Introduction
1.1 Origin of the report
This report is generated under assistant professor, Kamrul Hasan, Department of
Business Administration. This report is prepared as the requirement of
“Organizational Behavior course. The topic is “Practical application of organizational
behavior in “Mega Builders” by studying company’s actual norms, behaviors,
attitudes, communication system, culture and different problems and their
solutions.
1.2 Objectives of the report
Broad Objectives:
The main objective of the study is to provide a overall view of the practical
application organizational behavior in Mega Builders.

Background Study:
Douglas McGregor, an American social psychologist, proposed his famous X-Y theory
in his 1960 book 'The Human Side of Enterprise'. Theory x and theory y are still
referred to commonly in the field of management and motivation, and whilst more
recent studies have questioned the rigidity of the model, McGregor’s X-Y Theory
remains a valid basic principle from which to develop positive management style
and techniques. McGregor's XY Theory remains central to organizational
development, and to improving organizational culture.

9. Theory x ('authoritarian management' style)
*The average person dislikes work and will avoid it he/she can.
*Therefore most people must be forced with the threat of punishment to work
towards organizational objectives.
*The average person prefers to be directed; to avoid responsibility; is relatively not
ambitious, and wants security above all else.
Theory Y ('participative management' style)
*Effort in work is as natural as work and play.
People will apply self-control and self-direction in the pursuit of organizational
objectives, without external control or the threat of punishment.
*Commitment to objectives is a function of rewards associated with their
achievement.
*People usually accept and often seek responsibility.
*The capacity to use a high degree of imagination, ingenuity and creativity in solving
organizational problems is widely, not narrowly, distributed in the population.
*In industry the intellectual potential of the average person is only partly utilized.

• Data received from web, journal and company prospectus.
• Used Ms Word & Ms PowerPoint.
• Primary Information
We visited the real estate company “Mega Builders” and collected information
relevant to our study.
• Secondary Information:
Mega builders publish a wide variety of materials for the benefit of existing and
potential customers. It includes press releases, release notes, articles etc. For the
study on mega builders we used data and information from those sources. We also
have gathered information from their website.

10. 1.4 What is Organizational Behavior?
Organizational behavior is the systematic study and careful application of
knowledge about how people – as individuals and as groups – act within
organizations.
On the other hand, OB is the study of what people think, feel, and do in and around
organizations.
Organizations:
Organizations are groups of people who work interdependently toward some
purpose.
Goals of organizational behavior
-Describe: Systematically, how people behave under a variety of conditions.
-Understand: Why people behave as they do?
-Predict: predicting future employee behavior (Who would be dedicated and
productive or absent & tardy)
-Control: Control and develop some human activity at work so that
employees performance can be improved.
1.5 Limitations of the study:
• Since there has been no specific automobile insurance company in our
country, it was difficult to collect required information from general
insurance companies.
• There is very little difference among these companies as they follow the same
rules regarding automobile insurance.
• Sometimes they are not interested to reveal confidential information about
their company
• Time was comparatively short.

2.1 Company Profile:
“Mega builders” is a real estate company that serves the people by providing
housing facilities.
Mega builders:
Mega builders one of the reputed and largest real estate companies in Bangladesh
embarked upon its journey since 1998 with the first project under the name of
“Mega Chayaneer” at bananas. The company then gain ground and became very well
known in real estate sector.
From the very beginning Mr. Murad Iqbal Chowdhury the founder of the company
took over the reins of the company and since then there has been no looking back. In
time with the active support of the other helping hands, the company has
progressed rapidly adding new projects at a very rapid pace and the company
became financially very healthy by this time.
Now, the company has many projects at different places in Dhaka city. They
have projects at Dhanmondi, Gulshan, Gulshan Niketon, Banani, Uttara, Kalabagan,
Green road, rawer bazaar and many other locations.
The company has also projects in Chittagong and Sylhet.

14. Motivational factor:
Motivational factors are used to increase the productivity and participation of the
employee so that organization can easily achieve their goals and objectives.
Mega builders use different motivational factors to encourage their employees so that
they exert their highest effort to fulfill the organizational goal. Their main motivational
factors include

Communication system:
One of the very important factors, on which the success of a organization depends
largely. If an organization fails to ensure appropriate communication system , it will
never be successful. A proper communication system from the lower to upper and upper
to lower is very essential to be successful.
Communication is the transfer of information and understanding from one person to
another person. It is a way of reaching others by transmitting ideas, facts, thoughts,
feelings and values. Its goal is to have the receiver understanding the message as it was
intended.

