For the sixth time in succession THE LOCATION GROUP publishes
its unique Retail Market Study. The last year’s edition had a size of
nearly 1,000 pages. This year we cover the retail development of
the 150 most important cities for fashion retail worldwide. It is
reflected in the size of 1,500 pages and covering more than
3,000 store openings.
We decided to split the book into three parts: In the first book we
cover the retail development in Europe. Additionally we included
the development in the Holiday resorts worldwide. The second book
includes Middle East, Asia and Pacific, and Africa. Information on
North and Latin America is available in book three with two specials,
the Retail M&A Deals and the Retailers’ Expansion Plans. All three
books together form the Retail Market Study 2014.
For this third worldwide report of its kind, THE LOCATION GROUP
again scouted all highly frequented retail locations and shopping
malls worldwide. The previous reports reached 100,000 readers so
far. The very positive feedback and numerous requests we received
on the 2012 and 2013 reports prompted us to extend our study to
cover over 800 high streets and 500 shopping malls.
European premium and luxury retailers are expanding rapidly into
Asia and Latin America. Africa is also a target for expansion but a
little less than Asia and Latin America. This trend is reflected in an
enormous increase in the premium and luxury shop openings.
For nine years THE LOCATION GROUP has been one of the leading
international retail real estate boutique agencies for tenants, own-
ers, and investors of retail properties and shopping centers world-
wide.
All data compiled in the Retail Market Study is the fundamental
base for our new online website project with the goal to bring
today’s offline retail real estate world online. Retailers, landlords,

On Fifth Avenue, one of the largest H&M stores worldwide arrived
at number 589 in October 2013. Valentino is set to open in 2014 at
693 Fifth Avenue here in the old Takashimaya Building. Ralph Lau-
ren has snapped up the former space of Disney at number 711.
Spread over two floors, Dolce&Gabbana’sflagship store now opens
doors to the public at number 717.
On Madison Avenue, Oscar de la Renta doubled retail space to
3,700 square feet (344 square metres) at number 772. For its first
U.S. store, men’s clothier Kent & Curwen has sewed up the venue
at number 815. Maje said bonjour to 1070 Madison Avenue with a
light, airy boutique. Canali won the seventh location in the U.S. at
number 625 and launched a 6,000-square-foot (557.42 square
metre) flagship store. Baccarat celebrated 250 years of heritage
by introducing New York a new flagship store at number 635, while
Alexander McQueen decided to decamp to number 747 and the
quirkily preppy, bow-festooned world of Kate Spade hit the venue
at number 789. Lanvin finally opened its doors at 807 to introduce
luxury collections entirely dedicated to men, Anya Hindmarch
celebrated first U.S.flagship store at number 795 and Valentino
unveiled a four-storey town house at number 821.

OnBroadway,the three-storey flagship store of MichaelKors,with
an entire floor dedicated to men’s products, is located at number
520. After announcing its 57,000-square-foot (5,295 square metre)
store at Fifth Avenue, H&M breaks its own record with the enormous
flagship at Herald Centre, 1293 Broadway and 34th
Street.
On Greene Street, Etienne Aigner stamped its name at number
65 with a 3,500-square-foot (325 square metre) boutique. In the

Street as the new Soho’s store. Alice + Olivia closed its Greene

InLandmarkPrince’s,RalphLaurenintroduced its first and largest
men’s flagship store in Asia.

At IFC Mall, Bottega Veneta was one of the latest fashion houses
to join the list of high-end brands that have made the mall their
home in 2013. Luxury watchmaker Blancpain simultaneously
revealed two boutiques in Hong Kong, the first one in IFC Mall and
the other one at 1881 Heritage in Tsim Sha Tsui. Pomellato chose
the mall to begin its Asian expansion. IFC Mall is also, where Tumi
made the retail debut in the city. Alice + Olivia launched the open-
ing of their first freestanding store in Greater China and Southeast
Asia here. Penhaligon’s also built up the first-ever flagship in Hong
Kong inside the iconic shopping centre. Miu Miu relentlessly pur-
sued its development strategy in Hong Kong, as the brand opened
its ninth outlet, located in the city’s prestigious IFC Mall.

