Reservoir Woods is the renovation of Polaroid’s 1968
manufacturing plant into a Premier Class “A” office
building located at 920 Winter Street in the heart
of Waltham’s Class “A” Office Building market. A
clean, contemporary approach was incorporated into
the exterior design which takes advantage of the
generous floor to floor heights and tenant flexibility
to provide for increased fenestration.
The program includes a 41,000 SF central lobby
and amenity center which includes entries into
the individual wings. Each wing of the project
is designed to function as separate “stand alone
buildings” while maintaining a connection to the
main lobby and amenity center.

ISO New England recently became the first Commercial Corporate Headquarters to receive LEED Gold Certification in New
England. Containing a 90,000 s.f. precast and curtain wall building with a connector bridge to a 60,000 s.f. renovation of their
existing facility, the building includes office space, a 7,000 s.f. computer room and a 5,000 s.f. 2 story Control room to monitor
New England’s power grid. The renovated building includes a 5,000 s.f. addition for a new entrance lobby and conference space
as well as a full service cafeteria and office space.

The 26 acre site in Chelmsford provides the Lisle, Illinois based telecom-
munications company with an attractive corporate campus environment
for its Bay State expansion. The master plan features two three-story Class
A office buildings totalling 270,000 s.f. Tellabs plans to employ 1,000
employees at the heavily wooded site bordering a state park.
The access drive from Mill Road is flanked by natural vegetation on both
sides, while extensive landscaping creates a park like environment. The
greenery extends to dramatic entrance towers which are detailed with an
architectural cantilevered cornice clad in contemporary glass and metal
finishes. Boldly sited, the buildings are designed to project an image that
expresses community.
The interior features a dramatic two-story lobby finished in clear maple,
glass and New England slate. The facilities house a fitness center, cafeteria,
data operations and laboratories. The interior of each wing is efficiently
designed with long span bays and 120’ depths maximizing exposure to
natural light and allowing maximum flexibility.

is the result of a collaborative team

community. Through intense regulatory
and neighborhood focus group meetings,

commercial use and the long established
residential area. The master plan involved
the redesign of the entire campus including
a housing component of nine new
residences along the western edge of the
site. Extensive berms, landscape features
and a two acre conservation area provide an
environmentally responsible solution to Sun

Spagnolo Gisness & Associates, Inc. designed the new office facility and
training building for Viega in Nashua, NH. The exterior envelope of
both buildings provides an innovative, contemporary design incorporat-
ing creative exterior materials. The buildings are clad in a Terracotta Rain
Screen tile manufactured in Germany as well as a composite metal panel
rain screen, glass curtain wall and clear Low-E glazing. The facilities utilize
many of Viega’s products including a radiant snow melting system in the
entry walk-way.

With schematic design complete, the current concept is focused on the vertical
building addition and a new parking garage. The existing 90,000 sf facility
is being expanded by two floors, to approximately 200,000 sf. The building
functions are anticipated to be a blend of chemistry and biology lab/offices as
well as an expanded ground floor vivarium. A multi-story “atrium” space is also
envisioned as the link between the South Building and the vertical expansion
on the North Building. A new main entrance will be created on the existing
second floor level and the old lower level entrance driveway will be converted
into an outdoor courtyard for employees. SG&A is the core and shell architect.

Working closely with the client, the SG&A design team transformed an existing row of century old mill buildings into
the contemporary, active office space Retail Convergence needs. Always with an eye toward the budget, the design utilizes
contemporary building materials within the “brick and beam”, open floor plan to make the space “pop” with a sense of retail
chic. Innovative multi-media web displays at the monumental stair allows employees to keep pace with the ever changing

SG&A is currently creating a new facility for approximately 600 people and 80,000 sf of space on two floors in the
“new “ Russia Wharf building in Boston. Communispace’s work environment is open, energetic and collaborative.
There are no hard walled offices and all employees, including senior management, sit in open workstations. Much
of the work is accomplished through team effort, both online, through video conference and in person, supported
by a higher than usual number of conference rooms, training rooms and soft seating areas. Circulation paths
and corridors are also generous. Creating the right kind of team collaboration space is critical to the company’s
operations and success.

the GTECH Center stands out among the
brick-faced office buildings. Expressive and
symbolic of the 21st Century’s energy and
values, the Center embodies all that makes
Providence a modern, humanist city. The
mixed-use structure is a gateway landmark and
serves as the new world headquarters of the
GTECH Corporation. The Center’s location,
combined with its innovative use of materials,
reinforce the corporation’s identity as one of
strength, technology and state of the art.
The building’s architecture is visibly rooted
in its context, combining an office tower with
major retail center and associated parking
garage. Located on a 1.64 acre site, the design
provides an expanded public realm along
the waterfront. Four distinguished facades
respond uniquely to their surroundings in a
clearly defined urban collage which is bound
together on a four-story podium. GTECH
Center stands activated by its surroundings,
literally shaped by and reflecting the vibrant
and changing cityscape around it. The Center
is a striking landmark, fulfilling the project’s
goals while establishing itself as the next step in
GTECH and Providence’s mutual evolution.

