As a Broker and REALTOR with Townsend real estate, I work with both
buyers and sellers.
I'm an independent contractor so responsible for building my own business
and having clients.
My duties when representing sellers and listing properties:
Do research about the owner and property - pulling up the deed, plat map,
plot map, tax records, checking the flood zone, school district, look over
septic permit, restrictive covenants; find out information regarding termite
bond, HOA, any leased fixtures or personal property.
I explain and discuss all the paperwork that needs to be signed by the
sellers (in person or with an electronic signature)
Give the sellers recommendations what needs to be done before and during
listing their property for sale - how to prepare the house for sale, explain
what buyers are looking for.
I take pictures, fill out all necessary MLS input forms and tweak
information once it's on other websites that are available for the public
(reltor.com, trulia.com, zillow.com).
During the listing time I follow up with the sellers to make sure their
expectations are met, update them on market statistics and see if any
2. changes or adjustments need to be made.
Once we get an offer, I explain all terms and help with the negotiations.
After we are under contract, I follow up with the buyer's agent to make sure
what inspections will be done, make sure the process goes smoothly. I help
my seller clients to negotiate repairs if necessary.
Settlement meeting takes place at an attorney's office. After everything is
signed, I make sure the deed gets recorded and all funds disbursed.
I remind them about utilities, homeowners insurance.
I have experience listing and selling occupied and vacant properties, with
local sellers and sellers that are out of state.
My duties when representing buyers:
Usually I start with a quick interview to see what exactly their needs are.
That way I can recommend them a loan officer/mortgage company so they
can explore what loan type and product will work best for them, and what
purchase power they have. Also, I do a property search based on their needs
and wants so they can see what is on the market, and that way I can also
check if I need to adjust their expectations so we can all be on the same
page.
I represent and help buyers that are local and also buyers that are out of
state and may have never seen the property other than in pictures and
videos.
So my tasks in each situation might be slightly different but overall the
process includes:
Explaining how the buying process works and what we can expect during
this time.
Doing property search and discussing each option/property
Setting up appointments and showing the homes.
Once we narrow it down to one or two, I will provide extra information, for
example, comps in the neighborhood or school district so we can see if the
listing price is somewhat fair and the buyers can decide what kind of offer
they can make. I always tell my clients that I'm in charge of making the
process move along and I will give them my professional advice, but at the
end of the day they are the decision makers and they need to feel
comfortable with what they offer or accept.
Once they are ready to make an offer, I go over all the paperwork and get
the forms filled out and signed.
3. Submit the offer, along with disclosures and addendum, to the listing agent
and provide explanation about the offer if necessary.
Help negotiate the price, due diligence fee and period, earnest money
deposit, settlement and closing date, closing costs, home warranty,
personal property, fixtures etc.
Once we are under contract, I will submit the necessary forms to the lender
and attorney.
Recommend and organize inspections, for example, home, termite, septic,
HVAC inspections. I can help with recommending vendors but always
recommend at least couple of different options so they clients can make
their choice.
Make sure all reports and invoices are handled and shared with the
necessary parties.
Make sure the appraiser is complete.
Negotiate necessary repairs.
Schedule the Settlement meeting.
Have a final walk through to make sure the buyers are satisfied with
everything before closing.
Look over the HUD/Settlement statement to make sure all numbers are
correct and to inform the buyers whether they need to bring money to
closing or if they are getting money back.
Meet buyers at the attorney's office for the Settlement meeting to make sure
everything goes well and in case the attorney needs some last minute
information.
Once the deed is recorded, usually the same or next day, inform the buyers
the sale is closed and they can have the keys!
Remind them about having the utilities turned on/switched, trash
collection service, home warranty if applicable.
