Introduction
Buying or selling a home is one of the most important and expensive decisions many people will ever make in their lives. Our aim is to
make this process as easy and enjoyable as possible for you. Your property consultant should make it easier for you and take care of those
headaches. This requires us to constantly strive for excellence in everything we do to act as consummate – yet approachable –
professionals.
Terblanche Total Property Solutions (TTPS) and its people provide professional services to people with real estate needs, wherever and
whenever those needs may arise. This encompasses property owners who want to sell or rent out their properties as well as potential
buyers or tenants who may be interested to buy or rent those properties. We have an extensive database of existing clients, investors and
tenants. Your house will be offered to these people as well as provided with targeted international exposure.
We’ve been around for a while
TTPS opened the doors of its first office in Mossel Bay at the end
of 2007. That was just after the National Credit Act was
promulgated in South Africa, which placed stringent lending
criteria on banks and other financial institutions. The Monetary
Policy Committee of the Reserve Banks was also steadily busy
increasing interest rates. In 2008 and 2009 the international
economy imploded after the credit crisis in the United States and
elsewhere. To say that the property business was tough is an
understatement.
Despite these tough trading conditions, TTPS managed to grow
from that first office in Mossel Bay to more offices shortly
thereafter. Our other offices are located in Hartenbos, Dana Bay
and George. The reason for this success can be found in the
fantastic people who are part of the TTPS family. Our
professionally trained consultants are our secret weapon.

Qualified consultants and members of IEASA
If you have to get a filling in a tooth, you would insist on your
dentist being fully qualified and extensively trained. Shouldn’t you
be just as choosy in picking your property consultant? Our
property consultants undergo continuous training to ensure they
keep up with all the modern demands of the real estate industry
to sell your house in the shortest possible time and at the highest
possible price.
TTPS is a corporate member of the Institute of Estate Agents of
South Africa (IEASA), which gives you the assurance that our
consultants are trained and fully qualified, legally registered to
practice and have access to all the supporting services that we
need to provide you with the high standards of service you expect.
In fact, one of our directors is on the Board of IEASA Garden
Route.
Trainee consultants work as interns under the constant
supervision of senior agents or the Principal.

5. OURVALUES
Living our values
Our people believe strongly in the five values on the right-hand
side of the page. In fact, TTPS people believe these values and
realise them every day. Our values form the basis of the thoughts
we think and the actions we take. Even though circumstances may
change, our values are permanent. We also believe that upholding
these values will naturally lead to certain desired behaviours.
Collectively these values and behaviours form what we call The
Code of Honour.
The Code of Honour Values
We will respect ourselves and others in equal measure
We will always act with irreproachable integrity
We will continuously strive for service excellence
As a matter of course, we will always go the extra mile
We will always strive to add maximum value

11. WHYSELLTHROUGHANESTATEAGENT?
“Nine-tenths of wisdom is being wise in time” – Theodore Roosevelt Role
Most estate agents specialise in the selling or letting of residential
property. There are however also estate agents who specialise in
the selling or letting of commercial, industrial or agricultural
properties. Our specialist property consultants will assist you with
the sale of either your residential or commercial properties.
Your property consultant is the link between you and the buyer,
and will negotiate an agreement of sale acceptable to both
parties. Your property consultant will draft an Offer to Purchase,
which must be signed by all parties involved in the transaction.
For our professional services, we charge a professional fee, which
is only payable if we successfully sell your property. There is no
risk to you!
Benefits
Our consultants are experienced in dealing with the legal,
financial and marketing issues of property sales in the appropriate
manner. They have knowledge of different sales techniques,
financing alternatives, valuation methods, construction practices
and relevant property laws and regulations. They are familiar with
the local property market, understand consumer behaviour and
are able to communicate with people at different levels.
Your consultant will protect your interests to the best of his ability
with due regard to the interests of all other parties concerned.
Your consultant plays a vital role in ensuring the security of your
big investment. All our consultants are registered with the Estate
Agency Affairs Board, are governed by a code of conduct,
Common Law, as well as the provisions of the Estate Agency
Affairs Act. We are also members of the Institute of Estate Agents
of South Africa (IEASA). In fact, one of our directors is on the
governing Board of Directors of IEASA.

