Any successful program or project has three main focuses that
control the execution.
1. The Plan of Action – clear and complete outline, which defines
the methodology, processes and systems necessary to implement
the scope of work.

Project : King Faisal Specialist Hospital & Research Center Expansion Projects

Project Summary
King Faisal Specialist Hospital and Research Center (KFSH&RC), one of the Middle East’s top medical institutions, is known for high-caliber medical
professionals and state-of the-art techniques. To expand KFSH&RC’s presence in cancer treatment and research, support the medical campus’s functionality
and image, and accommodate a full range of evolving clinical care, practice, and research modalities, an expansion initiative currently under way features
four landmark projects that incorporate the latest in building, medical equipment, and healthcare system technologies and are flexibly designed to
accommodate future expansion.
The 360-bed, 72,000 m2 King Abdullah Center for Cancer and Liver Diseases, featuring inpatient nursing units, ambulatory clinics, treatment areas, and
diagnostic, support, and technical services, will be connected with the existing hospital on all floors. The 38,000 m2 National Biotechnology Center,
comprising a biotechnology research facility, allied health training unit, common public and support areas, multistory parking for 600 cars, and new gate
and access road network, is envisioned as the prime research laboratory and training center in the Kingdom of Saudi Arabia and the larger region. The new
45,000 m2, four-story Royal Wing, designed for future expansion to 10 stories, has its own helipad, access road, and evacuation tunnel and is linked at the
ground floor with the existing hospital for instant access to the emergency department, VIP outpatient clinics, medical imaging, and support facilities. VIPs
also enjoy a new dedicated gate and road network. A new block connected to the existing hospital on all levels includes a new emergency department,
polyclinics, family health clinics, lobby, reception areas, visitor’s center, retail shops, public amenities, technical/support facilities, and helipad. Finally, a
Powerhouse and Service Tunnel System includes a new 18,000 sm powerhouse facility and 1,800 m of tunnels to contain service utility systems.
Underground parking for 1,200 vehicles provides convenient access to all medical and research buildings. In addition to providing design services for all four
projects, Cannon Design will draft KFSH&RC’s institutional master plan.
Project Size and Capacity
The project consists of a master plan of the 93 hectares campus and 165,000m2 of new construction.
In addition there will be 12,077m2 of renovation and structured parking for 2,600 cars.
Project : Security Forces Hospital Expansion Project

Project Summary
Dar Al Riyadh Consultants provides engineering and consulting
services for preparing the studies and design for the expansion
of the Security Forces Hospital and the car park in Riyadh.
This hospital is considered as one of the oldest hospitals of the
Ministry of Interior and most significant one over the past 25
years.
The project consist of 200 bed medical tower and a car park
accommodating 1,200 vehicles. Dar Al Riyadh in a joint
venture Cannon Design prepare the medical and operational
studies for this project besides provision of its design concepts.
Project : Al Minhal Hotel Expansion Project, Riyadh
Client : Al Minhal Hotels Co.

