22. Outlook for October
Based on historical trends, it is expected that the supply of properties for sale in October will increase as
buyer activity decreases. This normally occurs this time of year because people are focusing their attentions
elsewhere, such as children returning to school and preparing for the holiday season. Since mortgage
interest rates remain relatively low, however, it is anticipated that buyer interest will remain active throughout
October, and perhaps even thru the end of 2013.
With this in mind – supply increasing and buyers shopping – Q4 of 2013 could prove interesting.
Nevertheless, according to key statistics sellers should be conservative when pricing their properties for sale
and be willing to negotiate. Buyers, on the other hand, should shop all available listings as supply is likely to
increase in volume making possible many acceptable alternatives to choose from.
Keep in mind…
Residential homes sales decreased 34+% from September 2012 to 2013
Median sales price decreased $165K from September 2012 to 2013
Median days to sell decreased 32.7% from September 2012 to 2013
Months of inventory on average has shown signs of improvement throughout 2013 relative to 2012
Active listings in September 2013 totaled 54, which is up 14+% from August
And, the sales/listing ratio is 27.8%
