and with the law constantly changing it can be difficult
to keep track. Prior to advertising & letting your property
Oakmore Property will ensure that your property is legally
compliant and ready to be let. If anything is needed to
meet legislation requirements we can provide guidance
and organise it for you via our network of compliant service
providers. If your property is managed by Oakmore we
will contact you when renewals are due to make sure you
comply within the appropriate time frames.
Examples of legal requirements include certifications for
energy performance and gas safety as well as membership
of a deposit scheme.
Advertising
We understand that excellent presentation and maximum
exposure are key to achieving the best possible rental
income for your property. We strive to present your
property at its best, both online and at viewings, and we
will provide advice to you to help you ensure the property
is ready to view. After an initial visit, we will advertise
your property online via a range of websites, as well as
recommending your property to our corporate contacts.
If your property is tenanted we always provide advanced
written notice of viewings. After viewings, we always
provide feedback if any areas need improvement.
Choosing a Tenant
Tenant selection is crucial if you want your property to be
maintained to a high standard. We carefully consider all
applications and ask all prospective tenants to complete a
full reference check which includes; credit checks, employer
references and previous landlord references. We will
always seek your final approval before committing to a
tenancy.
Legally verified paperwork will be drafted by the office,
which will be signed and fully executed by the tenant(s)
prior to move in and all necessary paperwork supplied to
both the tenants and you within the legal time frames. If
you want to manage the property yourself, we will provide
all the info you need to make sure you are working.
3. Property Inspections
It is now a legal requirement to place all deposits in
a deposit protection scheme. We have experienced
first hand how vital inspection reports are to support
any deposit deductions at the end of the tenancy. It is
absolutely essential that a property inventory & check-in
are completed with the tenant before they move in to the
property. In addition we complete regular inspections
(every 6 months) to ensure that the property is being
maintained properly. At the end of tenancy we carry out
a pre-checkout inspection to ensure tenants are informed
of their obligations before checkout and finally a checkout
inspection is completed once the tenant has fully vacated
the property. On the basis of these inspection reports
and photographic evidence we have so far had a 100%
success rate in winning deposit disputes.
Management Service
Property Management is a vital part of renting your home
as things can go wrong and you may not have the time to
deal with it. Only you know how much spare time you have
to dedicate to dealing with your tenants telephone calls
and emails and contacting service providers to carry out
repairs. It can be a full time job. Our dedicated property

Our dedicated team will work hard to ensure rent is paid
on time and chase missed payments. We will advise you
every step of the way if further action is required.
Once tenants begin to miss rent it is essential that
procedures are in place to minimise your loss. We provide
a monthly statement along with an annual statement and
any invoices for your records.
Property Maintenance
Tenant communication can vary from those who report
every little thing and ask for a lot, to those tenants who
do not communicate at all, even when serious problems
have occurred. As a Landlord you need to know what your
obligations are in terms of maintenance and what requests
you are not obliged to meet. We have a lot of experience
in managing tenant requests and we can keep you right so
you are not spending money unnecessarily.
