2. Basement waterproofing paint. Okay, let’s just
get this out of the way now – paint does not
waterproof – not even basement paint that
claims it can waterproof. Now, I am not just
saying that – physically, scientifically, chemically
– paint can’t waterproof.
3. There are two primary reasons why basement
waterproofing paint can’t actually waterproof:
1. Paint goes on the surface and is not absorbed
into the concrete. Paints only last on average
1-5 years and will start to break down from
the day you apply them. Within 1-5 years,
the paint will start to flake off and fade.
4. 2. Paint is full of air bubbles, no matter how much
you stir the paint – you can’t get rid of the
bubbles. This inconsistency in coverage allows
water from the soil surrounding your basement
to be pushed up through the concrete and paint.
The paint will not stop water – it can’t. If
anything, it creates little tiny mazes that help
guide the water to the surface.
5. I get it, paint looks pretty. Paints and stains allow
you to make your basement look and feel like a
finished basement. Good news is you can still paint
your basement, but you have to waterproof it using
a deep-penetrating concrete sealer. The Foundation
Armor concrete sealer penetrates up to 4″ into the
concrete. It reacts with the free lime to create a
crystalline structure that stops water, vapor,
moisture and reduces radon. It also strengthens the
concrete by up to 40% to prevent cracking. You
apply one coat, once in a lifetime.
To summarize. If you want to paint, waterproof first
using the Foundation Armor concrete sealer.
