DEVELOPMENT PROPOSAL

2. SUGGESTION & PROPOSAL
I am Chin Ke Ni Kelly, a student from Taylor’s
University Lakeside Campus. My group partner is
Crystal Chia Fye Jzng. We have to find and search for a
pot to develop it into a meaningful and beneficial to the
community. Through our detailed and intense search, we
had found a space in Bukit Kinrara with the areasize of
50m x 70m (3500m2). The empty area is located beside
the Kinrara Residence.
I have proposed to build a sport area at this space. I
foresee this area will be filled up with people from all
age. So i will build a double stories sports centre that
will have sport hall, indoor futsal, indoor skate ramp,
coffee shop, exercise studio, gym room, first aid room
and changing room.
I will build 55 parking lots at the basement to let the
residence or guests to leave their vehicles there so that
they can enjoy the facilities in the sports centre. A coffee
shop will be built in the sports centre to let people have a
place to chill and relax.
3. BENEFIT
To have a sports area in Bukit Kinrara, this will attract
resident or guest to come and exercise.
It will also promote people from around Bukit
Kinrara to come.
The sports centre will also be eye- catching and act as
a landmark for people to identified the area.
Convenient for nearby people as there are nearby
residential area, mini market and commercial block.
Hence, it is very convenient for them to exercise and
release stress here.
It can also help in saving fuels, as some of the people
can walk or cycle to the sports centre.
Having a sports centre will definitely provide better
lifestyle to the residence.
4. RATIONALE
The diagram the developments that have been built in
the area of the chosen site. It clearly portrays that there
are many residential areas and a educational area located
near the site.
According to my observation, this area lacks of
unique- designed buildings. Therefore, a double stories
sports centre capable of altering the landscape of this
area, thus bringing up more conveniences to the people.
5. IMPACT
Traffic Jam
As the residential area, mini market, commercial area
near the sports area, so it would cause minor traffic jam
on the road.
Lack of parking space
If the sports centre becomes popular, it would cause no
enough parking problems.
9. SPORT HALL
There will have 4 multi - purpose 4 court sport hall with
a general clear height of 7.2m and 9.1m over the
individual badminton court. It consist of 4 courts which
is indoor basketball court, volleyball court, netball court
and badminton court.
10. INDOOR FUTSAL
FUTSAL
Five players on court – rolling substitutions.
Played to lines. Ball is returned to play with a ‘Kick
In’.
Use of wider and longer pitch.
All players allowed to enter penalty areas.
No height restriction on ball.
Use of square goals (3m x 2m).
Use of Futsal ball (size 4, 30% reduced bounce).
Five foul limit – No wall for direct free kick after fifth
foul.
Indoors:
• A range of indoor sports hall floorings including timber,
composites, vinyl and linoleum sheet materials, textiles and
carpets
• Long pile artificial football grass
• Sand filled artificial grass
• Polymeric surfaces
11. INDOOR SKATE RAMP
Skateboarding is a action sport, which involves riding,
and performing tricks using a skateboard.
Skateboarding can also considered a recreational
activity, an art form, or a method of transportation.
Skate ramp is specifically use by skateboarders.
12. COFFEE SHOP
Place where people can have their brunch before and
after exercise. Mostly are a place for people to meet their
friend. For someone who accompanies their family
member, friends or children, which do not want to carry
out any exercise, can just wait and have a teatime here.
13. FIRST AID ROOM
A first aid room or medical room is a room in an
establishment (e.g. School, factory, sports venue or airport)
to someone who is injured.
14. EXERCISE STUDIO
This multi- purpose exercise stidio is an ideal for a range of
aerobic fitness, dance, and spinning classes. The exercise
studio caters for fitness classes, dance, yoga, zumba,
martial arts and so on. Beside that, this exercise studio is
also a good venue suitable for important meeting.
15. GYM ROOM
The gym room provides difference type of gym equipment.
Such as treadmills, dumbbells, upright exercise bikes,
standard elliptical trainers and so on. A lot of people do
workout to improve cardiovascular health and build muscle.
For other people who finds that the other facilities does not
suit them can go for some workout.
16. CHANGING ROOM
Place where people change and bath after their activity such
as swimming, gym, dancing and etc. Provide lockers
for people to keep their belonging so their
belonging is secure.
17. PROFESSIONS INVOLVES
1. Architect
An architect is not just involved in the design of a
building.
As a licensed professional they are also responsible for
public safety and overseeing of projects.
Their role is important in every stage of the building's
construction, from the initial concept to the opening
ceremony when the building is complete.
An architect often remains involved in a project as
buildings evolve to incorporate new surroundings and
ideas.
In the design role, an architect is hired by a client to
produce detailed designs of a concept or idea that the
client wants to bring to reality.
Important is heading up the team of professionals who
will work on this stage of the project including engineers,
designers and financiers.
During the documentation phase, the responsibilities are
to capture the design on paper, producing detailed
drawings and using technology such as CAD to test the
feasibility of the design.
This stage can involve continual revision and redrawing
18. to incorporate changes based on the client's requirements,
budget and regulations.
2. Landscape Architect
Conduct site analysis and preliminary assessment.
Determines the location, design and arrangement of
walls, steps, trellises and other features.
Arrange and design land forms and develops outdoor
spaces of the Sports Centre.
Subjects addressed by landscape architect included:
- Site layout
- Grading
- Drainage
- Planting
- Irrigation
- Bio- Filtration
- Soil Stabilization
- Circulation of pedestrians, bicycles and vehicles
3. Quantity Surveyor
Conduct site visits with other professional (Architect,
Engineer).
Consult with architects, engineer, quantity surveyor and
contractor.
19. Preparations of contract, including details regardig
quantities of required material.
Estimate the budget of the development of Sports
Centre.
Making sure that construction costs and production are
managed as efficiently as possible.
Monitor changes to design, assess effect on costs and
measure, value and negotiate variations to designs.
Evaluate and monitor payment to contractors at various
points of construction of Sports Centre.
Prepare Bill of Quantities to assist in tender process.
4. Mechanical and Electrical Engineer
Meeting with architects, project managers and engineers
to understand the needs.
Make sure all electrical wire are installed safely.
Making sure projects meet electrical and construction
safety regulation.
As a specialist in installation of air- conditioning and fire
alarm.
20. 5. Contractor
Work with architect to ensure the project is implemented
as planned.
Construct the project according to designer’s plans and
specification.
Handle the carpentry task required on the project.
Has to be on site regularly to inspect the work as it’s
completed.
Coordinate all of the associated inspections- meeting the
city inspectors at the job site and working with on any
requested changed or adjustments.
Responsible obtaining materials for the construction of
Sports Centre.