In Causeway Bay, Breitling located its first boutique in Hong Kong
along the bustling Hennessy Road, at number 519–521. UGG
Australia opened a new store at 2 Yiu Wa Street. IWC has now
settled the brand’s first street-level store at 19 Yun Ping Road.
Sandro rolled out second store and first Asian flagship store at
Lee Gardens, one of the best luxury shopping destinations in Hong
Kong. Tiffany & Co. increased its presence in the city in Times
Square, on 1 Matheson Street. Rado opened a new flagship store
in the district, at 539 Lockhart Road.
OnQueen’sRoad,the retail giant Topshopset up its first Hong Kong
store at number 59–65, on the ground level of Asia Standard Tower.

On New Bond Street, Chanel unveiled its largest global flagship
store of 12,600 square feet (1,170 square metres) at number 158–
159. Breitling opened its first UK flagship store of 2,700 square foot
(250 square metre) at number 130 while Dolce & Gabbana revealed
the fourth London store at number 53–55. The Swiss luxury watch
brand Patek Philippe has taken over the leasehold of number 16,
which was previously occupied by Watches of Switzerland and will
debut its boutique in the United Kingdom soon.
At Oxford Street, Pandora hit London again, this time with its larg-
est global flagship store at number 465. G-Star has agreed to pay
Carphone Warehouse more than 2.5 million Pounds to take on the
lease to its store at 272–274 Oxford Street, which is next door to
John Lewis. Sports Direct, the company led by Newcastle United
owner Mike Ashley, will open a new superstore at number 150.
On Sloane Street, Tom Ford reinforced the street’s fashionable
reputation in luxury retail by debuting London’s flagship store at
The Cadogan Estate’s new development at number 201–206.
At Mount Street, the prestigious bridal brand Oscar de la Renta
finally unveiled its largest store worldwide at number 130, near to
Marc Jacobs, Christian Louboutin and Balenciaga.
London
AtRegentStreet,WatchesofSwitzerlandwill open the UK’s largest
flagship store at The Crown Estate’s W4 development at number
153–167 in 2014. & other Stories, the new brand from the company
behind H&M and COS, fêted its first store in London at number
256–258. French luxury brand Longchamphas stepped up its global
expansion and signed up for a space at number 229. KarlLagerfeld
has agreed the deal to open his first London store as part of his
plan for a worldwide fashion empire.
On South Molton Street, Bimba & Lola continued its growth in
international markets. The company, immersed in a development
plan outside the Spanish market, opened its fourth store in London.
Eton opened a flagship store in the heart of Mayfair at number 53.
Eton’s offers a 646-square-foot ground level that houses Eton’s
full collection of fine menswear.

openings at the end of March 2013 at number 35 and on the corner
of the Champs-Élysées and Avenue Franklin Roosevelt. During Paris
Fashion Week in March 2013, M.A.C opened a two-level flagship
store at 78 Avenue des Champs-Élysées measuring 373 square
metres. Zara’s new flagship store at number 92 covers 1,300 square
metres, adding the third store on the Champs-Elysées.

On Avenue Montaigne, in January 2013, Giorgio Armani launched a
women’s retail store at the former Ungaro store at number 2. In
April 2013, Versacereopened the boutique on 45 Avenue Montaigne
with a new concept store. In June 2013, Fendi opened its new
300-square-metre flagship store in Paris at number 51, the former
Gianfranco Ferre store. Saint Laurent bought Escada at 53 Avenue
Montaigne to open its largest global flagship store with 1,000 square
metres. Loewe and Valentino renovated their Avenue Montainge
stores. QatarLuxuryGrouphas signed a lease on a 502-square-me-
tre boutique at 50 Avenue Montaigne in Paris, previously occupied
by D. Porthault.

