If you find yourself thinking about selling your house and decide that you can do it alone,
think twice. There is a huge real estate industry out there with many years of insight on how
to market and negotiate home sales. This includes special training and access to real estate
tools that a consumer just won't have access to. Yes, this all sounds self-serving and
manipulative. Even at the risk of sounding that way, you need to make a sound decision. You
may find it incredibly beneficial to call a real estate professional and actually explore all the
options available to you right there.
When your agent lists your property it is as if they are hiring all realtors in the area and the
internet to help sell your property. The real work comes from your realtor when you get an
offer in. This is when they screen qualified buyers from those just looking, negotiate price on
your behalf, make sure all timelines are met, inspections, documents and any other
contingencies are completed and in order.
As a home owner, here are a few questions you should ask your listing agent before signing
up with them. Are you a full-time professional real estate agent? How long have you worked
full time in real estate? What type of marketing do you plan on doing for my home and what
types of things do you think I need to do to get ready for market.
How many times have I heard the comment " I have had my home listed for months and my
agent has never shown it"?
Your agent is competing with hundreds or thousands of other licensed real estate agents out
there. Some agents drag lookers to a listing just to make the owner happy, some agents will
show everyone they get in their car their listings to impress a seller. Some offices let whom
ever is answering the phone work that caller which might mean other agents in the office are
showing the house. Bottom line, don't worry that your agent is not showing it, worry if no one
is and there are no offers.
What about if you are selling your house and continue to have agents showing it left and
right. The good news is agents are seeing that your home is for sale and showing it. The bad
news is that it isn't selling. There is another reason other than your listing agent failing you,
afterall, you are getting a ton of showings. It's priced too high, it doesn't flow well, or the
street location is poor.
Having trouble selling your home is a sure sign of marketing failure due to promotional
campaigns or pricing issues. As a home owner, you can check this out yourself. Look up
homes available in your price point and compare your home to the ones around you. Real