Year : October 2008 - Ongoing
Project Summary
Al Minhal Holiday Inn Administration
intends to execute a qualitative step in the
provision of their hotel services which has
been provided for more than 30 years,
through developing the hotel into a 5 Stars
hotel and including in the chain of Crown
Plaza Hotels. The project consist of an
addition of 10 storey tower and another 6
storey tower to increase its capacity to 330
executive rooms and a car park
accommodating 220 vehicles.
Dar Al Riyadh developed the design
concepts in cooperation with Veritas
Architects Sdn. Bhd., besides studying the
project operational aspects.
Project : General Auditing Bureau, New Building in Riyadh
Services : Concept Design to Tender Documents
Project Summary
The project is located on Jami’a Street, Riyadh, Kingdom of Saudi Arabia. The
new office building for General Auditing Bureau Headquarters shall comprise
the following areas; a north lot tower which comprises the various auditing
offices, and a south lot building which has auditorium, restaurant and prayer
hall etc. Both North and south lots have three basements mainly for car
parking.
Project : Khurais Plaza & Geant Hyper Market - Riyadh
Services : Master Planning, Conceptual Design, Engineering Detail and Studies
Project Summary
This project is located on the Khurais
Road in Riyadh. The Kingdoms first
Hypermarket and is a new concept in
retailing where one activity
supplements the sales of the other.
Here the Hypermarket is planned on
the first floor with car park at the
entry level and with the Hypermarket
and Shopping Mall linked at the first
floor with a Walkway bridge.
The buildings are planned to have a
continuity of flow of people from the
Shopping Mall to the Hypermarket and
vice versa. The flow is in a spiral form
with the curving mall adding interest
and leading from one complex to the
other via a bridge over the road. One
acts as a magnet for the other pulling
the crowd from the mall to the
hypermarket with the food Court
centrally placed.
Project : Urban Planning & Detailed Design for Taiba District, Riyadh
Services : Master Planning, Conceptual Design, Engineering Detail Design & Studies
Project Summary
Group Housing Project with all facilities on a site of 700
hactares targeted for medium /low income group of Saudi
Families. Al Taiba District is in the outskirts of Al
Riyadh close to the proposed South sub-center and
Yamama Cement Company.
DAR carry out the preparation of concept design,
masterplan, landscaping, detailed engineering
infrastructure design, architectural design of buildings
and Project Management.
Concept Design was prepared in collaboration with SWA
Architects of USA. It is expected to be one of the
pioneering projects in integrated township developments
in Saudi Arabia.
Project : NOFA Equestrian Resort, in South of Riyadh
Services : Engineering Detail Design
Project Summary
The NOFA Equestrian Resort Grand Stand Facility is
designed to an International Racing Standards. It
provides the seating for 1200 spectators with separate
seating areas for Royal Members, Sponsors, Family and
Men sections.
The building has an interesting roof profile with a
combination of space fame and tent structures. The
facility consists of Race Tracks, sampling stalls,
saddling stalls, maintenance building and kiosks.
Project : Al Rajhi Complex, Riyadh
Services : Conceptual and Engineering Detail Design
Project Summary
The project is located in Al Yasmeen
district, Riyadh. It consists of 115 units
with apartments and duplex units. The site
is having interesting topography which
lends the natural beauty to the complex.
This project consists of club house with
swimming pool, gymnasium, multi purpose
hall and basement car park. Well
landscaped spaces within the complex and
its periphery enhances the comfort and
visual quality of the complex. The site area
is 12810 m2 and provides 26,000 m2 built up
area.
Project : GOSI Investment Housing Project, Diplomatic Quarter, Riyadh
Client : General Organization for Social Insurance (GOSI)

Project Summary
The GOSI allocated 130 land lots at the Diplomatic Quarters in Riyadh to
develop land and build houses / apartment buildings. DAR designed 8 house
prototypes for different land lot areas / shapes with entrances from the existing
roads, internal walkways and car parkings.
This project was one of the most important investment projects for GOSI.
Project : Hollandi Bank Headquarters Modification, Riyadh

Project Summary
After a limited competition among the leading consultant companies, Dar Al Riyadh was
selected to prepare a study and design for the headquarters office building for the Saudi
Hollandi Bank in Riyadh, Saudi Arabia.
The primary structure of the proposed headquarters office building is a rectangular 8-storey
structure of approximately 30 x 50 meters.
The bank headquarters would occupy the ground, first, second, third and seventh floor of the
tower structure with the remaining three floors for be leased for outside companies. Four
twelve-passenger lifts will serve with two emergency exit staircases. An other fifteen passenger
lift will serve from the ground floor to the two levels of the basement car park which will also
be used as an
Emergency shelter. A monumental type stair overlooking the four-storey atrium will serve the
four lower bank floors. The service entry will be on the northwest corner of the building. One of
the two-storey secondary structures will accommodate the branch office bank and its
supporting facilities as well as the automatic teller machine facing the main street. It will also
accommodate an eighty-seat cafeteria at the ground floor with a kitchen and a cold storage.
The first floor will be used as a training center.
JANADRIYAH RACE COURSE

world famous Janadariyah Racing Club
This 700 000 sq m racecourse site is located 45 km
north-east of the centre of Riyadh and meets the
exacting standards required for an international
equestrian venue of the highest order
We provided the design and construction supervision
delivery of two race courses, the grandstand, stabling
and equestrian health facilities together with all roads,
utility services and distribution systems, generators,
substations, sewage treatment plant, bore-hole well,
water treatment plant, chiller compound, pump stations
including security, full landscape design, water features
and fountains

This management information system is used for managing the City Cleaning Contracts for the entire City of Riyadh.