It is the method by which a sender reaches a receiver with a message. It usually requires 8
steps, whether the two parties talk, use hand signals, or employ some advanced
technology means of communication.

They have given their employees a greater autonomy to give and receive each and every

level has the equal right to participate in it. They all have the right to ask any relevant
question to the top management.

from a great person……..
“I behave with you like a friend but remember that I am not your friend”. The culture of
Mega builder’s too much related this sentence. For achieving the organizational goal the
communication upward to downward, like friendly. They give all the facilities to their
employee but employees must work to archive the organizational goal.

What is participation?
Participation is the mental and emotional involvement of people in group situations that
encourages them to contribute to group goals and share responsibility for them.
This definition entails three important ideas-

• Responsibility
Participation means meaningful involvement rather than mere muscular activity. It
motivates people to contribute and show their creativity to achieve the organizational
goals.
Participation encourages people to accept responsibility to their group activities.

Once the absenteeism of one employee increased, close inspection shows he was
very much depressed due to the death of his wife. In this case, the organization
suggests him to rent a house near the office and take a leave for some days.

21. Empowerment:
Empowerment can be defined as the degree to which the employees of the organization
are given power to take decision by themselves. Or to what extent power is given to the
employee.
Mega builders provide the employee enough power to participate in the annual general
meeting. The opinion of the employees are taken cordially and these are considered as
very important factor when take the final decision.
Employee emotions and values are given priority to a greater extent here. Their opinions
are given priority here. As it is private limited company, ownership is much more
important here and most of the decisions are made by the top level management.
Specially, important decisions regarding the management of the company are taken by the
top management.
Conflict
Conflict arises from disagreement over the goals to attain or the methods used to
accomplish these goals.
Conflict also arises due to task independence, ambiguity of roles, policies and roles,
personality differences, ineffective communication, competition over scarce resources,
personal stress and differences in attitudes, beliefs and experiences.
Conflicts are also seen in Mega Builders like other organizations. They handle it very
wisely.
If there is any conflict within a department, the department head try to solve it. If he fails
to solve it by himself, he informs it to the top management to solve.
But when there is any conflict in the top management, it becomes very serious a harmful
as well for the organization. Usually this situation doesn’t appear. But if really there is
any situation, the authorities first try their best to identify the actual problem and try to
solve it. But if they fail, they have to fire one of the employees to control the situation.

22. Conflict can both be constructive or destructive
Conflict is often seen as a destructive phenomenon, but it is a limited view. In fact, if all
conflict with co workers is avoided, each party is likely to deprive useful information
about other’s preference and views. Conflict is not all bad; rather it may result in either
productive or non productive outcomes. A more positive view, then , is to see that conflict
is nearly inevitable and to search for ways in which it can be result in constructive
outcomes.
Some benefits of conflicts are following…..
People search for new ways to reduce conflict in future which increase their
innovative power.
It helps them to experiment new ideas.
Hidden problems are brought to surface by it, so that can be further solved.
Once the conflict is solved, people become more committed towards their work, so that
no conflict arises in future.
Some disadvantages are also prevailed. These are given bellow………
If it becomes too long, it may focus on personal issue.
At professional level the team work or cooperation may deteriorate.
It can raise personal stress level by declining one’s image to others.
Motivation level of employee can be reduced.
Organizational Power and politics:
Power is the ability to influence other people and events. It’s the leader’s stock-in-trade,
the way that leaders extend their influence to others.
Organizational politics refers to intentional behaviors that are used to enhance or protect a
person’s influence and self interest while also inspiring confidence and trust by others.
In mega builders internally there is no direct influence of employee power and politics but
power and politics are inter-related.

In case of any type of change in the organization, the employees are properly informed.
They are properly handled to cope with the changing environment.
• Employees are informed before implementing the change.
• Their opinions about the change are also taken.
• These are considered properly before implementing change.
• Employees are well trained to cope with the new change in the organization.
In case turnover,
From the perspective of employee:
They must inform the authority at least 3 months before changing the job. Otherwise they
will cut of their 1 month salary.
From the perspective of employer:
Before firing any employee, authority must inform the employees before 3 months.

We have mainly shown here the actual application of the above mentioned factors in a
renowned real estate company “Mega Builders”.

Mega Builders should more actively find problems faced by their employees in the
workplace and take corrective measures to solve them as soon as possible to be a
successful one in the real estate business. They should be more concern about
employee performance and attainment of organizational goals.
