SOLAR PANEL Water Heating by Solar Panel is compulsory in these buildings. o Hospital and Nursing Home o Hotel and Guest House o Hostel o Community Centre Solar energy plant should have capacity of 25L per person for bathing and 10L / Person for kitchen services. Water Tank o Every Plot having more than 300 Sq.m. area has compulsory to give water storage tank.
  9. 9. INTERNAL MIN. REQUIREMENT
  10. 10. PARKING FACILITY o No parking facility compulsory for less than 500 Sqm plot. o 1 ECU per 150 sqm. FAR. For more than 500 sqm. Residential project. o For theatre 1 ECU per 10 seats. o For commercial 1 ECU per 50 Sqm FAR. o 1 ECU = 23 sqm in open area. o 1 ECU = 28 sqm in ground level parking. o 1 ECU = 32 sqm in Basement parking. o 75 % of total ECU is reserved for car, 20% two wheelers and 5 % for Bicycle. o 25 % extra parking provision for Guests. FACILITIES FOR DISABLED o Govt. offices and public buildings such as Cinema, Theatre, Hospital, Nursing Home, Public facility should have these facilities. Ramp should provided min. 1.8 m wide and max. slope should be 5% Min. 2 ECU is reserved in Basement, o Max. distance for main door should be 30 m. o Lift Dimensions : Internal depth = 1.1 m. Internal width = 2 m. Entry width = .9 m. o Toilet : Min dimension = 1.5m x 1.75m. Min. .9 m clear opening of door and should open outwards. Mounting ht. of WC should be 500mm.

COMPLETION CERTIFICATE o More than 15 m Ht./ less than 15 m Ht. but built up area more than 5000 sqm Having buildings must get completion certificate after completion of construction. o Procedure : Construction as per approved drawings. Deviation in construction from approved drawing. Illegal construction.
  13. 13. PENAL SYSTEM o If construction is not done as per the regulations then the structures may be partially or completely destroyed. o Approval taken by incorrect facts or some other illegal methods will be canceled automatically. o Approval for the building construction given by the authority may not be considered as base of ownership.   14. 14. BUILDING CONSTRUCTION RELATEDRATES o Application Fees Residential/ Institutional: Rs.100 per leaflet Commercial: Rs.300 per leaflet o Verification Fees Residential/ Institutional: Rs.10 per sq.m. on plot area Commercial: Rs.30 per sq.m. on plot area
  15. 15. oPlan Approval Fees  Upto G+2 building o Residential: Upto 100 sq.m. => Rs.1000 Rs.500 for every extra 50 sq.m. o Flat and group housing: Rs.40 per sq.m. for total builtup area o Commercial: Upto 100 sq.m. => Rs.2000 Rs.1000 for every extra 50 sq.m.  More than G+2 buildings o Residential/ Flats/ Group housing: Rs.50 per sq.m. o Institutional: Rs.60 per sq.m. o Commercial: Rs.75 per sq.m. o Motel/ Resort/ Amusement park: Rs.50 per sq.m. of total built-up area
