Woodbar Limited was established in 1981 as a family run Building Contractor with
two generations of construction expertise.
We specialise in delivering new build & refurbishment contracts as a Main Contractor
in London, East Anglia & the South East.
We have two main offices: our Head Office is in Enfield North London, where the
company has been based for over 30 years, and our Central London office located
in the City of London which was opened in 2010 to support our continued growth in
Central & West London.

We are accredited by Constructionline, Exor and the
Construction Health & Safety Scheme (CHAS). We are a
registered member of the Considerate Constructor scheme
and have received a platinum certificate for our commitment
to the CSCS scheme. We are a quality assured company,
having ISO9001 accreditation and are currently working
towards ISO14001 & OHSAS 18001 accreditation.

Woodbar has a 20 year track record

work within occupied schools delivering a wide
range of refurbishment services, from class
room refurbishments, to the construction of
additional educational and sports facilities.
We understand that delivering projects within
education is not just about the construction, but
about managing the projects and delivering
a learning experience for all involved – our
Clients, the School and Students.

Management Team
Our team of skilled professionals provides tailored
solutions to meet the precise needs of the project.
Whether it is a classroom or laboratory refurbishment, or
the construction of additional teaching blocks and sports
facilities. When deadlines are pressing, we can offer
fast-track programmes and, from day one, a dedicated
project manager will ensure that work is completed on
time and on budget.
When working in schools we ensure that effective
communication protocols are established, to ensure that
the project runs smoothly without impeding the normal
running of the facility.
Engendering your learning environment
At Woodbar, we believe that a school or university embarking on a
construction project is a major commitment, and this needs to be
managed well, to allow the school to function throughout the project.
Disruption is kept to a minimum by establishing a Facilities
Management Plan to ensure that the necessary accommodation is
available at the required time. Noise is always kept to a minimum, and,
we will endeavour to schedule any exceptionally noisy aspect of the
project to out of school hours.
On a number of occasions when we have carried out long term works
within an occupied school, we have worked with the school staff to
allow the children to use the scheme as a study project. Whilst we
realise that these opportunities rely on the support of the teachers, we
are always keen to assist the school in providing unique educational
opportunities out of our building projects.

Safety of staff and students comes first at all times
Woodbar understands the importance of security when working within
sensitive areas such as a school. To support the safety and security of
students, we employ rigorous audits of all the personnel involved in our
projects, and will ensure that all directly employed staff are CRB checked.
We take the management of Health and Safety of employees, sub-
contractors, teaching staff, students and visitors extremely seriously, and we
are proud of the outstanding record that we have attained, and will continue
to review our policies and practices to ensure that Health and Safety is at the
forefront of all that we do.
Exceeding our Environmental
responsibilities throughout our projects
Woodbar recognise the growing importance that this
has within Education.
Through the duration of our project, we work with our
Clients to develop their understanding and practices
and where appropriate, we can support them in
gaining Eco-Schools accreditation, ensuring they
are ahead of the Government’s sustainable school
programme by 2020.

Case Study 1
Fitzjohns Primary School
The London Borough of Camden
Value £2.1m
Description
On a site surrounded on four sides by residences and another school, and with
the only access a narrow private road, we worked on the phased transformation
and extension of the buildings at Fitzjohns Primary School.
The complex programme was designed to cause minimum disruption to the
school, which has stayed open throughout.
The existing buildings provided insufficient space for the school to function
effectively. Central to our solution to this was the refurbishment of the original
Victorian hall, returning it to its former use. Internal partitions, added to make
classrooms, have been removed and the glorious original timber framing
restored.
A new feature ramp makes the hall fully accessible.
To expand the teaching accommodation, we created timber-clad classrooms
in pods that hug the boundaries of the site. They are linked to the existing
buildings by a lightweight carefully detailed canopy that unifies the spaces
around the central playground and its mature trees. The previous school hall has
been newly converted to a nursery class with a dedicated play area carved out
of the steep slope of the site.