On Rue de Sèvres, Shang Xia debuted its first store outside China
at number 8, where Furla was once located. The Hermès little
sister line Petit h opened a permanent space in Hermès’ Left Bank
boutique on 17 Rue de Sèvres. MiuMiuand TAGHeuerstrengthened
their presences in Paris with store openings within the prestigious
department store Le Bon Marché.
OnBoulevardSt.Germain,KarlLagerfeldopened his first European
concept store at number 194 with 200 square metres, while Aigle
renovated its 25 year old flagship store.
On Rue Saint-Honoré, Peuterey has chosen the venue at number
205 to open its first flagship store in Paris. Solange Azagury-
Partridgedebuted her Paris store just before Christmas at number
239. & other Stories replaced Joseph at number 277. A few steps
from the prestigious Place Vendôme, French jeweller AKILLIS has
opened its first boutique at number 332. Piquadro opened its first
boutique in Paris at number 330–332. Zimmerli announced the
opening of its first mono-brand store in Paris at number 336. Tom
Ford officially opened a three-storey venue for women and men at
376–378 Rue Saint Honoré, which was once occupied by Ermene-
gildo Zegna. Designers Viktor&Rolf have announced the opening
of a flagship store in Paris at the prestigious address of number
370. Chanel temporarily opened at 382 Rue Saint Honoré while its
original Rue Cambon store is under renovations until 2016.

In Ginza, Ruco Line, the Italian contemporary shoemakers,
strengthened its presence in Tokyo with the new location at num-
ber 4–3–14 Ginza, in Namiki Dori, a popular neighbourhood of lux-
ury, art, and design. Tous also increased brand identity in the
exclusive Namiki Dori, at number 6–6–9. Lanvin relocated its flag-
ship store in Asia from Ginza 7-chome (opened in 2004) to the
historical Seisho (Bible) Kan Building at number 4–5–1. Dolce &
Gabbana refurbished one of its largest Asian stores at number
4–5–1 Ginza. Italian lingerie brand La Perla opened a Ginza’s store
at Iwatsuki Building at number 6–7–7. Red-carpet celebrities’
favourite fashion brand CHCarolinaHerrerafinally landed in Tokyo
with the first Japanese store at Hanatsubaki Street, 6–10 Ginza.
Tommy Bahama opened Japan’s first bar, restaurant and store at
number 7–10–1.
In Aoyama district, the first permanent store and café in Japan of
Maison Kitsuné was launched at 3–15–13 Minami-Aoyama. The
US designer ThomBrownecelebrated his first Tokyo flagship store
at 5–3–20 Minami-Aoyama. Pretty Ballerinas set up its own bou-
tique at 5–6–14 Minami-Aoyama. “Aoyama Honten Maison de
Provence” is the name of L’Occitane’s new flagship store at 3–5–18
Kita Aoyama, Minato-ku. AlexanderWangopened its first flagship
store in Japan in October 2013, located in the upscale district
Aoyama.

InRoppongiHills, Issa,the London-based brand made famous inter-
nationally by the Duchess of Cambridge Kate Middleton, debuted
Tokyo’s shop in the Roppongi Hills shopping centre. Alexander
McQueen launched its first accessories boutique in the world, also
in the mall. Jacobs Cohen joins Alexander McQueen here to display
premium collections. The second location in Tokyo of Stella McCa-
rtney is located at the centre. In the middle of Keyakizaka Avenue in
Roppongi Hills, Burberry’s fourth Japanese establishment is found.

Armaniunveiled its new Tokyo unit in the same luxury building with
Coach. Omotesando Hills witnessed the opening of Denham’s sec-
ond store in the Japanese capital.

