This fall we begin our 49th year as a chapter at the
University of Central Missouri. This is the longest any Delta
Chi chapter has existed uninterrupted in US.
Nearly 1,000 brothers have been initiated.

4. Why?
Current House at the Fraternity Complex
All fraternity house censuses in the complex remain extremely
low. Typically, 2-3 living in the house. This gets worse each year. Lack of
maintenance, flooding, health issues & building deterioration
continue. There is no money in the UCM budget to fund a new complex
and none in the foreseeable future. UCM enrollment remains strong.
Panhellenic numbers are at an all-time high, yet overall Greek men are
declining or flat.
Getting the guys back together in a house with meal options is important
to bonding, rush & valuable life lessons (chores in the house and
cleaning).
It will insure our chapter’s existence and growth. 2019 fall rush is critical
and we need to have the house move in ready prior to the first day of
school.
5. Our Partner + Details – 800 S Holden St
14 months ago our ABT leadership began thoroughly vetting options. We
have been fortunate to land in a great place with Barrister Capital
Corporation (http://barristercapital.org/).
Barrister is the housing arm of the Delta Chi national fraternity. They
currently own and/or manager nine Delta Chi properties and
growing. With the exception of our Barrister liaison Eric Stice and the on-
site house directors, Barrister board members are Delta Chi volunteers
including Ray Galbreth, Missouri 69 who served as the national Executive
Director of Delta Chi for 33 years.

Barrister will use it’s capital resources to purchase the property at 800 S
Holden Street on a three year ‘dead purchase’. The design of the house
was well thought out and Barrister said it is by far the best layout of a
fraternity house they have seen. The original floor plan and a list of the
many improvements are under the “House Information” tab at the top of
this site.
Barrister has full management responsibility. They are funding the
majority of the house improvements. Additionally, they employ a full-
time on-site House Director. Mike Gnagi, UCM 79 has accepted the
position and will start in August. Mike has already begun working closely
with Eric Stice to properly plan the kitchen.

Barrister with the assistance of Charlie Rutt and other alumni secured a
partnership with Sodexo www.sodexousa.com campus food service to
provide meals at a rate competitive with both dorm & off campus-
living. Meals will include dinner Sunday-Thursday, lunch Monday-Friday
and an unmanned continental breakfast bar supervised by the House
Director.
In accordance with our values and the University of Central Missouri, the
undergraduates have signed the University's Housing Memorandum of
Understanding. This commitment states that Delta Chi will maintain a
clean, safe, healthy, welcoming, and alcohol-free environment for our
members and visitors.
Each undergraduate living in the house signs a lease agreement with
Barrister similar to living in an apartment.
8. Nothing Can Be That Easy…
Our challenge: The house at 800 S Holden Street is not livable in its
current state. The significant damage to the property was a key factor in
the owner selling for this price. The seller committed $50K toward repairs.
Barrister committed an additional $150K. The minimum we need to raise
to insure that all repairs (including the kitchen/dinning room) are
completed before school begins is $84K. We set a goal of $100K to
prepare for any unknowns. We cannot afford to have these key projects
drag out 3-5 years.
We are nearly halfway toward our goal of $100K and with just eight weeks

Personalized Reserved Parking Spot: $10K
Sponsored large common area for $5K including customized plaque
Sponsor a bedroom for $2K including customized name plate
Wall of Honor in the Chapter Room: $1,000 customized plate
Purchase a customized patio brick w/name for $200 (any donation over
$550 will include a customized patio brick).
Donations of $25-up will receive their name on a donor plaque located
in a prominent place on the main floor.
10. Now What?

We are taking more volunteers. Their role is to simply reach out and

Barrister gets access to the property for some construction in May and
takes possession in early July. There will be a bedroom furniture move in
day on Saturday August 10th. As many actives as are available will be
there. If you are able to join us there will be a catered lunch BBQ for all
volunteers.
