About Brett 
Brett Reece ispassionate about Real Estate and everything related. He enjoys serving his clients and helping them with one of the most important financial decisions of their lifetime. 
Brett holds a bachelor's degree in Business Management and minor in Real Estate from the University of West Georgia. He obtained his license to practice real estate while finishing college in 2007. After college, Brett worked his way up to a management role with over 18 direct employees in a fortune 500 company while working Real Estate part time. He then realized he wanted to run his own business so he decided to go at his Real estate career full time and never looked back. 
He began his Real Estate career specializing in working exclusively with buyers. He now is a full service agent assisting buyers and sellers both. He is educated, knowledgeable and personable, which makes for a great experience for his clients. The marketing I will do to promote your home has only one purpose: to increase awareness among potential buyers and their agents leading to in-person showings. 
Once buyers reach your front door the job of marketing is over. 
Your home must now compete with other homes in two areas: Condition and Price. 
It is simple: If your home has more features that appeal to buyers and is in better condition –or your home is priced lower than comparable homes -your home will stand out as the better value. 
Conversely, if your home lacks features that potential buyers desire or inferior in condition , your only option is to compete on price. 
To be effective, your home should stand out as one of the top two to three best values in your immediate market place.

PRICING YOUR HOME FOR A SUCCESSFUL SALE 
•Pricing your home accurately is the most effective way to ensure a successful sale. 
•No amount of marketing can sell an overpriced home. 
•Many sellers are tempted to list their home with the agent who quotes the highest asking price just to be approached later with requests for price reductions. 
•The agent or the seller does not set the price –the market will set the price or value for your home. 
•Sometimes a pre-listing appraisal is the most effective method of pricing your home. This will position you to recognize and respond to a market offer. I can recommend appraisers and even discuss how you can be reimbursed for the cost of the appraisal at closing.
Condition 
•With the typical agent, you only discover potential deal- killing repairs after you are already under contract. 
•I can recommend qualified and experienced home inspectors for a pre-listing inspection. This may uncover repairing problems early in the marketing process which places you in control, eliminating the stress of making repairs on the buyer’s schedule. 
•Well staged homes look better, photograph better, show better and sell faster than non-staged homes. I can assist with staging or recommend professional stagers to assist. 
•We want buyers to perceive that the home has been well maintained so they can focus on how they will live in the home rather than what they would potentially have to repair. 
•Your house will stand out from the competition as a better value and may command a higher price.

•An AOL Money & Finance poll revealed that 87% of respondents said that home presentation makes the difference in most sales.

THE ROAD TO A SUCCESSFUL SALE 
Your home is now priced accurately and looks great.

The marketing of your home will reflect an established history of how buyers search for, and purchase homes. 
•95% of buyers start their search using the internet. 
•85% of all home sales are co-brokered. This means that a listing agent represents the seller and another agent brings the buyer. So really, I have to sell your house twice, once to other agents and then again to the buyer. I have a network of thousands of agents that I market to inside and outside of Keller Williams. 
•The most effective way to get the attention of productive agents and buyers is through pricing and great photography.
Marketing 
After the home is staged, I will pay to have your home photographed by a professional photographer to enhance the greatest features of your home. 
With 95% of buyers using the Internet to search for homes, professional photography is essential to any comprehensive marketing plan. 
More people will view your home online than will ever visit it personally. Getting, and holding their attention online with professional photography is one way to increase the probability of an in-person showing.

  • 12. Marketing THE ROAD TO A SUCCESSFUL SALE Your home is now priced accurately and looks great. Let’s show it off! The marketing of your home will reflect an established history of how buyers search for, and purchase homes. •95% of buyers start their search using the internet. •85% of all home sales are co-brokered. This means that a listing agent represents the seller and another agent brings the buyer. So really, I have to sell your house twice, once to other agents and then again to the buyer.