This LEED Silver mixed-use development in
downtown New Haven encompasses two major
parcels in close proximity to Yale University.
The transformational project accommodates
the expansion needs of Yale New Haven
Hospital and re-establishes the urban fabric of
the adjacent neighborhoods. Phase 1 features
an urban wrap enclosing a 845 car garage with
street activating retail and office space on the
upper floors. Integrated into the urban plan is
an extended stay residential use to support the
Newbury Cancer Center. Phase 2 will bring a
similar vision to the hospital district with an

Commonwealth Ventures. A former manufacturing operation, the site is located in an emerging neighborhood close to local
universities and hospitals. Resulting from the re-routing of I-195, this area, known as the “Knowledge District”, will offer
formidable real estate opportunities for institutions, corporations and other commercial enterprises. Victory Square will provide
speculative office space, lab, research/development facilities as well as a garage, hotel, restaurants and other retail amenities
to support this confluence of intellectual and commercial endeavors. The first phase of the proposed development includes a
250,000 sf lab/research building which will anchor the northwest corner of the 4 acre development.

Arborpoint at Woodland Station and its adjacent MBTA parking
structure provide Newton with a national model for Smart Growth and
Transit-Oriented Development. A vibrant new residential community
created on previously underutilized land, the project takes care to
compliment the surrounding area with a pedestrian-oriented streetscape.
Tree-lined, paved sidewalks and benches run parallel to the MBTA
tracks while two-story town houses mask the 285 space resident parking
component. The effect at street level is of a residential neighborhood,
with the six-story mass of the building staying in the background.
Residents enjoy the benefits of the outdoor deck and pool, fitness center,
business center, game room and community gathering space within the
amenities building.

13,000 SF Retail space
Salisbury Beach Development is part of the recently
approved “Salisbury Beach Overlay District Plan”
intended to spur redevelopment of the under utilized
beachfront property and to foster rebirth of this
historically lively oceanfront district. Since January,
2005 SG&A has assisted SPS with the design of a
preliminary master plan concept for this mixed-use
development. The property encompasses several parcels:
Central Street, Shea Street parcels, the Pavilion and
5 O’clock sites. The development will provide 156
residential units, 266 parking spaces, and approximately
13,000 SF of Retail space. This project is currently
being designed.

79. let there be light
project type: Residence Hall
area: 54,000 Square Feet
Julie Hall has tremendous sentimental value to many but its original layout
was an old–fashioned double-loaded, corridor style residence hall. The project
was a challenge in other respects: no documentation existed for the original
building nor for the subsequent office renovations. The schedule required
extreme coordination and fast tracking with the builder. An extraordinary
concept was needed to create the kind of building that Emmanuel wanted
within the footprint of the building. Our “big idea” was the conversion of a
two floor computer room into a dramatic, center atrium with a glass roof that
served as common space, lounge and community room. The basic structure
was retained but the building itself was virtually gutted and built new from
the inside out to accommodate suite style rooms as well as new building
envelope, windows, roof, mechanical and electrical systems, and elevators.

The new Marian Hall Student Center kitchen
renovation represents another unique project
that SG&A has completed for the ever changing
campus at Emmanuel College in Boston, MA.
The antiquated facilities underwent a total reno-
vation in the summer of 2004 while the building
was occupied, encompassing the servery kitchen
and seating/assembly areas totalling 50,000 s.f.

This 75,000 sf technology and manufacturing center consists
of two separate wings linked by a Central Support Center. This
three-story area consists of reception and waiting areas as well
as faculty offices, conference areas and multipurpose rooms
available to the public and to “incubator” tenants. The two
wings are fully occupied with wet and dry laboratories.

landmark dedication
project type: Research Institute area: 65,000 Square Feet
The George J. Kostas Research Institute for Homeland Security at Northeastern University, as planned,
is a world-class facility dedicated to the advancement of national security research. As an innovative,
knowledge center, the building’s traditional vernacular and contemporary aesthetic expresses the
progressive and collaborative nature of the institution, the scientists, the entrepreneurs, and the advanced
research and discovery that will be accomplished there. The architectural expression is a manifestation of
the vision to create a unique and special place to welcome knowledge workers. Located on a prominent
site on the Burlington campus, a hierarchy of forms creates a visually coherent architectural statement
appealing to both corporate and institutional users. The landmark building creates immediate visual
impact and defines the Institute’s important presence at the entrance to the site.