Case Study 2
Coopers Technical College
Value £1.4m
Description
Hidden behind a fence on Hawkwood Lane is a large old house, known as
Coopers, from which the adjacent school took its name. It has been quietly,
but decidedly, rotting over the last few decades. Most of the lead on the many
roofs had been stolen, resulting in water damage. A recent outbreak of dry rot
meant that the building has been in danger of collapsing, and in urgent need of
refurbishment.
The original 18th Century three storey section of the building is constructed of soft
red facing brickwork to the South East (rear) elevation, with large timber, vertical,
sliding sash, single glazed windows with glazing bars. The North West elevation,
facing Hawkwood Lane, is constructed of yellow London stock bricks, with a
painted stone string course, parapet and cornice. The photograph below shows the
eastern front of the house in the early 20th Century.
In February 2012 we were commissioned by the College to undertake an
extensive external refurbishment of the entire building. The work involved carrying
out structural repairs to the roof structures, renewing/upgrading most of the roof
coverings to meet current building regs, cleaning the brick & stonework, repairing
and repointing the masonry and repairing/restoring all of the existing metal &
timber windows.
In September 2012 the College then commissioned us to carry out the internal
refurbishment of the building. These works included renewing the M&E services
through the building, including demolition of the existing boiler house, Asbestos
removal and refurbishment of all internal areas of the Mansion house to provide
the College with a new Sixth Form College.

Case Study 3
Sion Manning RC Girls School
Value £1m
Description
A visual arts college, Sion Manninng RC Girls’ School gained Lottery funding for this
extension - a dance studio with fitness suite. It is a building that is fully integrated
into the centre of the school site, with provision for independent community
access.
In 2006 we were commissioned by the London Borough of Kensington & Chelsea
to construct a new dance studio. The studio is a double height space composed
of two elements: a lightweight glazed volume floating above a dark masonry
base. Inside, linear light fittings hung through the glazed volume form a floating
suspended plane of light. Timber-faced acoustic panels resonate with the rich
tones of the timber floor, providing a counterpoint to the cool surface of a mirrored
wall. Wrapped around the studio are single storey changing facilities and the
fitness suite. The suite is a linear volume, one wall of which is washed in daylight
from a continuous rooflight. A large window punctuates one end of this space,
framing the view.
This project was undertaken on a very restricted site, with a fully occupied
& functional school and therefore particular attention had to be given to the
scheduling of deliveries and segregation of the working area from the children.
This project proved to be a success and we have since work on several other

Case Study 4
Primrose Hill Primary School
Value £1.2m
Description
Primrose Hill Primary school is a Grade II listed Victorian Building in the heart
of the Primrose Hill Conservation area in Camden.
This classic three level Victorian school, originally housing Girls, Boys and
Infants on separate floors, needed complete re-modelling to work effectively
as a teaching establishment in the 21st Century.
While the Grade II listed school, at 3,000sqm, is a third bigger than is required
for the number on its roll, 10 of the 14 classrooms were well below the size
expected by the DfES. It also had an original assembly hall at each level, but
could not accommodate the whole school.
The kitchen, located on the first floor, was in need of replacement and
relocation, and the main entrance reception, on the ground floor, made access
of the school difficult.
Work was carried out in four phases linked with a decanting strategy designed
to minimise disruption to the children’s education.
The end result provides five new state-of-the-art classrooms of the correct
size and location, better siting of resource areas, revised assembly facilities,
a new kitchen and dining suite and a redesigned and rationalised entrance
and administration hub. The ground floor is now available for community use
without security issues.

Case Study 5
Park Walk Primary School
Value £330,000
Description
Park Walk Primary School is a Grade 11 listed building in Chelsea, accessible to
people with disabilities in line with the Disability Discrimination Act.
The scheme removed the original concrete staircase, leaving a triple-height void,
2.5m wide x 4.5m deep, that was filled with a lift and two steel and resin bridges
that cross the space, at first and second-floor levels.
Each floor was colour-coded with animal graphics. The lift has a glass rear face, fitted
with strips of LEDs that illuminate vinyl graphics of nocturnal animals on the wall as
it moves.
A 3m x 2.5m rectangular roof light of toughened and laminated glass was installed
to draw in daylight.
Three animal graphics made from cut frosted film were applied to the internal face
of the glass, while a 1,800mm-diameter circle was cut out of the ceiling to create
the illusion that an ostrich, monkey and bear are peering in.

Description
The key elements of our phased work at this school are
striking and playful additions to the existing accommodation,
and alterations to the existing buildings to make them fully
accessible. Kentish Town Primary is a mainstream school
with a number of physically disabled children in attendance
and a reputation for work in inclusive education.
In the first phase, we provided hygiene facilities throughout
the school. In the second, we extended the main building
to incorporate a new therapy suite and create additional
classroom space for children with dexterity problems who
need computer bases. In the third phase, we designed a
bold addition to link the original Arts & Crafts main building
to the infant block. This project featured a curved wall of
warm stock bricks, a timber pergola, red aluminium cladding
to the entry canopy, and an external play area under a
cantilevered canopy. Light is used to unify the spaces
throughout. The ICT suite is lit from above by a curved
rooflight, washing light over the main wall.
