TORONTO,November3,2010--GreaterTorontoREALTORS®reported6,681sales
through the Multiple Listing Service® (MLS®) in October 2010. This represented a 21 per cent decrease compared to the
8,476salesrecordedinOctober2009.Throughthefirsttenmonthsoftheyear,salesamountedto75,582–uponepercent
comparedtotheJanuarythroughOctoberperiodin2009.
“TheannualchangeinsalesandaveragesellingpriceshasbeenquiteuniformacrosstheGTAandbypropertytypeasthe
markethasbalancedoutfromrecordlevelsofsalesinthesecondhalfof2009andfirstfewmonthsof2010,”saidToronto
RealEstateBoard(TREB)PresidentBillJohnston.
“ThecompositionofGTAhomesalesdoesdifferdependingonlocation.Condominium
apartmentsaccountedfor42percentoftotalsalesintheCityofTorontoandalmost60percentofsalesinTREB’scentral
districts,”Johnstoncontinued.“InregionssurroundingtheCityofToronto,incontrast,lowrisehometypesaccountedfor
almost90percentoftransactions.”
TheaveragepriceforOctobertransactionswas$443,729–upfivepercentcomparedtotheaverageof$423,559reported
inOctober2009.Theaveragesellingpricethroughthefirstninemonthsoftheyearwas$430,802.
“The average selling price in the GTA has continued to grow relative to 2009 because home ownership has remained af-
fordable,” said Jason Mercer, the Toronto Real Estate Board’s Senior Manager of Market Analysis. “A household earning
theaverageincomeintheGTAcancomfortablyaffordthemortgagepaymentsassociatedwiththepurchaseofanaverage
pricedhome.”
“Theoutlookformortgageratesandincomegrowthoverthenextyearisfavorable.Theaveragehomesellingpricecould
increasemoderatelynextyearandremainaffordablefortheaverageGTAhousehold,”continuedMercer.

Basic Home Maintenance for Winter
1. Roof: Check roof and around vents, skylights
and chimney for leaks. Repair as necessary.
2. Attic: If there is no ridge vent, keep gable vents
open year-round to ensure proper ventilation.
3. Gutters: Clean gutters and drain pipes.
4. Drain outside faucets.
5. Get your chimney inspected. Check chimney
for loose or missing mortar. Have chimney
professionally cleaned. Make sure damper
closes tightly.
6. Ensure that all smoke detectors, carbon monoxide
detectors and fire extinguishers are in good
working order.
7. Remove window air-conditioners, or put
weatherproof covers on them. Cover outdoor
air conditioner unit.
8. Seal drafty doors and windows.
9. Take down screens (if removable type) and
replace with storm windows.
10. Look for cracks and holes in house siding or
paint. Replace caulk if necessary.
11. Clean dehumidifier regularly, if you have one.
12. Have heating system serviced and change
furnace filters.
13. Switch over from air conditioning to heating.
14. Adjust the setting on the thermostat.
15. Get the water blown out of pipes that won’t
be used during the winter. Wrap and insulate
waterlines and sprinkler system to prevent
them from freezing.
16. Rake the leaves.
17. Trim tree limbs that grew over the summer.
18. Test your emergency generator.
19. Store lawn equipment for winter.
