Financial oversight Managing finances for properties takes experience and commitment when it comes to property management.   We will assist in the preparation of a budget that includes annual operations budget as well as long-term budget for capital improvements and replacement reserves.  We will collect homeowners dues, assessments, late fees and user fees, pay association invoices and much more.

Experience 11/01-11/04 “Property Manager” WINN Companies (Parmelee Court and Roxbury Corners Co-op),  Boston, Massachusetts Current Responsibilities:  Report to Regional Manager and Owners; Supervise day-to-day operations for two properties, Trouble-shoot resident issues and work closely with staff, to meet objectives (i.e.. meet on a weekly basis to coordinate daily weekly and monthly responsibilities),  Conduct monthly Security meetings with the Community Task Force, to discuss security issues in the neighborhood, with other property managers and law enforcement agencies.  Note:  I have exceeded my NOI by 6-8% of annual budget ($1,800,000), by supervising monthly financials and decreasing delinquencies by 95%,  and reducing monthly maintenance, utilities and capital expenditure
Experience     7/98-11/01 “Community Manager” Aimco Management (Concord Houses), Boston, Massachusetts      Responsibilities Included:  Reporting to Regional Property Manager and Business Owner, Managing custodial grounds, office and service personnel regarding all daily operations; Conducting daily physical inspections of property,  Interviewing, hiring and mentoring of employees,  Overseeing bookkeeping and budget management functions;  Lead marketing and leasing of property, including development of sales techniques that are in compliance with the company and regulatory performance guidelines,  Trouble-shooting resident issues and direct activities of appropriate staff, to ensure total satisfaction regarding problem-resolution
Management Fee Our fee is 10% for single family homes 8% To owner’s of 2 to 5 units 6% To owner’s of 6 to 15 units 5% To owner’s of 15 to 50 units 4 to 3% To owner’s of 50 units and above. Our Initial Finders fee is 50% of 1st months Rent

  1. We at A&Z Residential Properties market properties at various location which limits advertising cost to the owner. Through our experience we find that the most effective form of advertising is Craigslist and putting a sign on the property.
