  3. 3. 2 Jones & Trevor Marketing & Ted Thomas© 2015 Ted Thomas Resource Center & Success Club Membership © 2015 7 Things You Need To Know About The Tax Collector’s or Treasurer’s Office The Tax Collector (or in some counties the Treasurer) is responsible for collecting the taxes for the county. They take the information the Assessor gives them about a property’s value and send out the tax bills. Then they collect what is owed. If a property owner doesn’t pay their tax bill, the tax collector will notify the homeowner that they are in default. The state statutes will determine how long a person can be in default before the county needs to take additional action to collect what is owed. The tax collector or treasurer is responsible for having the list of delinquent tax properties published in the newspaper. The property of homeowners who still don’t come forward and pay their taxes will be put into the tax auction. The tax collector or treasurer will then conduct the tax sale of delinquent properties once the determined length of time has passed. Here’s What You Need to Know from the Tax Collector’s or Treasurer’s Office: 1)Has The Property Redeemed? The first thing you want to do is make sure that the property taxes haven’t been paid since the list was published. You don’t want to waste your valuable time researching a property that is no longer delinquent.

Other counties create the list once and just republish it even though some properties have been redeemed. Once the list of delinquent tax properties has been published, some counties then create a new list with the properties that have been redeemed. So you will need to cross-reference the two lists. Some counties just post the newspaper list in their office and cross off properties that have been redeemed. Other counties will let you look at their list of redemptions or look up the tax ID number on their computer to see if a property has been redeemed. Ask the county what their process is for finding out if a property has been redeemed. 2) How Much Is Owed At The Auction? You also want to find out the full amount of back taxes that are owed and if there are any other fees that must be paid. Ask in the tax collector’s office if the amount listed in the paper is what you will have to pay. Sometimes there are additional taxes that have accrued since the list was created; it may be a small amount of money, but you want to be clear on exactly how much you need to pay at the auction. Some counties also charge a small fee for creating the certificate. 3) Get The Auction Rules Make sure you get a copy of the auction rules in writing. The rules should tell you how you need to pay (cash, personal check, cashier’s check), how the bidding will be conducted,
  5. 5. 4 Jones & Trevor Marketing & Ted Thomas© 2015 Ted Thomas Resource Center & Success Club Membership © 2015 whether you need to register ahead of time, if you need to put any money down as a deposit before the auction starts, how long the property owner has to redeem, whether liens fall off, the amount of interest you receive, etc. Auction rules can vary in size and amount of detail. A Vermont sale had one page of rules; a Hillsborough County Florida sale had 11pages. 4) Get The Specifics For The Auction Find out the date, time, and location of the auction. Is it one day, or if they don’t get through all the properties does it continue over successive days until the list is finished? Is it in the county building? Do they break for lunch or continue the auction nonstop throughout the day? You want to know all this information, so you can come to the auction prepared. 5)Find The Property And Property Owner’s Address Get the address of the property. Sometimes the property address is included in the published list, but it may not be. Also get the owner’s address. It is useful to know if the owner lives in the property or not. 6) Is There A Homestead Exemption? Find out if this county provides a homestead exemption and if so, what does it mean for you purchasing tax liens

If the county does have a homestead exemption, find out how you can tell if a property has a homestead exemption on it. Also check to see how it affects the properties you are interested in. For example, does it affect the minimum bid, or extend the redemption date? 7) Is There Any Other Information You Can Tell Me About The Auction Process? Ask the official in the Tax Collector’s office if there is anything else you should know about the tax auction or the properties. Often they can tell you roughly how many people show up for the auction or how long the auction process takes. Sometimes they can even tell you who the most active bidders are and when they usually show up at the auction. Ted Thomas Is Committed To Your Success!