On Bahnhofstrasse, the Swarovski flagship was refurbished and
enlarged on more than 140 square metres. Yooji’sSushi opened its
flagship store in July 2013 at Bahnhofstrasse 102 at the former
Metzgerei Kauffmann, covering an area of about 200 square metres
on two floors. Zara became a new tenant at the Bally Capitol, Bah-
nhofstrasse 66, replacing Swiss shoe retailer Bally that moved to
former Saint Phil space at number 20 on the street. The life insurer
Swiss Life wanted to rebuild the Oscar Weber House on Bahnhof-
strasse 75–79. The renovation started in early 2014 and estimated
investment is around 100 million Swiss Francs.
An exclusive party was launched to celebrate the new flagship store
of Diesel in Zurich. With an area of 470 square metres, the store on
Bahnhofstrasse 84 was designed following the criteria of the new
brand concept. The Zett Meyer specialist watch shop at number 37
became a new branch of Van Cleef & Arpels, but the former tenant
continues to run it. AudemarsPiguet launched its third Swiss store,
which is also the first in Zurich, sharing 130 square metres with
Jaeger-LeCoultre to open at former Douglas space on Bahnhof-
strasse 32. Omega moved a few doors further along to where the
Diesel fashion store used to be at Bahnhofstrasse 48 on 250 square
metres, with Omega’s former 70-square-metre store at number 52
occupied by Longines.

On Rennweg, Falke opened the doors of its new shop to Zurich’s
citizens in May 2013 at number 2. The new store covers 200 square
metres on two floors.

makeup inside Sephora’s largest flagship store of 1,500 square
metres in China, located at the junction with Maoming Road.
990 Nanjing West Road accommodates the new property of Oysho
who just revealed its first store in Shanghai alongside its ambitious
plans to strengthen its presence in China. 10 Corso Como came to
one of the liveliest districts in Shanghai at 1717 Nanjing West Road
to unveil its series of unique personally curated art, fashion and
design shows. The prestigious Swiss watchmaker ErnestBorel held
the grand opening of its largest flagship store in Shanghai, located
on Nanjing East Road in The Bund. A brand-new flagship store of
the well-known brand Bershka, introduced by Shanghai New World
Souvenirs Co., Ltd., was launched at Shanghai Souvenirs Shopping
Centre on Nanjing East Road.
In L’Avenue Mall, LVMH Group displays a strong contingent of their
brands including LouisVuitton,Dior,Fendi,Bulgari,Céline,Loewe,
and Tag Heuer. LVMH’s real estate arm L Real Estate also enticed
other luxury brands Ermenegildo Zegna, Salvatore Ferragamo,
Burberry and Prada to open large stores in the mall. After years of
re-positioning in China, it was pleasing to see Ralph Lauren hitting
its stride again and the L’Avenue store is the best yet in China. Not
surprisingly, Chanel and Hermès, who are archrivals of LVMH,
stayed away.
In IAPM Mall, Gucci, in partnership with Bee Inc, unveiled an eco-
friendly store. The third freestanding store in China of StellaMcCa-
rtney was fêted in the mall. Mulberry provided IAPM Mall with the
full product range inside the new store, which is not only the largest,
but also the first establishment of the brand in the country. The
new AlexanderMcQueenstore inside the mall reflected a new retail

Gràcia, a place currently occupied by La Baguetina Catalana.
On Avenida Diagonal, Tous launched a commercial space at
number 478 that has introduced a new concept look with a surface
of 200 square metres. Mango moved to Benetton’s Avenida Diago-
nal 588 to open its first kidswear store covering an area of
100 square metres.
On Calle Rambla Catalunya, Sunglass Hut opened a flagship store
at number 102 on an area of 156 square metres. JoMalone,an Estée
Lauder’s brand has opened its second Spanish store at number 77.
New Balance opened a new flagship store in Barcelona, situated
at number 47 with a sales area of 200 square metres. The doors
of the first Helly Hansen store opened in Barcelona at the corner

At Leipziger Platz, designer Karl Lagerfeld will open a store in the

Turkish denim brand Mavi Jeans is also among the famous inter-
national tenants taking the deal in the upcoming shopping centre.
The American denim and lifestyle brand Guess Jeans has rented a
space for the future store in the centre too. The sales area amounts
to approximately 150 square metres. The Nike sporting goods con-
cept has also leased around 692 square metres of store space in
the large-scale project.

