Which is better for investment gurgaon or noida
1. Noida vs Gurgaon
Which one is better for property investment?
Noida and Gurgaon are both the modern cities of India and has witnessed a lot of infrastructure
developments in last 10 years. Both the cities are in fact competitors of each other when it comes
to developing new infrastructure such as skyscrapers, metro rail, transport facilities,
entertainment and shopping facilities and few other things.
2. Which is better
When it comes to investing in real estate, the first and foremost factor that one must
consider is the location. The location of a place determines all the other factors like
demand and supply, connectivity, developers and so on. The Delhi NCR region has been
populated in the last decade or so by many investors and business owners who are
looking to set up shop for business.
3. Noida v/s Gurgaon
This situation has led investors to turn to two cities that are becoming the commercial
and technological hubs of the nation. These cities are Noida and Gurgaon. These two
cities have one of the best infrastructures, the best road connectivity and the maximum
availability of resources and properties.
Now if you are given an option to choose between the two, you would be in soup. Both
these cities have idiosyncrasies of their own. For some Noida is a better suited place for
setting up business and for some Gurgaon is the ultimate real estate destination. So
how do you choose?
Hopefully these pointers will help you in making the right decision.
6. Price Range
When it comes to price, Noida is considerably cheaper
in comparison to Gurgaon. You can attain a property at
about 2500-4500 rupees per sqft in Noida, whereas in
Gurgaon the prices go up to 7000-8000 rupees per
square feet. If your business is not very high budget, or
you’re just starting up you should definitely choose
commercial space in Noida. Then again, if you have
the capital, and if you’re willing to take a little risk,
Gurgaon can always be an option.
7. Demand and Supply
Both these cities are very well supplied due to
availability of resources and very well planned roads.
Both Noida and Gurgaon are pretty well connected
with arterial roads and highways connecting them to
parts of the country. Though 2012 has been a year of
poor sales, the last four years have seen a great bit of
development in this sector. So if you are making a
choice depending on Demand and Supply you can
choose either.
8. Laws and Regulations
It is always safer and easier to invest in a place where
the laws and regulations do not cause difficulty for the
buyers. When it comes to this, Gurgaon is far ahead of
Noida. The land acquisition policies in Gurgaon are a
lot more buyer friendly in comparison to Noida. With
several controversies in real estate development
projects in the Noida Extension, it would not be a
suitable place unless you have proper connections. So
if making a choice depending upon this criterion you
should definitely NOT set up shops in Noida.
9. Infrastructure and Connectivity
When it comes to infrastructure, Noida is a little ahead
of Gurgaon. In the past couple of years, the government
has invested a lot in this sector and improved road
connectivity by building proper arterial roads and
highways. Since Noida has a more wide spread
connection, it would be a wise choice to set up retail
shops in Noida rather than Gurgaon.
10. Gurgaon is largely driven by investors whereas Noida is more
end-users driven and more affordable for moderate-budget
buyers. So the choice can be made depending on the
requirements of your business.
