established campground as testing ground.
3/ Start by renting the entire campground and hosting cash-flow
positive week-long retreats there.

of people to campground (they sign 1yr lease).
5/ Once we've moved a large group of people there and validated
thesis, execute option to purchase campground and purchase
options on surrounding land.
