Retail Facilities Manager/Project Manager
 Conduct restaurant audits to determine capital requirements, recommend repairs and train
managers to make minor repairs and provide a safe environment.
 Work with Director of Facilities and operations team to develop planned capital list.
 Develop, plan, schedule and execute capital projects to completion on time and on budget.
 Review proposals and price quotes for the procurement of parts, supplies and services.
 Respond to work orders as needed and coordinate work with vendors and contractors.
 Manage all contracts for service vendors and contractors.
 Identify, review and submit R&M invoices; manage and monitor major R&M spending.
 Serve as technical expert for managers with regard to maintenance and equipment issues.
 Review maintenance schedules, monitor all systems to ensure efficient operation, and ensure cost
effective timely completion of all maintenance.
 Attend and support OPS at local, regional and national meetings.
 Provide emergency disaster response for properties as needed.
 Conduct NRO turnover inspection, provide NRO Warranty support, and conduct warranty
walkthroughs for all new restaurants.

 Travel as regional manager to locations as needed (50% travel time)

Retail Facilities Manager/Project Manager
 Work with property owners to ensure an understanding of lease language and all legal rights
conferred thereunder. Execute and manage signed leases via Siterra software.
 Work closely with landlords and construction department to coordinate work as needed.
 Develop maintenance plans and budgets. Control expenditures and identify cost-saving measures.
 Manage integration and delivery of services by third party vendors across all districts to ensure
compliance with standards, deadlines and costs.
 Monitor vendor performance to ensure adherence to standards, due dates and cost restraints.

 Manage $4,500,000 budget and report on all aspects of schedule, scope and quality of work.
 Maintain up-to-date spreadsheets of all outstanding, recurring and completed work and provide
access to reports to all Regional Directors and District Managers.
 Review and oversee purchase orders and invoicing for all work requests to ensure compliance
with company standards. Reconcile invoices upon receipt and ensure accruals are kept current.
 Travel to conventions and corporate sites to perform store visits, inspections and assessments.
Key Accomplishment: Implemented a new company procedure to cut maintenance costs by
utilizing general maintenance personnel rather than dispatching specialty vendors when possible.