14. WHYASOLEMANDATEMAKESSENSE
“Sole mandates get sold” – D. Terblanche Benefits
SECURITY – With only one estate agency working on your
property you hand out only one key. One person takes full
responsibility.
ACCOUNTABILITY – We will accept full responsibility for the sale
of your property. This also protects you from double commission
claims from other estate agents.
PROSPECTIVE BUYERS – Potential buyers can compete against
one another without the estate agent trying to protect “his buyer”
just to get the sale. We will make sure that you get the highest
possible price from a better qualified buyer.
MARKET FEEDBACK – Our consultants specialise in certain areas.
They know their markets and after they’ve brought a few
prospective buyers through, they’ll tell you how the market
responds to your house and price.
MARKETING – Agents will allocate more generous budgets on
advertising if they hold a sole mandate. This gives your property
better and wider exposure. Over exposure is worse than no
exposure. Our marketing strategy is carefully planned and timed
to ensure your property receives the correct exposure.
APPOINTMENTS – We’ll spare you the continual unannounced
visits by other agents. Let us take care of the headaches.
PROFESSIONALISM – Our professional, trained property
consultants only get paid if they are successful in selling your
home. There is no risk to you.
NEGATIVE COMPARISON – Other estate agents will not be able to
use your property to offset it against other properties.

15. 4-STEPMARKETINGPLAN
Choice
TTPS can offer you a choice of marketing plans. Please consult with your TTPS property professional to help you choose one which suits
your needs the best. Our marketing plans will always include the following steps.
1. BEFORE we list your home, we will take these steps of action:
•We will research property values by studying recently sold,
competing and withdrawn or expired properties in your area.
•We will prepare a comparative market analysis (CMA) or market
analysis of your property.
•We will prepare a specific marketing plan for your property.
•We will assist you with a pricing strategy for your property.
•We will explain all the costs and the net proceeds that you can
expect when your property is sold.
•We will explain the marketing mix to you in easy-to-understand
terms. No jargon!
•We will communicate the current market conditions and how
they may influence the sale of your property to you.
•We will recommend possible improvements to your home that
may help sell it quicker.