Project Summary King Faisal Specialist Hospital and Research Center (KFSH&RC), one of the Middle East’s top medical institutions, is known for high-caliber medical professionals and state-of the-art techniques. To expand KFSH&RC’s presence in cancer treatment and research, support the medical campus’s functionality and image, and accommodate a full range of evolving clinical care, practice, and research modalities, an expansion initiative currently under way features four landmark projects that incorporate the latest in building, medical equipment, and healthcare system technologies and are flexibly designed to accommodate future expansion. The 360-bed, 72,000 m2 King Abdullah Center for Cancer and Liver Diseases, featuring inpatient nursing units, ambulatory clinics, treatment areas, and diagnostic, support, and technical services, will be connected with the existing hospital on all floors. The 38,000 m2 National Biotechnology Center, comprising a biotechnology research facility, allied health training unit, common public and support areas, multistory parking for 600 cars, and new gate and access road network, is envisioned as the prime research laboratory and training center in the Kingdom of Saudi Arabia and the larger region. The new 45,000 m2, four-story Royal Wing, designed for future expansion to 10 stories, has its own helipad, access road, and evacuation tunnel and is linked at the ground floor with the existing hospital for instant access to the emergency department, VIP outpatient clinics, medical imaging, and support facilities. VIPs also enjoy a new dedicated gate and road network. A new block connected to the existing hospital on all levels includes a new emergency department, polyclinics, family health clinics, lobby, reception areas, visitor’s center, retail shops, public amenities, technical/support facilities, and helipad. Finally, a Powerhouse and Service Tunnel System includes a new 18,000 sm powerhouse facility and 1,800 m of tunnels to contain service utility systems. Underground parking for 1,200 vehicles provides convenient access to all medical and research buildings. In addition to providing design services for all four projects, Cannon Design will draft KFSH&RC’s institutional master plan. Project Size and Capacity The project consists of a master plan of the 93 hectares campus and 165,000m2 of new construction. In addition there will be 12,077m2 of renovation and structured parking for 2,600 cars.

Project : Security Forces Hospital Expansion Project Client : MOI Services : Concept Design to Tender Documents Project Summary Dar Al Riyadh Consultants provides engineering and consulting services for preparing the studies and design for the expansion of the Security Forces Hospital and the car park in Riyadh. This hospital is considered as one of the oldest hospitals of the Ministry of Interior and most significant one over the past 25 years. The project consist of 200 bed medical tower and a car park accommodating 1,200 vehicles. Dar Al Riyadh in a joint venture Cannon Design prepare the medical and operational studies for this project besides provision of its design concepts.
  • 16. Project : Al Minhal Hotel Expansion Project, Riyadh Client : Al Minhal Hotels Co. Services : Concept Design to Tender Documents, Supervision Year : October 2008 - Ongoing Project Summary Al Minhal Holiday Inn Administration intends to execute a qualitative step in the provision of their hotel services which has been provided for more than 30 years, through developing the hotel into a 5 Stars hotel and including in the chain of Crown Plaza Hotels. The project consist of an addition of 10 storey tower and another 6 storey tower to increase its capacity to 330 executive rooms and a car park accommodating 220 vehicles. Dar Al Riyadh developed the design concepts in cooperation with Veritas Architects Sdn. Bhd., besides studying the project operational aspects.

Project : General Auditing Bureau, New Building in Riyadh Services : Concept Design to Tender Documents Project Summary The project is located on Jami’a Street, Riyadh, Kingdom of Saudi Arabia. The new office building for General Auditing Bureau Headquarters shall comprise the following areas; a north lot tower which comprises the various auditing offices, and a south lot building which has auditorium, restaurant and prayer hall etc. Both North and south lots have three basements mainly for car parking.