openings in Istanbul in the spring of 2013. Among the brands was
Chanel, which doubled its retail space at stinyePark Mall. Hublot
also celebrated its first mono-brand boutique in Istanbul, also
within the stinyePark Mall, later in the spring.
In addition to the Godivachocolaterie and cafe that opened in 2012,
Laduree has inaugurated its first boutique and cafe at stinyePark
Mall. Luxury department store Harvey Nichols opened its second
location in Istanbul at the end of 2013, within a newly built complex
within the Nisantasi District, developed by Demsa Group, the licen-
see of Harvey Nichols in Turkey.
Michael Kors has already opened two stores in Istanbul and built

On Bagdat Caddesi, Camper launched a new store in Istanbul in

5,000 The first Apple Store in Germany’s capital of Berlin
opened on 3rd
May 2013, as thousands of fans queued
up to be one of the first get inside the company’s
latest flagship retail location. Set up at Berlin’s
Kurfürstendamm 26, the new shop is Apple’s elev-
enth in Germany overall. Apple had developed the
location for some time, but the store only became
ready in May 2013. The new site is also Apple’s larg-
est store in Germany and Europe with 5,000 square
metres of retail space.

June 2013, Swiss watch brand Blancpain
opened its largest boutique in the world in Shanghai.
The boutique at 181 Taicang Road, in Xintiandi dis-
trict, is the brand’s third in Shanghai and its eighth
in China. Spread over 600 square metres on two
floors, the boutique presents the brand’s creations
and offers a range of additional services.

September 2013 the opening of its first Maison in the
world, in the prestigious location of Via Sant’Andrea
15, on the former space occupied by Ferre. The new
Bottega Veneta store covers 700 square metres and
features both men and women collections – ready-to-
wear, accessories, shoes, bags and home collections.

watches and jewellery retailer Bucherer opened a
large flagship store at 12 Boulevard des Capucines
(former location of Old England). The two-storey
boutique has an area of 2,250 square metres and
opened its doors to the public in April 2013.

June 2013, Chanel unveiled its new London
store, a 12,600-square-foot unit on New Bond Street
directly across the street from Louis Vuitton’s Lon-
don flagship and next door to Dior. The boutique, at
158–159 New Bond Street, is just a few doors away
from Chanel’s former space (at number 173), but it is
far bigger, more imposing and more luxurious.

300 In February 2013, Chanel expanded its flagship store
in Geneva. The new setting on over 300 square
metres occupies the former space of Hermès and joins
Chanel’s premise at Rue du Rhone 43. This is also

750 Australia’s growing appetite for exclusive luxury
brands is an unexpected boon for Christian Dior. Dior
opened its first flagship boutique in Australia in
Sydney in early February 2013. The multi-level store
was designed to replicate Dior’s renowned boutique
on Paris’s Avenue Montaigne. The boutique is located
in the former Louis Vuitton store on the corner of
King Street and 65 Castlereagh Street.

opened its new flagship store in New York at 717
Fifth Avenue in late April 2013. Spread over two
floors with a total area of 18,400 square feet, the new
Dolce Gabbana store on Fifth Avenue features the
designers’ interior signature pieces such as tufted
velvet ottomans, oversized mirrors with gilded rococo
frames, Venetian glass chandeliers and the occa-
sional scroll-patterned damask wall panel.

ish flagship store, Madrid captured a new Emporio
Armani flagship store in April 2013, at Calle Serrano,
44, between the Prada and Loewe stores the luxury
hub of the city. The new property in Madrid covers
800 square metres and features the full range of prod-
ucts for men’s and women’s ready-to-wear and acces-
sories, including the EA7 and Armani Jeans lines.