16. 4-STEPMARKETINGPLAN
2. AFTER we list your home, we will take these steps of action:
•We will photograph your home.
•We will erect a “For Sale” board on the property, which acts a silent salesperson. With a sole mandate this will ensure that we take care of
all calls and e-mails from interested buyers.
•We will compile advertisements and schedule the advertising. This, with all the other things we do to market your home, will expose your
home to the right audience at the right time.
•We will present your property as a new mandate at the first sale meeting of our company thereafter. Our team of property professionals
have many years of experience between them. They also know many prospective buyers that may be interested in a property just like
yours.
•We will list your property through our world-class website (www.ttps.co.za). This ensures unsurpassed global exposure on a number of
different websites for your property. We employ various methods, which include social media marketing, bulk e-mail and texting to
advertise your property to the right audience.
•We will arrange an office tour of your home, if necessary. If our team likes it, they are going to market it to their databases.
•We will arrange the first show day. Prospective buyers still want to see, touch and walk through a home before they decide to buy it. A
show house gives them the opportunity to picture themselves in the house.
•We will prepare the show house brochure.
•We will prepare a canvassing programme for your property.
•We will prepare a regular feedback programme with you.
•We will contact all the prospective buyers on our database who may be interested in your property.
•We will keep you updated with the current market conditions that may influence the selling of your property.
•We will explain appointment and showing procedures to you.
•We will give you feedback on buyers’ and the market’s reactions to your property.
(t) 044 691 3560 - (e) info@ttps.co.za - (w) www.ttps.co.za
17. 4-STEPMARKETINGPLAN
3. WHEN A WRITTEN OFFER IS RECEIVED, we will take these steps:
•We will detail all your expenses and the net proceeds.
•We will analyse, evaluate and proof read the offer to purchase
and/or agreement of purchase and sale for completeness and
accuracy.
•We will discuss the qualification of the prospective buyer with
you. This ensures that your time is not wasted with frivolous offers
from people who cannot afford to purchase your home.
•We will negotiate with the prospective buyer on your behalf.
•We will explain all details and procedures to you and the
prospective buyer.
•We will deliver or communicate all counter proposals from
prospective buyers to you promptly.
•We will notify and communicate with all other agents involved.
We have many years of experience so we know what to look out
for.
4. WHEN A SALE HAS BEEN CONCLUDED, we will take these steps:
•We will collect the deposit and assist the purchaser with the bond
application.
•We will process the sale and advise and send copies of the
agreement to all parties involved.
•We will notify the conveyancers such as Terblanche Van der Berg
Incorporated and send all the required information to them.
•We will track the progress of the bond application and notify all
parties involved when it has been granted.
•We will erect a “Sold” sign outside the property.
•We will notify all other agents involved.
•We will organise borer and electrical certificates when necessary.
•We will follow up and make sure that the purchaser delivers on
his guarantees.
•We will contact all parties and make sure the keys are delivered
for the purchaser’s occupation.
•We will advise all parties of the registration of transfer and
explain the pro forma conveyancer account, if necessary.

30. PRICESELLS
Key points in pricing to sell
• A property’s marketability is improved by a realistic price.
• To the buyer, price is the most important negotiation factor.
• Price compensates for a property’s shortfalls or inadequacies.
• Interest sells houses – not time. A realistic price creates interest.
• Initial marketing time is crucial.
• Buyers buy by comparison and elimination.
• Buyers compare price and value for money.
Do:
• Combine the initial surge of interest with a realistic price.
• Maintain the negotiation advantage with a realistic asking price.
• Avoid over-exposure from unrealistic pricing.
Do not:
• Eliminate buyers by out pricing them.
• Choose an agent only on promised price.
• Spoil your chances of making a good impressions on buyers by
overpricing.
Beware of over valuation
• Prospective buyers are lost.
• The best marketing time is lost (first few weeks).
• Offers are eliminated.
• Market activity is reduced.
• The property can become “stale” on the market.
• The sale becomes urgent and any offer must be accepted.
• Marketing time and seller inconvenience is extended.
• Certain agents may use your home to sell another property in
comparison, thus a lower price is eventually achieved.

Warning
Beware of agents who will, at first, suggest a very high price
only to work the price down after they got the listing.
Never select an agent based on the price they give you.
Rather make a choice based on the accurate information
they give you and their ability to market your home to get
you the best results.

“Trust has to be earned” - Arthur Ashe
The TTPS Quality Assurance Program
Launched in January 2008, the TTPS Quality Assurance Program is
manifest of our full commitment to service excellence. It ensures
that all our services are of the highest standard. It starts with our
business values and extends to the calibre of the people we
appoint, the complete client experience and the value we add to
every real estate transaction.
Of course, your say is very important to us. Following every sale,
you will be asked to measure our performance. You will provide
details of your service experience on a detailed questionnaire and
random telephone calls. Your feedback today ensures we do an
even better job for you tomorrow.
The Program offers a tangible method of service evaluation with
specific measurable criteria. TTPS property consultants and offices
are evaluated on an ongoing basis, using the following major
categories:
• Communication – Did they provide you with enough feedback
telephonically, in writing and face-to-face ?
• Skills – Did the consultant provide you with a marketing plan,
financial information and correct real estate advice?
• Satisfaction – Would you recommend TTPS to others?
Our satisfied clients are our best advertisement. The TTPS Quality
Assurance Program is one more example of our commitment to
service excellence.
