With a property auction, the auctioneer will have me on their
mailing list.
I tend to register with
any that are within a
certain radius of my
home – and send me
the catalogue as and
when the auctions are
running.
These catalogues have
many properties up for
grabs, and this way I
can sit back look at what’s on sale and mark off any that look
interesting.
I then find out the viewing day, go and see them and narrow my
selection down.
This enables me to the do some due diligence and work out what
the property is worth, what needs doing, how much any works will
cost and the rental value.
This way I can set my budget and see what it’s worth to me, as a
potential investor.
Most of the properties are sold below market value (BMV) and
many are distressed or repossessed properties up for grabs,
making them very profitable investments with cash in profit avail-
able.
Once you have identified which properties to go for, have seen the
property and set your budget that’s when the fun starts and you
can go to the auction.

As I’ve discussed in my previous audio blog posts, you need to be
comfortable with auctions and understand how they work.
You can’t just turn up and bid, you need to be aware that as soon
as you win an auction, you exchange contracts and will need to
hand over a percentage of the fee then and there. you will also
need to know what forms of payment the auction house take –
some only accept bankers draft – and you need to have all of your
financing in place. So it’s really quite a process that you need to be
comfortable with. I run a property auction course, whereby you
