Mike Patakas began his Real Estate career with Premier Bancorp, located in San Diego, in 1998.

The Broker/Owner, Michael Hilgenberg, who is widely known locally and
nationally in the industry, also owns the newly opened Keller Williams Realty in

know instantly when someone called to get further info on your home.

Internet Marketing: Your home will be showcased on over 300 popular
“Home Search” websites! (i.e.: Homefinder.com, Realtor.com, Trulia, Craig’s List, etc.)
MLS also syndicates to more websites directly to enhance visibility just by listing
your home!

Realtor Network: We have joined forces with a large group of Realtors in your
home’s area and surrounding counties to put your home listing on their websites as
well. We will also send marketing pieces to them to further entice their interest in
your home.

Virtual Tours: Every time your home is viewed on MLS from an internet website,
from www.mmrealtyteam.com to www.zillow.com, the buying prospect can view a
virtual tour, which is 5x more likely to be viewed than photos of your home.

You Tube Video: Did you know that You Tube is the 2nd leading Search Engine after
Google? M&M Realty Team will broadcast a virtual tour your property and advertise
on Google for prospective Buyers. Also, we will be able to send it as a link for
viewing by interested parties!

Local Neighborhood Marketing: We will canvass door-to-door flyer distributing
flyers & information in your surrounding area. We will walk the surrounding
neighborhoods because many times there are buyers very close by or people who
know prospective buyers that may want to live in your neighborhood.
Blog Advertising: We will construct a Blog to showcase your home to be viewed on

* A recently conducted study found that over 80% of home buyers
used the internet to shop for homes and agents. (C.A.R.)

* Real Estate Agents generally feel Open Houses are not as effective
as they used to be due to the internet as percentages are
decreasing yearly for home buyers found at Open Houses. (CNBC)

* Home buyers were more optimistic about future home prices
than buyers in 2009. Nearly a quarter (23 percent) of them
believed that home prices in their neighborhood will go up in one
year, as compared to 8 percent in 2009. (C.A.R.)

* First-time buyers took advantage of the improvement in housing
affordability over the past two years, as evidenced by the increase
in their share of all home buyers. The share of first-time buyers
increased for the second consecutive year from 38 percent in 2009
to 46 percent in 2010. It was the record high since the inception of
the survey in 2002 when only 7 percent of home buyers were first-

* Efforts by the Federal Reserve Bank to reduce long term rates in
the coming months should result in historically low mortgage
rates. With the median price in California back to 2002 levels,
affordability will be at record-high levels over the foreseeable
