What is the size of each Wood Lane
ResidencesUnit?
Each unit has an average lot area of 150 sqm.
Each house has a total floor area of 128 sqm,
inclusive of a 2-car garage.
What is the Architectural theme of Wood
Lane Residences?
Wood Lane Residences has the same Asian
Contemporary theme as the entire Wood Lane
Subdivision.
What are the design features of each unit?
Each unit features a “passive cooling” design,
taking advantage of its Northeast orientation.
The front and the rear of the house have high
jalousie windows which allow cross-ventilation
in common activity areas. A sliding door opens
to the garden, making the latter an extension
of the living and dining areas. Each bedroom
on the second floor is provided with large
windows on both sides of the room resulting to
more efficient natural lighting and ventilation.
Should the owner of the house decide to use
an ACU for the ground floor, a sliding door may
be closed to separate the dining room from the
kitchen.
Each unit boasts of a plan wherein all spaces
are maximized and dead spaces are avoided
(no angular walls). For example, a galley-type
kitchen is planned not only for efficiency of the
user but for maximized storage space.
A rainwater tank is provided in the service area of the house. Significant
reduction in water usage is achieved through rainwater collection for
washing and irrigation.
How many bedrooms and T&B’s does each standard unit have?
A unit has three (3) bedrooms, plus a Maid’s Room. It has three toilets and
baths: Master’s T&B, Common T&B, Maid’s T&B and a Powder room for
the guests.
Where can I get the specifications of the interior finishes for the Wood
Lane Residences?
ALSONS DEV or your agent can provide you with a list of specifications of
the interior finishes of the house.
2. Under Wood Lane Residences Deed of Restrictions (DOR),
Part I. Section E.3., Special Restrictions, the Owner can alter,
renovate or add to the exterior façade elevation and
appearance of the house after year 2020, provided that the
changes conform to the DOR and a written approval is
obtained from ALSONS DEV/WLHAI.

Is there a reservation Fee? Is it refundable?
A P100,000 non-refundable Reservation Fee is needed.
Equity payment is also non-refundable if sale does not push
through.
What are the village dues and fees for Wood Lane
Residences?
Wood Lane Residences has the same Membership Fee and
Assessments as the rest ofWood Lane Subdivision.

of Restrictions.
When will the house be turned over to me?
ALSONS DEV will turn over the house to the Buyer after full
payment and 100% completion of the house. The Buyer
should sign the turn over documents and pay all outstanding
accounts covered in the Deed of Absolute Sale and Deed of
Restrictions.
A set of the as-built plans will also be given to the Buyer
upon turn over of the house.
What utilities are included in each unit?
Each unit is typically provided with water, power and
sewage connections, as well as telecom and cable outlets.
For the specifications of the utilities, you can check with
ALSONS DEV or your agent.
Do I have options to change interior finishes i.e. tiles,
paint?
Yes, the Buyer may change the interior finishes according
to their preference provided they finalize with ALSONS DEV
before Day 1 of construction. There will be no deductions
in the package price, while the replacements and
incremental costs will be to the Buyer’s account. The
original prescribed material will be turned over to the
Buyer.
ALSONS DEV reserves the right to refuse or disapprove
changes in the interior finishes.
Below is the list of finishes that may be changed by the
Buyer:
• Floor tiles
• Wall tiles
• Paint color and finish
• Door Locks
• BathroomFixtures
Are the grilles and screens included for the doors and
windows?
The grilles and screens are not included. Should the Buyer
wish to have grilles and screens installed, ALSONS DEV shall
prescribe the designs in order to maintain the integrity and
unifying theme of the development.
Can I change the floor plan layout?
No, you can only change after the construction.
Can I alter the exterior design of my Wood Lane
Residence Unit?
No, the exterior design can be altered only after 2020.
