It shows 40% of all internet traffic back then was video.\n\nCisco, the computer networking giant, recently said that by NEXT YEAR-in 2013, 90% of all internet traffic will be video.\n\nKnowing this, are you willing to settle for an agent who doesn’t video your home?\n
  47. Everyone knows that Google is the world’s top search engine, but did you know that YouTube was number two and growing? \n\nSo while we’re trending in Google, we’re already on the first search page of YouTube for “Steamboat Real Estate” where traffic is expanding.\n

  53. It’s about the second word-engagement. Most agents get social wrong by posting up their listings thinking it will magically bring in buyers. \n\nIn reality, it’s an opportunity to interact with everyone we know for the purposes of spreading the word beyond our social circle. Asking questions about their favorite Steamboat restaurant or hosting a video Hangout where people can discuss the pros and cons of different neighborhoods gets people thinking more and more about real estate in Steamboat and who they know that might be interested.\n
  54. The mobile revolution has changed the way real estate is done in the US and Steamboat is no exception.\n\nThe mobile strategy hits on two fronts: One-Coldwell Banker has apps for both the Android platform and the iPhone and iPad. Buyers can literally be sitting in front of your home and pull up the information right on their phone or tablet.\n\nThe second part of mobile is me. No longer am I tied to a desk in the office waiting for the phone to ring or someone to walk in the door. I can be out where everyone else is-talking to people about the market, local real estate trends, and of course, what I have listed.\n
  55. All this is about bringing in buyers. It’s a numbers game. The more buyers I can draw in overall, the better chance I have of finding a buyer for your home.\n
  56. How quickly an agent can respond to a buyer is crucial. With our rapid response system Lead Router and our other partner, Market Leader, I can be notified almost immediately when someone inquires about one of my listings. That means I can get a buyer to you quicker than other agents could.\n

  61. Finally, let’s talk pricing. Especially in a buyer’s market, but even in a seller’s market, pricing is the most effective way to ensure a home sells quickly.\n
  62. Understanding the market makes pricing much easier. I know the value of homes in the Yampa Valley and as a result I determine the market value for your home. If we then price it at or slightly below market value, we have a greater chance of selling your home and selling it for what it’s worth.\n
  63. If you price over what the market will allow, we know the results: buyers and brokers won’t be interested, there will be pushback from lenders on the value, and most importantly, when it does sell it will be for much less than what it is worth. Since it will take longer to sell, that value will keep decreasing over time.\n
  64. For me, pricing a home can be condensed into three categories: the physical qualities of the house-where it is, the style and type of home, its age and condition; market conditions-supply and demand, local, regional and national economic conditions, and recent comparable sales in the area; and competition-back to supply and demand...what are similar homes listed for and how long have they been on the market.\n
  65. One last note about pricing helps prove my point. Do you remember the video of the home you saw earlier in the presentation? I hadn’t even had the home listed for two weeks before I received multiple offers on the home. None of the offers even had a chance to see the video. What drove those offers was the price of the home. Price is, was and always will be the single best marketing tool I have available.\n
