Landscaping
Ecological sustainable development has been considered
when creating The Glades, by selecting local plant species to
inspire landscaping, artworks and other creative motifs. The
existing avenues of mature trees have been retained to provide
shade and preserve the existing ‘rural’character of the area.
Native plants, traditionally associated with the existing
landscapes of Byford, will be used to provide colour, interest
and a point of difference. We are also focusing on low
maintenance landscaping for public and streetscape areas,
using species designed to flourish without irrigation after an
initial 3 year establishment period.

In order to maximise energy efficiency, more than 85 percent
of homesites at The Glades are on an east/west axis providing
a northerly aspect to living areas. This ensures that living areas
enjoy winter warmth and maximum cooling shade throughout

An Urban Water Management Strategy takes stormwater away
and strips it of harmful nutrients prior to the water being
returned into waterways. Regional‘rain garden’bio-retention
systems have been created in public parklands and road
treatments to assist with the filtration and absorption of

A community plan has been prepared to meet the objectives of a healthy and sustainable
community at The Glades.
The plan consists of:
• Identifying the facilities and services required by The Glades’community;

• A process for development, including community consultation and participation;
• A structure for communication and liaison with residents and other stakeholders;

Sustainable Community
The Glades at Byford has become the first development in Western Australia
to achieve certification in 3 categories (Community, Water and Ecosystems) in
the Urban Development Institute of Australia’s EnviroDevelopment Program,
which assesses the sustainability credentials of a development, and was named
“HIA Greensmart Residential Development of the Year”in 2011.
