You may be interested to know that the house was
built for Mrs. urston, the widowed sister of
Reverend Granger, whose house was built next door
at the same time in 1949.
Reverend Granger, of some San Diego fame, leaves his
name on the Granger Building downtown.
e house was built by Mr. H. H. Preibisius, who was
noted for building one of the first multi-storied build-
ings in San Diego - the St. James Hotel.
He started building in San Diego shortly aer the
turn of the century and as far as is known, this house
might well have been his last.
e house before remodel is approximately 3,200
square feet with an entry, formal living room with
fireplace, formal dining room with small antique fire-
place, modern kitchen with sub zero and dacor appli-
ances. ere is also a beautiful dining area off the
kitchen that looks out on the family room with fire-
place and back garden patio. e home includes a
master suite with bath and two large bedrooms down-
stairs that also has a bath. ere is a half bath off the
family room with a large bedroom upstairs that could
also be another master suite. All the bedrooms are
large and well appointed. e home includes hard-
wood flooring throughout with unique custom
carved wood fireplaces. e family room includes
high wood ceilings and high windows looking out on
an upper and lower stone patio with mature landscape
and landscape lighting that is ideal for parties year
round.
e home was updated in 2004 by Sherod Construc-
tion, a high end builder from Rancho Santa Fe, who
worked with the interior designer, Christine Brun, to
finish the house as you currently see it.
e remodel was born out of what I would like to see
done with the house aer living here for almost 40
years and in keeping with the update done in 2004. I
worked with John Stewart McGaughy of John Stew-
art Studios on the remodel design. John has designed
a number of high end home remodels that I liked and
we worked together through to the final design. John
brought in Palos Verdes Engineering to complete the
second floor engineering and worked with the City of
San Diego to obtain all plan approvals. e remodel is
now ready for construction with the only outstanding
subjects being the variable cost additions depending
on choice of appliances, fixtures and finishes.
Due to changes in my personal life, I have decided to
sell the house aer all these years and the work put
into the remodel. I think the background that John
and I put into the house affords the potential buyer
the opportunity to buy a special home that has "old
world" charm in addition to high end construction
not usually found in this ocean view community.
e home is being offered for sale as a new 6000 sq. .
remodel for $2,650,000 based on the completed
plans, website and brochure.
ere is the opportunity for the new buyer to "buy
now and save $$$" through purchasing the home now
for $2,100,000 and working directly with the remodel
designer and contractor to complete the remodel and
to possibly make changes or choose appliances, fix-
tures and finishes that are more to the new buyer's lik-
ing.
It is estimated that the new owner could save at least
$150,000 through this method by purchasing the
home for $2,100,000 and working directly with the
designer and contractor - which is preferred by the
current owner and should be appreciated by a poten-
tial buyer.
e construction should take 6 - 8 months to com-
plete.
e designer, contractor and myself are ready to meet
with any potential buyer to review the planning,
designs and timelines.