86. tufts university: packard hall
Medford, MA
back to the future
project type: Administrative Offices area: 6,000 Square Feet
The oldest remaining building on the Medford campus, Packard Hall’s central location and air of history combine to greet the
University’s dignitaries and alumni which frequently visit the hall. Located directly on the upper campus quadrangle, Packard
Hall serves as home to the development offices and is occupied by Tufts University’s Vice President. Renovated to better
accommodate the building’s administrative functions, SG&A utilized period color schemes, detailing and light fixtures. The
hall now boasts increased organizational abilities while offering visitors a sense of authenticity within this historic landmark.

project type: Veterinary Facility area: 12,000 Square Feet
Tufts University at Grafton, MA is a nationally recognized veterinary school. SG&A was commissioned to design a new
12,000 square foot Wildlife Center to accommodate the rehabilitation and study of wildlife throughout New England. With
120 acres of open land and future building concerns in mind, SG&A worked closely with Tufts to pick a site appropriate to
the new facility as well as future construction. The Tufts Wildlife Clinic is a unique facility, providing veterinary care, classroom
and laboratory teaching methodologies as well as an education center for children and adolescents. The central core encom-
passes the reception, waiting areas and educational displays. Overlooking the natural wetlands is a 40 person lecture hall with
access to an outdoor patio for animal observation. One of the most distinctive features of the wildlife center is housed in the
clinic wing. Care is provided for the animals in their natural surroundings. Three separate wards extend care to aquatic, envi-
ronmental and carnivore species. A fourth ward serves as a multi-purpose and surgical suite.

Brewster Academy commissioned SG&A
to design the largest expansion in the
school’s history. Taking advantage of the
beautiful views on Lake Winnipesaukee,
SG&A designed a 42,000 sf academic
building with a program that includes a
library, classrooms, chemistry laborato-
ries, lecture space, and audiovisual studios
for the 300-student campus. Separate
classroom “villages” feature distinc-
tive class configurations, student study
areas, instructional support rooms, and
teachers’ offices. These “villages” create
environments that accommodate various
teaching modalities, encourage team
teaching and maximize opportunities for
individualized, interdisciplinary instruc-
tion throughout the space.

flanagan campus center at beatty hall

The Flanagan Campus Center at Beatty Hall is a touchstone in so many ways for the Wentworth community. As one of the
most public of buildings on campus, it is a facility that is integral to the daily lives of many WIT constituents – students,
faculty, staff, and visitors. Creating an energetic vibe and a sense of place is an essential element to the project’s success as well
as meeting the strict budget and schedule. The Flanagan Campus Center at Beatty Hall project includes the construction
of approximately 7,000 gsf of new building space in order to expand and renovate the dining commons, kitchen and servery
as well as renovate approximately 23,000 gsf of other existing space. The $10 million project includes the development of a
new, two story addition to the Ward Street side of Beatty Hall, removal of pre-cast panels from the northerly façade of the
building and installation of new fenestration to enhance building appearance. This allows for modest floor space expansion and
development of a new main entrance to the building to provide a new interior lobby and enhanced access and egress to the first
three floors of the facility. This project also includes an array of improvements aimed at enhancing pedestrian access to, and
connections through, Wentworth’s campus.

94. stonehill college: merkert-tracy hall

Built in 1948, the same year that Stonehill opened,
Merkert-Tracy Hall was the young College’s first
major construction project. It opened in February
1949 as a science center and classroom building. An
addition was constructed in 1979. In 2009, Stonehill
built a new state-of-the-art science building on its
lower campus and made plans to renovate the old
facility into an administrative office building for two
divisions, Advancement and Finance as well as the
Human Resources Department.
Initially, SG&A provided a feasibility study which
documented existing conditions, determined the
best new use for the building, created a preliminary
budget for the agreed upon use, and a subsequent
schedule for design and construction. The findings
of the study were presented to the Board of Trustees
for funding approval. Working with the Facilities
Department team as well as senior management,
SG&A continued with programming, design and
construction administration. The $6 million project
was completed in October 2010 and staff moved
into the facility on November 11, 2010.