300 In June 2013 Fendi opened its new flagship store in
Paris at 51 Avenue Montaigne, neighbouring the
Chanel Store and occupying the former Gianfranco
Ferre store. Fendi’s new store on Avenue Montaigne
covers 300 square metres and features men’s and
women’s leather goods, apparel and accessories.
11 Forever 21 Berlin Tauentzien-

3,000 Forever 21 has launched the opening of its first Ger-
man store. Located in Berlin on Tauentzienstrasse 13,
which was formerly operated by the companies Leiser
and Hugendubel, the Californian fashion brand oper-
ates a total sales area of 3,000 square metres. The
whole assortment of Forever 21 collection including
labels such as Love21, 21Men, Forever 21+ and the
cosmetic line LoveBeauty are sold. The official
opening took place on 8th
June 2013.

32,516 Galeries Lafayette Group continued its international
expansion with the inauguration of a department
store in Beijing on 18th
October, marking its return
to China 15 years after the closure of its previous
outpost in the country’s capital. With a retail area
of 32,516 square metres and 500 brands on offer, the
six-storey department store in the Xidan area is the
retailer’s second largest worldwide, after its flagship
on Boulevard Haussmann in Paris.

Kering Group
PPR rebranded to Kering
In March 2013, the PPR Group was renamed into Kering which is
the new corporate umbrella brand that encompasses François-
Henri Pinault’s collection of luxury brands owned by his family:
Gucci, Bottega Veneta, Saint Laurent Paris, Brioni, Balenciaga,
Alexander McQueen, Puma, Stella McCartney, Christopher Kane,
Girrard Perregaux.
PPR which stood for Pinault, Printemps La Redoute is obsolete,
since the group sold Parisian Printemps department store many
years ago, while La Redoute was sold in early 2013.
But why was PPR not named Gucci Group? The Gucci brand is not
only the largest in terms of sales but Pinault has understood the
importance of its Italian identity. However, putting Saint Laurent
Paris or Alexander McQueen under an “Italian umbrella” would not
be feasible.
As for the actual meaning of Kering, the group insists its inspira-
tion is drawn from the Breton language, in which Kering means
‘house’ or ‘foyer’. However, in Indonesian, Kering means “dry” or
“dried”. It appears Pinault’s ambitious rebranding has not only
been rushed but also could not come at a worst time from
an investment point of view, given the uncertainty surrounding
Gucci’s performance in China, the huge losses of Puma and the
continuous investments into Saint Laurent Paris (recently
rebranded from YSL) and Brioni – both brands yet to reach the
stability and growth of Bottega Veneta, the true flagship and
engine of the entire group.
Kering sold off Redcats childrenswear to Alpha
Private Equity
French retail conglomerate Kering agreed to sell its Cyrillus and
Vertbaudet children’s clothing brands to Alpha Private Equity Fund
for 119 million Euro including debt. The deal was closed in the
middle of 2013.
The sale was the latest in a string of deals by Kering as it looked to
sell off parts of its Redcats mail-order business, after it was unable
to find a buyer for the operation as a whole. At the beginning of
December 2012, Kering (still named PPR back then) announced it

would sell Redcats’ women’s plus-size brand OneStopPlus Group to
Charlesbank Capital Partners and Webster Capital.
Kering sold Ellos to Nordic Capital
French luxury and sports brand Kering confirmed the selling of
Ellos, the Scandinavian unit of its Redcats business, to Nordic
Capital for an enterprise value of 300 million Euro (395 million
Dollar). The deal was closed in April 2013.
Kering bought stake in Christopher Kane
Kering bought another piece of London’s lively fashion scene,
striking a deal to acquire a 51 % stake in Christopher Kane. The
French group said it plans to seize on the Scottish designer’s
notoriety and creative prowess to accelerate expansion and
develop his business as a global luxury brand.
Plans include opening Kane’s first free-standing boutique – likely
in London in 2014 – and adding a second ready-to-wear range.
Financial terms were not disclosed.
Kering acquired tannery
Kering revealed that it has acquired France Croco, an elite producer
of tanned skins. Located in the Normandy region of France, the
tannery is believed to be the third largest in the world and supplies
to the top fleet of luxury firms in Italy and France, including brands
owned by Kering and its luxury rivals…
