A lender will check your credit to see if you’re a good candidate for a
loan. If your credit rating is poor, there are things you can do to
improve it.
• Make sure the report is correct. If not, call to fix it
• Begin to pay your pills on time
• Use two to four credit cards so you can keep track of them
• Keep a separate checking and savings account
• Keep the same job for a few years

17. Ads in Newspapers, online or magazines. If you see an advertisement for a home that looks interesting to
you, call me with as much identifying information as possible. I will research it immediately and get back to
you as soon as possible.

For Sale signs. If you see a home with a For Sale sign from a real estate office and you have an interest in a
home, call me with the name of the company and address of the house. I will research the information and
get back to you.
For Sale by Owner signs. Call me with the address and phone number that is shown on the sign. I will get
the details about the home for you. If you find a For Sale by Owner house you are interested in, I will prepare
a market study for you for pricing. If you decide to purchase the home, I will prepare the offer for you on our
sales contract and do all negotiations with the seller on your behalf. I will charge the seller the brokerage fee
for this service.
Open Houses. Visit open houses that you might have an interest in. Tell the agent holding the open house
that you are working with “Sylvia” at Coldwell Banker Woodland Schmidt. If you find a home you like, call me
immediately.
Home Study. Do your homework. Studying listing sheets I give. Drive by and check out the neighborhoods.
Call me with the address when you want to see the home. I will make the arrangements.
Call me for appointments. Do not call the owner of a listed property directly, we will work through the
Realtor marketing the property. Do not preview a home with another Realtor without contacting me first, the
one exception being open house. It is usually necessary to give a seller a days notice for a showing. They
need time to prepare the home and be “out of the way”.
Talking with another agent. Always tell other agents you talk to about a property you are working with
Sylvia Dana. You will be given the information without a lot of questions. If you have a problem with an
agent, tell me, I will handle it.

Negotiation Strategy
We will prepare a negotiation strategy for the property you have selected, including a written
Competitive Market Analysis and advice on the initial price and terms of offer where permitted.
Offer Presentation
If you wish, we will request to present the offer to purchase directly to the seller in the presence of
the listing agent.
Pre-Settlement Inspection
We will accompany you on a walk-through of the property (if one is provided for in the sales contract)
before closing, and we will assist you in dealing with any problems discovered during the walk-
through.
Closing the Sale
We will monitor and inform you of the progress of the purchase agreement.
After the Sale
We will contact you immediately after the closing to follow up on remaining details or services
needed.
Should Coldwell Banker _____________________ not perform the services as stated above, you are entitled to
terminate the representation agreement. Please keep in mind that state and local regulations and practices may restrict