Project : Khurais Plaza & Geant Hyper Market - Riyadh Services : Master Planning, Conceptual Design, Engineering Detail and Studies Project Summary This project is located on the Khurais Road in Riyadh. The Kingdoms first Hypermarket and is a new concept in retailing where one activity supplements the sales of the other. Here the Hypermarket is planned on the first floor with car park at the entry level and with the Hypermarket and Shopping Mall linked at the first floor with a Walkway bridge. The buildings are planned to have a continuity of flow of people from the Shopping Mall to the Hypermarket and vice versa. The flow is in a spiral form with the curving mall adding interest and leading from one complex to the other via a bridge over the road. One acts as a magnet for the other pulling the crowd from the mall to the hypermarket with the food Court centrally placed.

Project : Urban Planning & Detailed Design for Taiba District, Riyadh Services : Master Planning, Conceptual Design, Engineering Detail Design & Studies Project Summary Group Housing Project with all facilities on a site of 700 hactares targeted for medium /low income group of Saudi Families. Al Taiba District is in the outskirts of Al Riyadh close to the proposed South sub-center and Yamama Cement Company. DAR carry out the preparation of concept design, masterplan, landscaping, detailed engineering infrastructure design, architectural design of buildings and Project Management. Concept Design was prepared in collaboration with SWA Architects of USA. It is expected to be one of the pioneering projects in integrated township developments in Saudi Arabia.

Project : NOFA Equestrian Resort, in South of Riyadh Services : Engineering Detail Design Project Summary The NOFA Equestrian Resort Grand Stand Facility is designed to an International Racing Standards. It provides the seating for 1200 spectators with separate seating areas for Royal Members, Sponsors, Family and Men sections. The building has an interesting roof profile with a combination of space fame and tent structures. The facility consists of Race Tracks, sampling stalls, saddling stalls, maintenance building and kiosks.
  • 21. Project : Al Rajhi Complex, Riyadh Services : Conceptual and Engineering Detail Design Project Summary The project is located in Al Yasmeen district, Riyadh. It consists of 115 units with apartments and duplex units. The site is having interesting topography which lends the natural beauty to the complex. This project consists of club house with swimming pool, gymnasium, multi purpose hall and basement car park. Well landscaped spaces within the complex and its periphery enhances the comfort and visual quality of the complex. The site area is 12810 m2 and provides 26,000 m2 built up area.

Project : GOSI Investment Housing Project, Diplomatic Quarter, Riyadh Client : General Organization for Social Insurance (GOSI) Services : Master Planning, Conceptual Design and Engineering Detail Design Project Summary The GOSI allocated 130 land lots at the Diplomatic Quarters in Riyadh to develop land and build houses / apartment buildings. DAR designed 8 house prototypes for different land lot areas / shapes with entrances from the existing roads, internal walkways and car parkings. This project was one of the most important investment projects for GOSI.

Project : Hollandi Bank Headquarters Modification, Riyadh Client : Saudi Hollandi Bank Services : Engineering Detail Design and Studies Project Summary After a limited competition among the leading consultant companies, Dar Al Riyadh was selected to prepare a study and design for the headquarters office building for the Saudi Hollandi Bank in Riyadh, Saudi Arabia. The primary structure of the proposed headquarters office building is a rectangular 8-storey structure of approximately 30 x 50 meters. The bank headquarters would occupy the ground, first, second, third and seventh floor of the tower structure with the remaining three floors for be leased for outside companies. Four twelve-passenger lifts will serve with two emergency exit staircases. An other fifteen passenger lift will serve from the ground floor to the two levels of the basement car park which will also be used as an Emergency shelter. A monumental type stair overlooking the four-storey atrium will serve the four lower bank floors. The service entry will be on the northwest corner of the building. One of the two-storey secondary structures will accommodate the branch office bank and its supporting facilities as well as the automatic teller machine facing the main street. It will also accommodate an eighty-seat cafeteria at the ground floor with a kitchen and a cold storage. The first floor will be used as a training center.
