers you advice on compliance, ensures
optimum market rent is achieved, finds and references your
tenants and offers the security of protection through compliant
documentation.
MARKETING ONLY SERVICE
You may be more than happy to carry out every element of
letting out your property – from viewings to compliance, to
leases, management and maintenance...however, you may wish
to reach a wider pool of tenants above and beyond those which
classified ad sites have to offer.
The more targeted and professional portal sites are subscription
based, but we are happy to use our portals to advertise your
property on your behalf and field all enquiries directly to you to
action accordingly.
VOID MANAGEMENT
Are you concerned about a property you own lying empty for a
length of time? Perhaps you live at an inconvenient distance,
abroad or don’t have any relatives nearby who can periodically
check up on it. Does your insurance policy stipulate regular
inspections?
With our specially created Void Management service we check
your empty property, forward post, run all the taps and check for
leaks and damage on a fortnightly basis.
APPRAISAL, ANALYSIS & ADVICE
Are you deciding whether you want to rent out your property or
purchase a buy-to-let investment? We offer a tailored service to
help reduce the worry, offer answers and help you decide if
this is the right course of action to take to suit your long and

Already have an existing portfolio? Whether you manage this

MAINTENANCE COVER
We have invested in a highly comprehensive yet easy-to-use
24/7 online repair reporting system managed by our in-house
trained and experienced tradesperson to help protect your
property around the clock. In over 40 languages our tenants can
easily and accurately report their maintenance issues which we
deal with promptly to avoid unnecessary deterioration. On top of
this we also have a 24/7 emergency number for ‘out of hours’
peace of mind.
A benefit of our ‘Full Management Contract’ is the automatic
enrolment onto our Initial Response service. This has the dual
benefit of keeping your costs down as a Landlord and keeping
your tenants happy!

Scotland and is also a CLA member (Council of Letting Agents).
Laura Chapman is on the steering group for the CLA working
