The Tower is located in Oeiras, one of the must sought-after office areas in Lisbon’s Out of Town, also known as
West Corridor.
The municipality of Oeiras presents a total population of 168.475 (2011 census) and, excluding the city of Lisbon,
the biggest GDP per capita of Lisbon Metropolitan Area. The elevated standard of living and work allowed the
municipality to obtain several awards, including the "Melhor Concelho para Trabalhar" (Best Municipality to Work),
"Município de excelência" (Municipal Excellency Award), "European Enterprise Award" and the "ECOXXI" Award.
Located in a mixed area with residential, commercial and services facilities, between the residential area of Oeiras
and the business parks of Tagus Park, Quinta da Fonte and Lagoas Parque, The Tower benefits from a walking
distance mall, Oeiras Parque, and extraordinary accesses, like the Cascais-Lisbon highway (A5), the primary roads

The real estate is located at Rua do Silval, Cacilhas, in the municipality of Oeiras, Lisbon, the legal description of
which is registered in the “1ª Conservatória do Registo Predial de Oeiras”, under the nº 4345 of Oeiras and S.
Julião da Barra, in favor of Rui Ribeiro II – Imobiliária, S.A., inscription 3999 of June 9th 2009.
This plot is identified in the “matriz predial urbana” of Oeiras and S. Julião da Barra under the art. 3625.
The construction permit, with the description “Alvará n.º 375”, was granted by the municipality of Oeiras in October
2011.

The office spaces in The Tower can go from 170 sqm to 6.417 sqm, offering a desirable flexibility to a potentially
varied tenant mix. Each of the office spaces will be delivered to the tenant with raised technical flooring, modular

Double glazed, thermal insulated façade with a optimal relation between glass (40%) and panel (60%). This ideal
relation, obtained trough a 24h/365 days simulation of the building’s energy performance under the environmental
variations brought by the different seasons, insures an efficient management of the thermal transmissions and a
desirable natural lighting conditions.

Main Specifications
The analysis of the natural lighting in the office spaces, on standard working hours, together with the flux
management for the artificial lighting – where, as the natural light diminishes, the light needs are compensated
by artificial lighting, and the other way around – have contributed, in a decisive manner to The Tower’s energy
efficiency certification.
The induction HVAC system (Chilled Beams) is a technologically advanced solution that also decreases de
office spaces energy consumptions and, therefore lowers the tenants energy bill.
